Some Ballpark Village progress photos. One Cardinal Way photos will be cross-posted to the BPV2 thread.

The below photos are from Friday.



The skyline photo is from yesterday. You can see a part of the Pennant Building peeking out from the right Deloitte Building and a sliver of One Cardinal Way peeking over the Busch garage and between the Millenium Hotel and Deloitte. You may have to click on the picture to zoom in.

View from Kiener Plaza Garage West. The buildings are visible from ground level at Kiner Plaza but I didn't take one. It's nice to see this part of Downtown fill in. Hopefully, future phases keep up the progress.

The Soulard Steelyard Apartments are nearly completed. Some facts...
  • 128 apartments
  • 50% pre-leased/leased
  • Early move-ins have begun despite lobby area needing full completion and amenity deck not completed.
  • Amenity deck to open in the Summer
  • Will have a beer tap and wine tap for residents
  • There will be secure package systems and a market

The Residences at Boland Place is currently under construction near Interstate 64 and Hanley Road at the corner of Dale Avenue and Boland Place in the inner-ring suburb of Richmond Heights.

Richmond Heights is where the St. Louis Galleria is located.

The luxury mixed-use development will house 187 apartment units with balconies. They will take up five stories of the building, above retail space on the sub-level.

The retail space will occupy approximately 3,300 square feet of the 220,000-square-foot total construction.

Those Ballpark Village photos look great. They need to start plotting out Phase III.

Plus, do something with Mike Shannon's building. Tear down the dinky building then a build hotel/residential tower.

Market St. deserves better.

Those two renderings seem to show a different design with the first being infinitely better sans those terribly hokey faux pediments shown in the second.

The problem with Mike Shannon's property is that it is a land lease. The lease expires in 40-45 years and the main owner is the owner of the Hilton at the Ballpark. Unless a deal is reached to subdivide the land, I don't think it is going anywhere any time. In the meantime, Paric is using it for their construction offices for BPV2 and whoever the contractor is for BPV3 (2hich is in planning) may also use it.

Element Hotel on Forest Park Avenue: Steel is going up



Aloft Hotel in Cortex: Steel substructure completed. Wood framing to begin for upper floors.


Grand Flats: Will open by the end of the month (April)

I last posted an update here 11 days ago on April 7th. since then, tons of things have happened. Here is a rundown...

APRIL 8TH


4101 Manchester began construction on April 8th. This will be a 7-floor building with retail, parking, office and residential space and will be built at Manchester-Sarah-Chouteau in the Grove.

STATUS


Kansas City-based Abbott properties are eyeing 4 building renovations in the Downtown area. Their addresses are
2008 Olive
2657 Washington
1917 Delmar
1909 Locust
No timeline are cost was given.

APRIL 9th

The new design of the $1.7 Billion Next NGA West was revealed. California based Gensler is doing the design work on the project. Construction will begin next summer and wrap up in 2025. McCarthy-HITT is doing the construction.

APRIL 10TH

The 11-floor Ballpark Village office building (known as the PwC Pennant Building) topped out. Dignitaries announced that Clayton based asset management firm BurcherJospeh & Co. would move to the PwC Pennant Building and occupy roughly 8000SF.

APRIL 15th

One of the last abandoned buildings Downtown, the Chemical Building at 8th and Olive, is under contract to be bought by Restoration St. Louis. The firm did Hotel Saint Louis next door in the 705 Olive Building. The Chemical will at 84 Hotel rooms, 72 apartments, a ballroom, rooftop bar and a new restaurant to Downtown in a $54 Million renovation. The large red building has been the site of numerous faield bids to redevelop it over the years.

APRIL 17th

CHROMA Phase 2 was unveiled. The $11 Million project will add 54 apartments (17 studio and 37 one bedroom) and a small retail space tot he Grove. this building will be built with the existing CHROMA project that completely reshaped the eastern entrance into the Grove. This small building will be built at Papin and Sarah. VE Design group is the architect and Koman+Green Street is the developer. Construction should begin this May.

Jefferson and Chouteau's design revealed...

Chouteau Avenue Partners released a series of watercolored renderings of their massive, $160 Million development known as "Lafayette Square North". Site prep also started today with concrete on the former Praxair site being jackhammered by an excavator. Come June, official construction will start on the district. The development will include two parking garages, public parks, 200,000SF of office space, an undisclosed amount of retail space, over 400 apartments, entertainment space, 14 townhomes and a potential hotel. HOK principal Bill Odell is the brainchild behind this. HOK is also acting as the architecture firm. More detailed renderings should be released around the official groundbreaking in June.

The project was originally unveiled in March 2018 as a series of massing diagrams presented to the Lafayette Square neighborhood.

^ I agree. Very reminiscent of some English Premier league stadiums - low slung and hopefully very loud. I've heard some complaints that it's not super modern and spherical like almost all the new MLS stadiums, but IMO this design will hold up to the test of time.

I know Lafayette Square has a strict design code, but it sure would be nice to have a more sleek design of this massive project, which is sitting on a major thoroughfare. Yeah....it'll be new, but sleek it up just a bit.

I was in downtown LA last year and development wise STL’s downtown may not be on par with LA, but activity wise and energy, I felt very similar vibes, plus STL has way less homeless people squatting around. You guys should be really proud of your city. Barring a recession I’d give it 5 more years and downtown really is gonna be a place to be.

A former bay car wash is now replaced with 3172 Morganford (MoFo) which recently opened in Tower Grove South in St. Louis City. Morganford Rd. is long thoroughfare that stretches from the botanical jewel known as Tower Grove Park/Missouri Botanical Garden area into south St. Louis County.

This building has 26 fully leased units. 100%.

The area is up-and-coming. Great area for garden geeks.

Proposed new 12-story, 154-room hotel by Iowa-based Hawkeye Hotels. The proposal is just blocks from Ballpark Village downtown. The proposed hotel is designed by Dynamik Design of Atlanta.
