Good point. Sobha has bought 100s of acres near Manjali (en route Paravur). This is
confirmed news from a local person. Unitech holds over 250 acres at Parakkadavu.
Actually Unitech has confirmed that it holds close to 700 acres in Kochi in their IPO
prospectus. Where are these lands ?

Meanwhile, KMC, Pramod,

I read in news that there is a distinct possibility of both JB consortium and TECOM
going ahead with their parks. See the quoted news below.
Neither JB nor DIC has made any demand that additional projects should not be promoted
in the area and DIC would certainly have taken into account the possibility of
competitors when it offered 90,000 jobs in 10 years.

What I feel is that Govt is likely to give go ahead to DIC first as they were the
first to approach and the deal has been clinched almost. Under this circumstances
if JB persists they may also get green signal. But expect JB to offer around 60,000 jobs
in return at best.

``Ours is demand-driven project proposal and we would not be averse to the idea of setting up the IT Park in another area provided there was demand for a second project.''

They said they proposed to the Chief Minister that the Group would be willing to take the 100 acres of land for the project on lease for 99 years, at the rate of Rs.85,000 a cent. So the total land cost would run into Rs.85 crore. The lease period could be extended on mutually agreeable terms to the Government and to the JB Group.

They said they offered to the Chief Minister that the State Government could have an equity participation of 26 per cent in the project.

Constructed area

Total constructed area of the proposed project would be about seven million square feet.

Out of that five million square feet would be used for setting up enterprises engaged in IT and IT-Enabled Services (ITES) sectors.

According to them, the project was proposed to attract an investment of Rs.1,500 crore and provide employment opportunities to about 100,000 people.

Kochi Metro Rail project on track

Thiruvananthapuram, Mar 15: The proposed Metro Rail project to ease the traffic woes of Kochi city was progressing as per schedule, the Kerala Assembly was informed today.

The steps for implementation of the project was progressing well, State Minister in-charge of Railways M Vijayakumar said.

A special cell has been constituted with R Gangadharan Nair, a retired railway official, as its head to examine the progress of the project, he added while replying to a submission by Congress MLA K V Thomas.

SA road West end

I can see vehicles still parked in the space meant for 4-laning the road.
Why is the road widening so slow here ? GCDA has entire area in its possession.
What is stopping it ? Is it the Valajambalam temple and a Church nearby ?

Too many crooks spoil the show . This is what is happening with our Smart City . Now that Muthoot also entered the scene , am sure decision will get delayed . Now with fresh rounds of discussion going on with JB , Muthoot , It is delaying the whole project . Ultimately we should not end up in a situation where we lost what we had in hand and didn’t get what was promised !!!!!

Well... now what ? Each of them is bettering on the previous guys offers.

I am sure TECOM will now agree to 99 year lease But then what about
these guys ? Will they want further discussions on the project ? Or for good,
will they go about with their projects on irrespective of TECOM.

Let me express my worst fears. A global tender !! It will just drag this project into months if done the conventional way.

Okay for now let's watch with fingers crossed.

Yes, you are right. CM Achu has all the credits for a tough bargaining. But these companies did not approach the state govt then, so options were not so plenty. If what I hear from news is correct in coming days more players will approach with even better offers.

Muthoot offer is crispy and sound. They are precise that 8 million sqft will be built in 3 years and 80,000 jobs will be created.
JB's offer is not so luring as compared to this. Actually it is a tough fight between DIC and Muthoot. The plus point DIC has is
their high-brow clientele. But Muthoot certainly has gained confidence after selling out Technopolis to the four IT majors recently.
Given their bid, they are clearly aware of the whopping demand by IT majors for Kochi

THIRUVANANTHAPURAM: The Muthoot Pappachan Group has offered to take up a project on the lines of the Smart City in Kochi on terms seemingly better than those offered by the Dubai-based Dubai Technology and Free Zone Authority (TECOM), with whom the State Government is negotiating a joint-sector deal.

At a press conference here on Thursday, the group's director Thomas George Muthoot said the group would like the Government to give it 200 acres (about 80 hectares) of land in Kochi on lease for 99 years against a payment of Rs.180 crore as one-time lease. The group would offer the Government 26 per cent stakes in the project and create 14 million square feet of built-up space for IT industry, creating around 80,000 direct jobs within three years.

Mr. Muthoot said he had presented the proposal to Chief Minister V.S. Achuthanandan earlier in the day. "We found the Chief Minister very positive in his approach," he said.

The project, as envisaged by the group, will also have a non-processing area with a built-up space of six million square feet. This area will have a star hotel, residential apartments, a shopping mall and facilities for sports and recreation. The group hopes to achieve financial closure for the project within three months of the execution of the memorandum of understanding or agreement with the Government. The first phase of the project would be completed in 24 months from the date of the agreement, he said. Describing the group's credentials, Mr. George Muthoot said the group was the biggest private investor in the State, with its business spanning financial services, hospitality sector, automobile dealership and IT infrastructure. The `Technopolis' promoted by the group in Kochi has 3,55,000 square feet of built-up space occupied by leading IT companies such as Cognizant, Sutherland, Wipro and Williams Lea. He said that, in addition to the 26 per cent stakes to the State Government, the group would offer 23 per cent of the equity in the project to non-resident Keralites.The Hindu story

Offers are pouring in for smart city and delaying it indefinitely.Govt should make a decision soon irrespective of the new offers.The more the govt delay the project the harder it will be for the developer to sell the space(in smart city).There are similiar projects coming up in different states and they all will compete with smart city in selling space.The commies are delaying the project for no reason.

Sant Chatwal to open 7-star hotel chain in India

The decision will be out in a day. See the story below from Pioneer. Its hard to take the correct decision now.
My guess is that Muthoot and/or JB consortium will go ahead irrespective of DIC getting the project. They have dropped
enough hints to that effect.
As it is if they have to match the employment offer they made, they will have to grow at great pace. In that event there
is scope for multiple SEZs. Let's see what unfolds.

Renik,
I feel that dreams hotel by Ajit assoc and the one going to be built by Sant Singh Chatwal's HHR group are different .Ajit assocs has designed the hotel for Back water resorts while Chatwal's hotel chain is called Hampshire hotels ltd.I searched for renderings and details of the 5 star hotel proposed by Vijaya group but was unable to locate it.Also regarding the DD IT park(on ideadesign.org) , i think DD stands for desai developers(any takers).

Deepak!!
Good effort.Medical trust building is huge but extrememly ugly and an eyesore, wonder when will they realise this and renovate or construct a new building in place of the existing one.With the kind of steep bills they charge from their customers they should have enough money to renovate it.Ant eh road is still in the same state as it was 2 years ago .
Deepak can you post a few snaps of the infopark campus(esp the new buildings of l&t,leela etc).

Yeah, they should do renovation. When constructed in 1973, it was a prominent hospital building of state.It was the first hospital in state to do a cardiac transplantation and a kidney transplantation.I read somewhere that Medical Trust would start a medical collage soon...
