I've incorporated Windsor into my system of skylines fully now, despite the small amount of proposals we have seen so far. I've added a new 3D model for the Riverside & Janette tower(s), based on the earlier rendering (I have listed it as 128 Janette in my model), as well as creating a more realistic temporary model for the CBC redevelopment based on a similar development by Auburn in London (I have listed it 825 Riverside in my model). This is in addition to Inspiration at 6 Wyandotte East.

I will not be modelling the smaller infill developments since their impact won't really be visible. I hope to be adding more towers to it in the near future.

The list so far:

6 Wyandotte East (1)
128 Janette (2)
825 Riverside (5)

Total # of new buildings in skyline: 8

^ Looks good. I’m looking forward to seeing some future proposals that will ultimately come out in the near future. I would think that the area just east of the casino is ripe for some condo proposals now that it’s profitable to build them with the rising home values and downtown CIP.

Those look amazing Eric! I agree with you north42, I know there a few vacant lots just east of there that I think would make sense for developers to start working on, which would flesh out the eastern portion of the downtown.

I hope once we start seeing shovels in the ground on some of these currently proposed sites that it will just build the momentum up so we start seeing more and more proposals downtown.

Actually, speaking of downtown, does anyone know what (or if) there are any plans for the old bus station across from the armouries downtown? It's right in the heart of downtown and I figured with all these other proposals that something would have been announced for it too

The university of Windsor had some plans floating around, but they were scrapped when they built the new annex building across from the armouries. Nothing is currently in the works as far as I know.

Darn, well that's unfortunate. I wonder if the University would consider selling in the future if there's enough demand for it? I think it would take a while since there a few parking lots that can be activated (reducing any demo costs), but hopefully it can find some new life. It's really unfortunate that's it's sitting there right across from the armouries just empty

Thankfully, there's no chance of that behemoth at Riverside & Janette ever being built...ugh.

It's buried at the bottom of this article, but it looks like there will be a 5000 sq-ft law office and business incubator built at 1567 Ouellette Ave which will be called Startup Central. No idea on height or renderings, but from what I can tell on StreetView, it looks like it will be activating a vacant parcel just north of Jackson Park.

From the article, the project was approved for incentives under the CIP for Downtown, although it will receive half as law offices don't qualify (per the article). No mention of timeline, but I would assume there is some momentum if the project was approved under the CIP?

So for infill mid-rise new residential buildings soon to be under construction, this is what I have:
Tecumseh & Campbell
Lauzon & Edgar
Erie & Howard
Wyandotte & Marentette

Am I missing any? I know there are some larger proposed ones in more suburban areas.

I think that covers the ones I'm aware of. Did a double-check of my list and I don't see any others mentioned besides the others that you have.

Is the Wyandotte & Marentette development the old Le Chef site?

Same here I just did a quick search, and the most recent article I could find was from November 2019 that said construction should start "summer 2020", although I'm assuming COVID probably messed with those plans.

I was somehow able to dig up these meeting minutes from council from July 13, 2020 which calls out the Le Chef site. From what I'm able to see in the link (specifically pages 167 to 176 in the PDF), it looks like the developers (which still looks to be Seiko Homes according to the documents) are applying for Brownfield Rehabilitation grants, which it looks like administration approved.

Has anyone here seen any movement at the site?

Unrelated to the Le Chef site, but I read a little more of that PDF (pages 177 to 184) from the City and also as of July 13, 2020, Duo Frates Inc was also approved for redeveloping 1370 Argyle Road into residential using Brownfield grants as well. No renderings or explanation, but maybe something to note for the future?

It looks like the existing structure at 720 Ouellette Ave has been renovated and next month will start housing the Carrefour Communautaire Francohone (CCF) organization, with it being fully occupied in 2021. I wasn't even aware that the building was currently under renovation or had a tenant, but this looks like some good news for downtown. From what I can tell, it's right across the street from the other renovations happening at 755 Ouellette (medical office and lab) and 709 Ouellette (residential).

The city of Windsor has been trying to get the area east of the casino going since around 2000 when they came out with the CIP plans. That area is known as the Glengarry-Marentette CIP.

There's actually an entire city block that is vacant in that area it's pretty sad.

That block was just sold this year, so hopefully it will get developed. There used to be a retirement home there before, but it either burned down or got demolished.

Any idea who bought it? Hopefully there's a vision for the site. It seems so far the core has been attracting a lot of investment, but I imagine eventually it will spill out east, although there are still quite a few parking lots that can be activated downtown, so spillover might be a ways out

That's awesome! I guess this is what all that fencing was for. Glad to see there are some renderings, and it looks like it's the same group who is currently working on the Hive! It would have been nice to see some additional height to add to the density, but this looks like a solid proposal. From the article, it also sounds like the Hive is planning on completion in 2021, which is good to hear as well!
