The amount of air rights on site could change because it sits within the northern border of the theater air rights transfer distric, which ends at 57th Street. So any potential developer could (and I assume would) use the air rights on site and nearby, and could also transfer air rights for one or more of the various theaters eligible. There is a ratio, but I forget exactly what that is.

Would building a theater in the base allow more height? Or an indoor POPS? It's hard to imagine them being able to justify the 1800' or so in the renders.
