If Money was no object, I'd build up the river bank between the bridges for development just like the built up land for the road ways and the weigh stations. First "island" would be mixed use, No sky scrapers but done in a fashion to support up to 10 story's with the proper pilings this would be along the River, Another "island" could by much like Harbor town and a third "island" would be Commercial in nature with some possibility of some thing like Great Wolf Lodge as a tourism draw. It would create lakes for the needed displacement and seperate the islands. The land cutoff by the rail tracks could be really repurposed into natural wetlands with trails and such and observation blinds.

Possible new UT campus in Jackson, TN, one of the tri-state Memphis region's 3 major satellite CSA/MSA with the others being Jonesboro, AR & Tupelo, MS (all of which now have major interstate highway access & increasing commerce with the Memphis CSA after recent construction).

Snuff District lands Varsity Spirit headquarters

"Of four large, mixed-use developments – One Beale, Union Row, Pinch District and Snuff District – that are planned or being built in or around Downtown, the Snuff District is the first to land a substantial office tenant.

Varsity Spirit will lease 80,000 square feet in the Uptown development, moving its headquarters from the Lenox Center in the Tennessee 385 Corridor, lead Snuff District developer William "Billy" Orgel said Wednesday."
Orgel has said the development will cost nearly $200 million when built out with more than 600 apartments, 80,000 square feet of office space, parking facilities for 800 to 900 spaces, about 50 single-family homes, 10,000 to 12,000 square feet of retail, a river walk and park area.

"The development plan includes a site for a possible hotel.
Among the goals for the Snuff District is to finally connect Uptown to the Wolf River Harbor. Fences, the CN Railroad and overgrowth have long blocked residents of the mixed-income neighborhood from enjoying the water’s edge."

Question about the Shelby Farms area....

I see the recent news about a new apartment project that's about to start, it was mentioned here a few post ago called Velo at Shelby farms. Now that same article mention another development which is the mixed-use proposal called Dwells at Shelby farms from maybe 2 years ago now.

My question is what ever happed to the Parkside at Shelby Farms? That was the biggest proposed development of the three. This one really had a huge plan, I was shocked to see it wasn't mentioned in that recent article and wonder do anyone have a word on it? I remember it was proposed in 2016.

I was thinking the same thing recently and if I recall correctly I believe it was approved with the city council etc? Been a while since I've seen any news on it though.

Planners, St. Jude compromise over Pinch building design

Bank of Bartlett leads $90M Arlington project, set to break ground in early 2020

One Beale adds second hotel to its plans

Design Review Board is set to approve plans for a 120-room boutique hotel just south of the One Beale Hyatt Centric hotel that's currently being built. At nine stories, the hotel is set to be taller than the 230-room Hyatt. It is set to rise above the main part of the Wm. C. Ellis & Sons building — a site that was previously set to just contain retail, restaurants, and meeting space, according to plans released in November 2018. The Ellis building's facade will be preserved to "elevate the facade to the status of artifact," according to the application by HBG Design, the project's architect. The tower will be built with brick. There would be a courtyard between the front of the tower and the existing Ellis facade and a pedestrian plaza just west of the building.

Awesome to hear... but I wonder why two grocery stories and not say, a grocery store and a TJ Maxx or Target?

A city Target would be awesome. The downtown area is definitely ready for it. The article says they'll do a small boutique grocery in the middle of the Union Row project, and a bigger affordable store on a site towards the South City area. If they go with a affordable store then I'll expect a Save of Lot, Cash Saver, or Superlo Foods as one of the stores.

If I recall, weren't there plans for a Target in Midtown at Poplar/Cleveland near Crosstown 10 years or so ago and killed by the recession? With all the apartments/businesses and everything else coming back in the core I suspect we'll get more stores like this eventually.
