Although permits have yet to be filed for Woodside Green, a massive mixed-use complex in Elmhurst, Queens, new renderings reveal how the development might take shape if approved by city agencies. The Hakimian Organization is credited as the developer of the property following its purchase of construction rights from Piermont Properties in 2018.

The construction site is comprised of four adjacent parcels of land currently occupied by a variety of low-rise residential and commercial-zoned buildings. The official addresses for the property are 72-01 and 72-17 Queens Boulevard.

EDI International has remained onboard as the design architect for Woodside Green. Proposed components for the new 12-story building include 1,066,127 square feet of residential area, a community facility in excess of 15,000 square feet, and approximately 76,000 square feet of commercial space. The residential area could include 220 market-rate apartments. An on-site parking garage is designed to accommodate 175 vehicles.

The exterior of the building resembles two stacked cubes with what appears to be a central, multi-story atrium and entryway in the center. The mixed-material façade is comprised of glass and possibly a dual-toned cementitious material with a playfully asymmetric series of windows.

If approved, completion is anticipated for 2021.

The façade of the structure along West 37th Street resembles a series of stacked metal cubes that recess and cantilever out at various elevations. The edges of these boxes extend outward from their factory-style floor-to-ceiling windows and incorporate Juliet balconies.

The building will have 164 affordable housing residences for seniors with an average unit scope of 577 square feet. The concrete-based structure will also have a cellar and a 32-foot-long rear yard.

Gloria Glas of SLCE Architects is listed as the architect of record. The rendering reveals a brick facade with a partial setback on the eighth floor and a rooftop terrace.

A forthcoming development from Cape Advisors and Wainbridge Capital will soon introduce more than 500 rental apartments to Astoria’s blossoming waterfront area. Located at 30-77 Vernon Boulevard, the construction site spans 522,000 square feet or approximately two-and-a-half acres of land.

The residential complex includes three adjacent buildings designed by Fogarty Finger, whose latest renderings show a simple white and gray façade with rooftop recreation areas. While the project team has not revealed much about the residential interiors, confirmed amenity spaces will include a private courtyard, indoor and outdoor lounges, a fitness center, and a rooftop pool with views of the East River and the Manhattan skyline.

Completion is anticipated by 2021.

The simple exterior of the structure is composed of white cementitious materials, a metal shading system, and an interlocking set of stairs that cascade from the roof level down to the ground floor. The recessed exterior wall of the structure at the street level is outfitted in a dark bronzed material.

When complete, occupants will enjoy easy access to the Brooklyn Queens Expressway in addition to both the L and G trains at the nearby Metropolitan Avenue-Lorimer Street subway station.

Dunn Development Corp. recently secured $37 million in construction financing for Austin 147, an 80-unit supportive and affordable housing block at 880 East 147th Street in the Mott Haven neighborhood of the South Bronx. Developed in collaboration with CAMBA, a Brooklyn-based nonprofit organization, the new property is expected to debut by summer 2021.

The 11-story building is designed by SLCE Architects, which also revealed renderings of the project earlier this month. The illustrations reveal a simple façade comprised of brick and cementitious elements. Within, the building will support both low- and moderate-income families, with 40 of the property’s units dedicated to formerly homeless adults and families with special needs.

The supportive housing will be restricted to households earning less than 50 percent of the area median income (AMI), with tenants contributing no more than 30 percent of their income toward rent. The New York State-funded Empire State Supportive Housing Initiative will cover the remaining balance on these specific units. The final remaining apartments at Austin 147 are designated for households and individuals with incomes between 38 percent and 74 percent AMI.

Mega Realty Holding and the Pancyprian Association are working in partnership to develop a new mixed-use property at 22-60 46th Street in the Ditmars-Steinway section of Astoria, Queens. Pending approvals from the city’s Department of Buildings, the development would yield 173,000 square feet of affordable and market-rate rentals, retail, and a small performance venue for the Cyprian and Hellenic communities.

The development is comprised of a pair of eight-story buildings that rise from a shared, one-story podium. Retail area with frontage along 45th Street would occupy just over 10,000 square feet of the property’s cellar and ground floors. The community theater, located at the opposite end of the site with frontage along 46th street, will comprise approximately 8,700 square feet. The theater will also span a portion of both the ground and cellar levels and will eventually support 250 seats, a flexible performance area, and administrative offices.

Residential area is the development’s primary component, measuring over 122,000 square feet. This includes 95 market-rate rentals and 41 permanently affordable units for a total of 136 apartments. Approximately 26,000 square feet of common outdoor recreational space would be provided between the roof of the podium, terraces on the fourth and sixth floors, and on the roof of each structure.

Renderings of the development reveal a plain, red brick façade with a grid of large, square windows. The eastern building features a sole setback at the sixth floor, while the western building incorporates setbacks at both the fourth and sixth stories. The ground level and uppermost portions of both buildings feature dark gray accenting.
