Plans to build three mixed-use towers at the intersection of Red River Street and East Cesar Chavez Street could dramatically reshape the already quickly evolving Rainey district. Called Waller Park Place, the project would be the biggest private development in downtown Austin if built.

The 1.4 million square feet project includes 300,000 square feet of office and 473 residential units, according to city records. The three towers — 26, 53, and 45 stories at last count — would feature for-sale condos, retail, above-grade parking and 135,000 square feet of hotel space.

Yet the timeline on the mega development is unclear. The project’s site plan approval expires in May, three years after the city first gave developers the greenlight. So far, city officials say they haven’t received any requests for an extension on the plan.

The site plan was extended as I mentioned above in April, and the other piece of news is WeWork is reportedly considering buying the property and developing their headquarters there.

A Nov. 5 story from The Real Deal, a New York-based real estate news site, details WeWork's effort to purchase the roughly 4.7-acre Waller Park Place development site from McCourt Global, a real estate entity owned by billionaire and former Los Angeles Dodgers owner Frank McCourt.

McCourt Global's website still touts its plans for Waller Park Place, including "approximately 3 million square feet of office, residential for-lease units; condominium units; a lifestyle hotel; and retail space in several buildings, the tallest of which is expected to exceed 50 floors."

To clarify, no site plan application has been filed yet. The site plan filed in April for this project (98 Red River) and the second tower 99 Red River (Block 190) were for a meeting with Austin Utilities to discuss the project.

I had trouble reading the numbers on the elevation. The top one is pretty easy to read - 1,409 feet. Of course, that's the above sea level height. The number at the bottom is more difficult, but I'm a nerd, so I got out my magnifying glass like Inspector Gadget to read it. It's still a little hard to read, but I think the number is 408 feet 3 inches. So, that gives us a height there of 1,000 feet 9 inches. BUT, the height on the elevation is only to the main roof and there is some height above that. I think the highest point of the crown/mechanical roof appears to be around 50 feet above the main roof. So I'm thinking the height is likely close to 1,050 feet.

Holy crap, this is so exciting! It beats the current tallest building in TX, JPMorgan Chase Tower in Houston, by almost 50 ft! Austin having the state's tallest building, who could have predicted?

Seth Johnson from Lincoln, the developers of this tower, confirmed the plans are "relatively accurate" and "the building will indeed qualify as a supertall."

This was put in for 1025 FT at the FAA.

Ignore the glaring mistake someone made in calling the city Dallas, everything else checks with chart perfectly. If you were searching for this project using only Austin, you would probably have had great difficulty finding it.

Awesome. Thanks for posting.

I believe that would be 1025' from average grade. The tower will have an entrance at creek level giving the tower - possibly - 5'-15' more feet in official height.

The latest height calculation has it at 1,031'. This x-post from the thread for this project in the Austin Sub-forum explains it:

I don't know where the info on the FAA filing came from. But I've noticed incorrect info on FAA filings before. All five or so permits for this project say it's in Dallas for Christ sake.

I would prefer to use one source for the height calculation rather than picking the tallest point from one source and the lowest point from another. So I'm sticking with the ~600 page document dump from Anonymous source #2 since it has the most info about the lowest and highest points. The tallest point on the tower that I could find was 1,481' 6" or 1,481.5'.

That's 1481.5 - 450.41 = 1,031 (Rounded)


There are a bunch of renderings and info about this project in the main thread for this project in the Austin sub-forum. The thread is long because the project(s) proposed for the site have been morphing over several years.
