Wegmans is playing with an urban store format these days, breaking with their past tradition of suburban-siting only. Problem is they'd probably want ~80,000 sq ft (versus about 120k sq feet for their suburban stores).

Also an interesting thought and more of game change than a grocery store too. A movie in Rittenhouse would actually be great! That parcel is definitely walkable for families in Graduate Hospital too. Far moreso than the one coming to East Market. We can skip the porn part, though... I'd actually love to see this. Can't wait to find out what this actually will be...

Eataly would fit in that amount of square footage. The one in Boston is 45,000 sqft and others are a bit smaller than that. It doesn't look like the old rumors of an Eataly at Market East are going to happen. It would do extremely well in this location.

Recall that one of the earliest plans, back when the PPA had a stake in the site, included a Ritz Theater.

Is there really that much overlap between DiBruno Bros and Eataly? I think of Eataly as a lot more comparable to Reading Terminal Market and the Bourse than DiBruno Bros.

Maybe so. I have to admit I haven't been to an Eataly. Actually, come to think of it, having Eataly and DiBruno within a few blocks of each other might be a plus for both.

My money is on a high end grocer. They are the ones that can consistently pay high rent and landlords love reliable and long-term leases. More people eat than exercise-that's for sure! And, not sure about office high-rises where jobs are located, but I speculate big company have a very good fitness center with showers. And, there are supplemental programs that you pay monthly fees (lesser than a full gym membership) to do Pilates, barre, or yoga classes, etc. So, not sure how popular and how well saturated these high end gyms will fair in the case when you have more supply than demand.

Notwithstanding boutiques and specialty places, I think there is room for and sufficient demand for another high end full service gym in Rittenhouse. But it doesn't have to be here and seems unlikely that it will be. Nice shots, jrdizzy!

I think they're referring to the change that an upscale grocer would have on the Rittenhouse Square scene. Not Philly as a whole.
