Some of you might not like this.

As pro-development as I am, this sucks. I can understand demolishing some crappy midrises for 1 Vanderbilt or maybe this for a supertall, but not a 14 story structure.

Note: I think there is an error in this article. How can 19 floors = 120 ft...?

Looks like they are going for very short ceiling heights of 6 feet or so. One way this can be 19 floors. Still, such ceiling heights are kinda not the norm lately hence my prudent nature on this article.

If anybody can confirm that this is accurate, please share the confirmation. For now the title remains, but I will change it if the numbers are indeed different.

Last month, DNAinfo reported that the struggling Saints Peter and Paul Catholic Church in Williamsburg had leased its large property to Watermark Capital, and the agreement had some unusual stipulations, banning “activities associated with abortion, birth control, euthanasia, stem-cell research or pornography.” Now plans have been filed to erect a 19-story apartment building at 321 Wythe Avenue, on the western half of the through-block church property.

The mixed-use development will reach 120 feet into the air between South 2nd and South 3rd Streets, two and a half blocks north of the Williamsburg Bridge. It will hold 130 apartments stacked on top of 4,868 square feet of community facility space on the ground floor. The apartments will be divided across 99,130 square feet of residential space, for average units of roughly 760 square feet.

The community space, lobby, and parking garage will fill the first floor, followed by two floors of amenities and outdoor terraces. Residential will begin on the fourth floor, with seven to nine units per story through the 17th floor, four units on the 18th and three units on the 19th floor.

The first floor parking garage will have 92 parking spots—just enough to satisfy zoning requirements.

The 21-story building started out as a 138-unit rental called the Post Luminaria. The Clarett Group built the development in 2002, and Gerner, Kronick + Valcarcel designed it. Magnum is reconfiguring the tower into 103 condos, ranging from 653-square-foot one-bedrooms to 1,891-square-foot three-bedrooms. Asking prices will start at $987,000 for a one-bedroom, and Compass is handling sales.

Work began in April and is set to finish early next year. Sales and move-ins are expected to begin in January 2016.

Back in 2013, a group of Chinese investors closed on two big development sites just north of Columbia University in West Harlem for $6,600,000.

Now they’ve filed plans to develop the property on West 126th Street between Amsterdam and Morningside Avenues. New building applications call for a 16-story residential building at 418 West 126th and a nine-story hotel at 412 West 126th. The two structures may not be physically connected, but they have been filed as one project.

The apartment tower will reach 165 feet into the air and host 75 apartments. They’ll be spread across 58,932 square feet of residential space, for average units of 785 square feet. Rentals seem likely, and the developers will probably market them to students at Columbia or City College, both within a few blocks.

Retail will fill the cellar and first floors, followed by seven units each on the second through eighth floors, five units each on the ninth and 10th floors, four a piece on floors 11 through 13, two on the 14th floor and full-floor units on the top two floors.

The project will also include subterranean parking for 48 cars in the cellar, which is more than zoning requires for the apartments. But some of the spots might be reserved for hotel guests next door.
