REVEALED: 48-STORY NATIIVO TOWER NEXT TO MIAMI WORLDCENTER, DESIGNED FOR AIRBNB

Natiivo, a 48-story tower planned in downtown Miami, was revealed by developers yesterday.

It is the first project in Miami to be “powered by Airbnb,” with units designed for short term rentals in partnership with Airbnb. Natiivo will charge 25 percent of income for management, plus another 3 percent Airbnb listing fee.

In total there will be 604 units, with over 400 to be sold and the remaining 200 retained by the developer to rent hotel rooms. Prices will range from $300,000 to $1.2 million.

Units that are developer owned will include robes and slippers, in room laundry, and kitchens that can be stocked with local meal kits upon request. Other options will include dog walking services and fresh cut flowers. Check in will be keyless through the app.

Newgard Development’s NGD Homesharing and Crescent Heights are the developers. Cervera is the broker handling sales.

A Niido Airbnb homesharing tower is also planned in Edgewater by Newgard and Crescent Heights, TRD reported.

Arquitectonica is the architect designing the tower, with interiors by Urban Robot.

I like the podium, has an old industrial/warehouse look to it. Top portion looks like every other Miami high-rise.

Natiivo has an AirBnB concept proposed for Austin as well.

NATIIVO RELEASES NEW RENDERINGS OF 50-STORY TOWER, GROUNDBREAKING EARLY 2020

The developers of Natiivo have released new renderings of the 50-story tower, and they are preparing to begin construction within months.

Representatives of the developer said that construction is expected to begin in early 2020, with completion in late 2022. Sales figures are not being released at this time, they said.

In the new renderings, Natiivo’s podium and lower level amenities can be clearly seen.

A ground floor restaurant with an outdoor dining area next to the sidewalk is planned, and is visible in the new renderings.

Also in the podium will be office space and parking spaces.

At the top of the tower, the Natiivo logo is also now clearly visible.

The tower will include around 400 condo units that can be rented for short term use through Airbnb. There will also be around 200 hotel rooms, bringing the total unit count above 600.

Arquitectonica is the architect, with interiors by Urban Robot.

Newgard Development Group and Crescent Heights Co-Founders Russell Galbut and Bruce Menin are co-developers of the property.

Downtown Miami’s Natiivo tower has been submitted to the Urban Development Review Board (a meeting is scheduled today), with plans prepared by Arquitectonica.

Here are a few of the revelations made in the newly filed application:

Tower Height
Natiivo’s highest inhabitable floor will be level 51 (there is also a mechanical levelabove that). The top height of an architectural feature that encloses the mechanical area is 588 feet above ground.

Parking
Just three floors will be used for parking. It appears meant for valet use, with a total of 459 spaces that are stacked. Miami 21 zoning code requires a minimum of 140 spaces be built, mostly because there is office square footage that cannot have parking waivers. No parking is required for the residential or condo-hotel units, since the site is within 1,000 feet of a Metromover station.

Podium
There will be nine levels in the podium.

The ground floor will include two separate lobbies for the residential and office areas, along with a large restaurant, a small amount of retail, a driveway, and loading areas.

A mezzanine level with mostly service area will be located above.

Parking will be located on levels 2, 3 and 4. Office space will occupy levels five through eight, with 129,244‬ square feet of net leasable space on those levels (14-foot ceiling heights).

Residential & Hotel
The total unit count is 604 – exactly the maximum permitted by zoning for a lot of this size (500 units per acre).

The average unit size is 782 square feet, with a total of 472,196 square feet of rentable/salable space. The total rentable/salable square footage for the tower including office and retail is 609,683 square feet.

In just a few months since sales launched, there are already reservations for 50 percent of Natiivo’s 412 units, and reservations are now being converted into contracts.

Buyers will be able to rent out their units short term on any home sharing network.

“Natiivo Miami is outperforming the market, and sales are ahead of construction. We are going to contract, with 50 percent of the units presold” said Alicia Cervera Lamadrid, Managing Partner of Cervera Real Estate. “The pace at which this project is selling speaks volumes to how strongly the flexibility of home sharing resonates with buyers.”

The project has already been submitted to Miami’s Planning & Zoning Department, and groundbreaking is expected this year. There will also be 200 hotel units, in addition to the condos.

Amenities will include an exotic resort pool with pool-side cabanas, co-working space, private meeting rooms with a terrace, a state-of-the-art fitness center, a Peloton studio, a yoga lounge and a street-front restaurant with an outdoor dining terrace.

Completion is scheduled for early 2022.

Miami Developer Sued by Airbnb Strikes Back With Countersuit

A day after Airbnb Inc. sued a Miami developer claiming a breach of their partnership agreements, the developer responded by accusing the home-sharing giant of abusing its power and taking trade secrets to grow its own business.

NGD Homesharing LLC, led by Harvey Hernandez, and San Francisco-based Airbnb teamed up in a much-hyped venture promising more urban residences. The developments include Natiivo Miami and the 324-unit Niido Powered by Airbnb in Kissimmee, part of the bigger Natiivo and Niido brands.
The 50-story Natiivo Miami at 190 NE Sixth St. would have more than 70,000 square feet of amenities and restaurants and is to be completed in 2022. It’s one of two Natiivo-branded projects and the second in Austin, Texas, with 412 units.

But the partnership went sideways, and Airbnb sued NGD and Hernandez, claiming they failed to deliver any of the seven projects promised for delivery last year.
NGD’s response was a lawsuit against Airbnb for allegedly making unnecessary demands and intentionally withholding its approval and input. The home-sharing company wanted to secretly take over NGD’s business model, according to NGD’s Miami-Dade Circuit Court complaint.

“This is a classic case of a big corporate player attempting to misuse its size and strong-armed legal tactics to improperly usurp an innovative business and technology from the hardworking” Hernandez and his NGD, filing attorney Michael Austin said in a statement.

Austin, a partner at McDermott Will & Emery in Miami, filed suit Jan. 24, the day after Airbnb sued in San Francisco federal court.

Airbnb maintains NGD and Hernandez didn’t live up to the agreements on several levels, including lending $1 million from their joint business without approval.

Wow, this one is way better than the Natiivo tower Austin is building right now. That base looks great with the brick and I like how the balconies seem to wrap around the entire tower.
