Long Island University planning 476-unit resi building on DeKalb Avenue

Long Island University is bringing a new residential building with 476 units to Downtown Brooklyn.

The Perkins Eastman-designed project at 61 DeKalb Avenue will stand 34 stories and 435 feet tall and span just under 371,000 square feet, according to filings with the Department of Buildings. Amenities will include a yoga studio, a roof terrace and an exercise room.

The property was previously owned by the city, but it transferred ownership to Long Island University in 2004, property records show.

Long Island University’s Brooklyn campus is based at 1 University Plaza in Downtown Brooklyn and spans 11 acres. It houses more than 800 students in its residence halls, according to the school’s website.

Multiple representatives from the university did not respond to requests for comment.

Recent deals in Downtown Brooklyn include Cleveland-based real estate company Stark Enterprises’ purchase of 30 Flatbush Avenue for $92 million and United American Land’s purchase of a four-story property at 44 Willoughby Street for $11 million.

See What Could be In Store for The Brooklyn Hospital Center and LIU Campuses in Fort Greene

The Brooklyn Hospital Center (TBHC) and Long Island University (LIU) are embarking on ambitious plans to redevelop portions of their Fort Greene campuses. After a mysterious permit was filed for a 34-floor residential tower on the LIU campus this past January, and Rabsky Group’s recent $100 million purchase of a Brooklyn Hospital Center building, we’ve unearthed a general master plan produced by the Kimmerle Group that appears to make sense of it all. The planners explain that two organizations are working together to “to solve both the physical and financial needs of both institutions” and to “develop the area as a center for urban living and a hub for the academic community using urban design principles.”

The two superblocks are in the rather pedestrian-unfriendly zone between Fort Greene Park and Downtown Brooklyn. Images and text published on Kimmerle’s website explain the plan involves the construction of more than 1,000 housing units, a new 250,000-square-foot medical/ambulatory care space, 100,000 square feet of new academic and research space, and parking for more than 1,000 vehicles. “The plan is conceived as the sharing of air rights and development rights between these institutions to achieve a “new” campus plan that unites the two campuses and creates a vital link between the open-air quadrangles and athletic fields of LIU with Fort Greene Park.”

RXR Gets $226M Goldman Sachs Loan for LIU Project in Brooklyn

Goldman Sachs has handed RXR Realty a $225.6 million financing package for the developer’s building project on the campus of Long Island University in Brooklyn, according to city property records.

The deal, split among a $155.9 million building loan and a $69.7 million project loan, will fund a $300 million initiative to build a new residential tower on LIU’s campus in Fort Greene location. As described in prior reporting by Newsday, the development will consist of a residential high-rise, and a garage structure with a rooftop athletic field. A deed filed simultaneously with the mortgage paperwork shows RXR paying LIU $76.4 million for the site, a plot at 196 Willoughby Street near the intersection of Flatbush Avenue and DeKalb Avenue.

As part of the deal, LIU will also reap $41 million in cash from RXR, as per Newsday. RXR’s acquisition includes air rights from LIU, which will enable it to build a 34-story tower with 476 apartments, about 30 percent of which will be designated for lower-income tenants. The two sides first agreed to the deal’s terms about 18 months ago. A neighborhood resident told Commercial Observer that demolition on a portion of the site began in the last few days.

Representatives for RXR and Goldman Sachs did not immediately respond to inquiries.

Even at 34 stories, the RXR project will be dwarfed by a neighboring project that’s also underway: 9 DeKalb Avenue, where JDS Development Group is at work on a 1,000-foot residential skyscraper that will be the tallest building in New York City outside of Manhattan. Work on the Shop Architects-designed building is aimed at a completion date in 2022.

RXR Realty Celebrates Groundbreaking On Major Expansion Of Long Island University’s Brooklyn Campus

Key elements of the project include the construction of a new athletic field, fitness and wellness facilities, academic spaces, and a 34-story residential high-rise.


Permits filed in 2018 place the tower at 61 Dekalb Avenue and name Perkins Eastman as design architect. The project is expected to yield 600,200 square feet, with 370,960 square feet dedicated to residential space, and 183,530 square feet dedicated to community facility use. Residential area includes 476 units averaging 779 square feet apiece, which will most likely be marketed as rental apartments. Thirty percent of the residential tower will be marketed as affordable homes.

The permits also include an adjacent two-story structure that will accommodate parking for 564 vehicles, office space, and an outdoor recreational field on the roof.

The Willoughby Tops Out At 196 Willoughby Street In Downtown Brooklyn
