I really like that new twin 35s proposal. That area of Victoria Avenue has yet to see any other major proposals, hopefully we see some more in the future.

I also agree that it is healthy to remain skeptical in regard to many of these proposals. I will say though, the fact that we are seeing so many come up over the last few years is a good sign. I think that there seems to be a lot of developers interested in the idea of building new condo/apartment buildings in downtown Niagara Falls, but my guess is that nobody wants to be first to find out if it's actually viable or not. I do also believe that many of the hotel proposals will become viable again, since there was a massive demand for new hotels in tourist spots across Canada pre-pandemic.

Welland set to exceed 1,000 new Residential Building permits in 2021

Welland, the former industrial engine of Niagara before (say) 80% of the manufacturing plants shuttered over the past 25 years.

New Residential building permits issued in Welland

2017: 198
2018: 401
2019: 474
2020: 519
2021 estimate: ~1,000

1,000 units with value of $288 Million!

Growing up in Welland, the population was relatively stagnant between 45,000-48,000. Now the latest estimate I've seen is just under 57,000 currently.

At the Seaway Mall property alone, there's a proposal to tear down the old Target (used to be Walmart before they moved to "SmartCentres" big box area Hwy 406/Woodlawn Rd) and put up 1,300 units of residential.

Everywhere in Niagara, housing subdivisions are popping up. Niagara Falls is almost 100,000 people now. The people retiring (or fleeing) from the GTA, Hamilton, and beyond just keep coming.

Even Port Colborne has at least 2 underway with a 3rd subdivision proposal adjacent to Canadian Tire. In downtown Port Colborne, a 9 storey/72 unit condo building is under construction on West St adjacent to the Welland Canal.

This will be 9 storeys/98 units, adjacent to a decades old CommieBlock which is also 9 storeys and received some refurbishment.
Rents start at $1,400/month with 2 bed/2bath for $1,635/month. Since this building is built after Nov 2018 there is no rent controls. (Thanks Ford administration!)

It's also across from the old Target store at the Seaway Mall that has a proposal to demo and redevelop that part of the mall parking lot to 1,300 units.

The original proposal was 30 storey/20 storey/8 storey buildings, with townhouses, semi-detached with "internal streets, parks, small-scale commercial uses...and accessory dwelling units"

The city planners and council said no to that, but agreed to maximum of 16 storeys and asked the developers to shell out $500k towards a new bus transit hub at the mall.
Should be interesting to see how this plays out.

imho, The place to build mid or high-rises in Welland is either this area/Niagara St corridor, downtown, or any vacant lots along the old canal "recreational waterway".

They must have confidence in tourism bouncing back to normal levels.

Niagara Falls is pegged to have the highest hotel occupancy rate in Canada next year. This expansion, and other proposed hotels, won't be available for a few years, but it appears that the experts think the future is bright
