This has 15 minute peak service already, not too terrible. Especially considering the effectively rural location. Y’all need to go live in York or Halton man, that level of service would be ground breaking for an industrial area. And once this employment driver opens I’m sure that service level will increase.

This is a huge boon for the city’s tax base though. Industrial properties have some of the highest tax rates, and Hamilton needs it. The city has a disproportionately large residential tax base which is a big contributing reason as to why property tax rates are so high. This project alone will probably contribute a few million a year in taxes.

The 20 A-Line is not a 24 hour service and there is no weekend service!
The airport, the different cargo companies and Amazon operate 24hours a day and 365 days a year. The lack of service has been the problem that has been told by all of the businesses at the airport to the city. When there was flights, on some days the first flight was at 5:45 am with check in opening 3 hours before the flight and the staff arriving about an hour before opening. The last flight on some days where as late as 1:15 with the staff staying at least an hour after the flight unless it was late. A lot of these people make minimum wages and up to $16 -$17 an hour. You need a lot of hours to pay for a cab or Uber after taxes. The nights are now even busier than ever with cargo flights and there are no buses from 7:30 pm till 5:30 am. Service is 20 minutes peak and 30 minutes off peak.

  • Last bus from the Airport to Pier 8 – 5:48
  • The last 5 buses go only to the Mountain Transit Centre with the last one at 7:28

There is a new subdivision application across the street at 9322-9326 Dickenson Rd, which I'm guessing is the site they are describing.

There is another, much larger subdivision application beside that at 9511 Twenty Road West which was filed in 2018.

No site plans have been filed yet for buildings within those subdivisions.

For people who don't know, a plan of subdivision is required to take the farm lots and split them up into developable lots for industrial properties. This introduces the new roads and servicing for the lands, then a site plan application is filed for each individual industrial building prior to it's construction.

Especially for industrial properties, developers often file subdivision applications years in advance of actually constructing the industrial buildings on them. Most tenants won't sign on until the lands are serviced and ready to go. This site has sat for about a decade after the subdivision plan was completed and the roads constructed, for example. The subdivision here was completed by another developer however who eventually sold to Panattoni, who is now arranging tenants and constructing the industrial buildings.

For this reason you often see news articles discuss the amount of "serviced" industrial lands a city has - which is key to attracting industrial tenants. Right now Hamilton doesn't have a ton of it, especially large sites capable of supporting mega-industrial buildings that are becoming more and more common - like this one.

The city's August and September building permit records show that a $10 million permit was issued for the foundation in August, and $60 million permit for the structure was issued in September.

This project alone represents about 7% of value of all permits issued in the city so far this year.

I think we are all in for a surprise when the 2021 census is done ... I have a hunch that the projected growth (especially for downtown Hamilton) is conservative and the numbers of people moving back to the city or moving here for the first time are much higher than expected.... I have been back in Hamilton for almost 5 years now and the change in have seen in that short amount of time is mind blowing !

The 3rd building on this property is up at the corner of Dickenson Rd and Aeropark Blvd. It also looks like they a preparing the site on Upper James for the 4th building.
