Marquee Residence | 102.9 m | 32 fl | Complete

Since the Homewood Suites by Hilton is almost complete and both Bella Towers are under construction, I thought I'd start another separate thread for the final tower in the development so there is somewhere to post news about it.

Do you know if demolition of that taxi garage and auto dealer is part of the plan?

^I don't think those properties are involved in this proposal. It'll be a wonderful day when something replaces them, though.

I wonder if Darko isn't going to take a little break and recharge the bank account, maybe open up another strip club or two. It would be great if 22 George followed hot on the heels of the other two, however. We'll see.

Not a bad render. Let's hope the building looks like that.

The only thing that worries me, is that if this condo is being developed by Vrancor we're looking at stucco rather then stone and aluminum siding.

It's not strictly a Vrancor thing. Look at 100 Main West's various incarnations over the last few years.

Renders get re-rendered… and then they generally get rescoped to reflect project budgets. This happened with the Staybridge and the Homewood. Time will tell where Bella Towers and 22 George fit on the spectrum.

Too bad there's only one rendering. It looks like there's a curve or it gets narrower at top. It doesn't look like a standard straight box.

The podium is pretty big -- the plan diagram further up is labelled "retail" but that's got to house more than just stores.

Love the tower itself, especially that bit of setback that starts halfway up, tapering the floorplate. But I'd hope the podium gets a redesign, as it's kind of hulking and doesn't interact well with the street (at least on the Caroline side)

Lots of heaving breathing here - gross.

Like others, the podium stands out to me. A) What would go in such a large space and B) What's on top? A pool? Seems more fitting for a tropical climate than one in which the pool would be closed half the year.

I guess the answer is...IT'S JUST A DRAWING!

I'm gonna' have to agree with Dr. Awesomesauce on this one, it's fancy 'n all, but until I see concrete and steel beams going up I'll remain a little cautious.

is that the half finished federal building in the rendering? is that a comment on how long it will take to finish that one?

my first thought is that the street level is downright oppressive.

george street is becoming our best urban canyon - go figure

As others have said, the podium is downright ugly. It would not be pleasant to walk next to. With those vertical slats (or however they should be characterized), I assume that is parking inside. Parking garages are good, but I rarely see them done well in the first few floors of towers around southern Ontario. The parking should behind some other use.

Too ugly, this should still be a parking lot
