Winnipeg | Forks Redevelopment - Parcel 4 - Rail Side Initiative | Preliminary Proposals

Mixed-use redevelopment preliminary proposals. Located at the junctions of the Red and Assiniboine Rivers in downtown Winnipeg, Manitoba.
Initiative includes recreational, historical and cultural, residential, and institutional and supportive commercial uses.

Proposals Include:

- Public Spaces - Parks, Plazas, and Promenades
- Mixed-Use Development Parcels
- Community-Cultural Land Bank
- District Eco-Targets

Approximate Scale of Development in each Phase
Phase 1 – Rail Side
2 mixed use development parcels which will include:
•Approximately 20,000ft2 of retail / destination / office space
•100 housing units – parking included
400 Public Stall Parkade*
Public Spaces, Public Art and Green roofs

Phase 2 – Parcel 4
3 mixed use development parcels each having :
•20,000ft2 of retail / destination / office space
•100 housing units – parking included
300 Public Stall Parkade*
Public Spaces, Public Art and Green roofs
*Additional parking for residential units, (500 units) would be built on a full cost recovery basis.

The entire Forks should just be an underground mall with a big green roof, connected to Winnipeg Square. Now that would be golden. Think a teletubbies-inspired village.

It sounds like they're going to develop 5 more "plans" and do 1654684 more rounds of consultation. They've done tons already and the general response has been OMFG YES SOUNDS GREAT... time to get going already.

yep, very cool - plus will bring cohesion to that part of downtown, which oftentimes feels disconnected from downtown even though it is officially a part of the downtown area

At the last public consult they did the plan appears to have shifted from high rises to 5-7 story buildings, with retail on bottom and then residences above.

Did you hear anything about subdividing the land? Or is it going to be another mega-project?

From what I understood, each building will be designed by a different firm, but will all follow similar guidelines, and will be built in phases. So the whole thing won't be built at once, rather in smaller chunks... I think the info is online somewhere, I'll try to find it...

Is this actually moving ahead with concrete plans? Or is it highly conceptual RFP type shit?

From what I've heard the plan is to subdivide the land with guidelines on what type of development/building can go at each spot, and they are hoping to have lots ready to go by spring. Railside will be happening before parcel 4 IIRC.
