MIAMI | Kenect Miami | 810 + 410 FT | 79 + 39 FLOORS

REVEALED: TWIN TOWER KENECT MIAMI PROPOSED AT MIAMI WORLDCENTER WITH 39 & 79 STORIES

Quote:
Chicago developer Akara Partners is planning a two phase project at Miami Worldcenter called Kenect Miami.

Only the first tower has been submitted for review by Miami’s Urban Development Review Board at this time.

The first phase will include a 39-story, 410-foot tower. A second phase is planned with a 79-story, 810-foot tower.

As with the rest of Worldcenter, walkability and an improved pedestrian and transit experience is a key focus of the developer, along with minimizing parking. Access to the Eleventh Street Metromover Station will be improved with new landscaping and open space, while parking and service access to the project will be limited to only NE 11 Street.

Most units in the 39-story tower will be micro-sized with a focus on affordability. Residents will have access to generous amenity and shared spaces, according to attorney Melissa Tapanes Llahues, who represents the developer in the application.

The 79-story second tower will include bigger unit sizes compared to the first tower, but most will still be under 1,000 square feet.

The first phase will include 450 residential units with 436,258 square feet of floor area, and 251 parking spaces. The total for both phases will be 918 dwelling units, 16,000 square feet of retail, with a combined 1,100,000 square feet of floor area.

Miami’s Urban Development Review Board is scheduled to review the first phase at a meeting on July 17.

Perkins + Will is the architect, along with Stantec. Savino & Miller is the landscape architect.

Nice to see more proposals at the World Center site but I wonder why the huge discrepancy in height between the two towers.

I’m routinely disappointed to see such lame towers for Miami. I love that city, and it warrants better architecture.

Beautiful towers for Miami. I enjoy the modernist lines of the balconies, the very clean glass, and the practical efficiency that are all well suited for Miami's sunny climate and beachy image.

The density and walkability of this new development will be a massive game changer for downtown Miami.

The question is how many cities build outstanding residential towers though?
Maybe Dubai? Hong Kong? Chicago? I do agree that Miami with its natural setting warrants better architecture and you can see that right across the bay in Sunny Isles.

At the end of the day, beauty is in the eye of the beholder. There seems to be a notion that every tower must be stellar or worthy of being placed on the "art"ictecture pedestal, but its not an Olympic game. Winners, some losers, but at the end of the day, fortunately, the folks that approve and allow such developments in their city don't have such a bouchée and picture-perfect taste. If they did, most stuff wouldn't get approved. Likewise with most cities. If it be Miami or NY or Washington D.C., nothing would get built if pure visual bliss was to be expected. Functionality and usage is key, and goes hand-in-hand with demand, hence why these towers rise.

Miami does have a handful of winners though, both complete or u/c or in the pipeline.

Pound for pound, its still putting out the units and developments. Might be seen as an underdog, but its punching above its weight class, thats for damn sure.

NY builds loads of masterpiece residential towers.

In many respects, Miami is my favorite city. I’ve beem going there for decades. However, I think that it’s a shame that Miami is building so many boring towers.

Yea, Miami needs some more icons. I think the world center buildings are OK here, but if they can attract people to live/spend in the downtown area, they will probably come eventually.

so, it looks like the towers will be built where the legendary Space nightclub is now. Im certain that the neighborhood will welcome the towers with open arms just so they no longer have to listen to the boom, boom, boom, of party-goers every weekend.

Miami has gotten a few great towers (e.g., Zaha's Museum Tower, Flatiron, Infinity, etc.), but it deserves more.

They could request a rezone amendment from city planning/council to exceed the required zoning. Happens all the time. FAA I expect to approve this as well, and it shouldn't be a big problem adding a little extra to the current limitations.

39-STORY KENECT TOWER APPROVED IN DOWNTOWN MIAMI, WILL HAVE MORE PARKING FOR BIKES THAN CARS

Quote:
A Chicago developer has been given the green light to build the 39-story Kenect tower in downtown Miami with more parking spaces for bikes than for cars.

The Urban Development Review Board voted to recommend approval of the project at a meeting on July 17, according to Miami Today.

Kenect’s first phase will include 450 residential apartments, with many micro-sized units. Half of units won’t have a balcony.

Walkability and pedestrian friendliness are both a key focus of the developer and architects.

Racks will be built to accommodate parking up to 728 bikes, while there will be just 251 parking spaces for cars. The Eleventh Street Metromover Station is adjacent to the property, and access to it will be improved.

A second phase will include a 79-story tower.

Akara Partners plans to build a project with 450 apartment units, 10,000 square feet of retail and 20,000 square feet of coworking space

Quote:
Miami Worldcenter’s developers sold a site at the megaproject for $18.85 million to Akara Partners, which plans to build a mixed-use project.

Miami Worldcenter sold 36,273 square feet of developable land to the Chicago-based development group, and another 8,227 square feet of undevelopable land underneath the Metromover. The two pieces of land total 1 acre, according to a release.

The property is along Northeast Second Avenue, between Northeast 10th Street and Northeast 11th Street, adjacent to the Eleventh Street Metromover Station.

Akara Partners plans to develop its mixed-use hospitality-oriented apartments known as Kenect at the site. The project will feature 450 apartments, 10,000 square feet of retail and 20,000 square feet of coworking space, according to the release.

Cushman & Wakefield’s Robert Given, Troy Ballard, and James Quinn represented the seller.

Miami Worldcenter, which spans 27 acres, is being developed by Art Falcone, Nitin Motwani and Dan Kodsi. It is one of the largest commercial real estate projects on the East Coast.
