Smile NEW YORK | 58 West 39th Street | 480 FT | 38 FLOORS

Developer files plans for 29-story hotel near Bryant Park

Quote:
A 29-story hotel is coming to the Bryant Park area. Developer Wei Hong Hu filed plans for a 41,469-square-foot structure at 58 West 39th Street on Friday.

The Great Neck-based developer, who could not immediately be reached for comment, bought the site, currently a five-story building, for $25.2 million in January 2016, property records show.

The hotel will include 65 rooms. Peter Poon is the architect of record.

Permits have been filed for a 29-story hotel at 58 West 39th Street, in Midtown, Manhattan. The site is just a block away from Bryant Park, in the heart of the city. Times Square is just an avenue west, with Grand Central two avenues to the east. Wei Hong Hu of H Hotel LLC is listed as responsible for the development.

The 447-foot tall structure will yield 56,000 square feet, with 41,500 square feet dedicated to commercial use. 65 hotel rooms will be included. Guests will have access to a meeting room, fitness center, and hotel lobby. According to The Real Deal, the developer purchased the project for $25.2 million in January 2016.

Peter F. Poon Architect is responsible for the design.

The expected completion date has not been announced.

Expect the worst disjointed uninspired setback Poon trash possibly imaginable.

No, too bad this type of lousy Kaufman/Poon eyesore is a blight in Midtown. Would rather keep those downtrodden buildings (that could be redeveloped in the future with superior buildings) that at least contribute to street life with retail than the eventual setback courtyard of these cheap hotels.

How many of these assaults can Manhattan take without starting to look like a joke: https://www.google.com/maps/place/Ha...16e44c13?hl=en

The hotel demand is high, so as long as there is booming tourism and need for budget hotels, the odds are that crappy hotels will rise. There's a ton of them from 30-39th Street that are not to be desired architecturally. Closer to TS, the more likely your to see rubbish.

First Look at Periscopic Hotel to Overlook Bryant Park

[IMG][/IMG]

Quote:
Coming in on the horizon at 58-60 West 39th Street is a 65-key hotel that will present guests views of Bryant Park and the Empire State Building in addition to a Times Square-adjacent location. In June 2018, the Long Island-based LLC, H HOTEL, submitted applications to build a 29-floor tower designed by Peter Poon Architects (PPA). City records show H HOTEL paid $25.1M for the site in 2016 and swiftly brought down the pre-existing loft building the year after.

Dubbed H Hotel W39, approved paperwork filed with the city hints that this won't be a run-of-the-mill budget hotel. Section drawings show lower floors will have 18-foot ceiling heights, allowing its 29 floors to stretch nearly 450 feet tall into the skyline. There will be just 5 rooms per floor from levels 4 through 16 and three rooms per floor from level 18 through 27.

The blocks encircling Bryant Park have several new developments underway or recently finished. Most notably, the HFZ-developed condo called The Bryant is open for immediate occupancy and the 61-unit rental called ML House is gearing up for its fall debut. New tenants to the area include Salesforce, the Bank of China, and a Whole Foods Market. Bank of America is also planning an expansion across Sixth Avenue to the site of HBO's current headquarters.

The park facing side looks eloquent and unique enough. The opposing side is another matter entirely. Looks like an afterthought. Though, the materials may be enough to warrant a sense of pleasure.

This tower is pretty funky. Will be a nice contrast, and add some midblock height.
