Is there demand for this much new office space? With COVID and everything I just don't know especially given that the downtown wasn't too full beforehand to begin with to my knowledge.

I am disappointed to see this new plan doesn't have any plans for the rest of the Ilitch owned older buildings near Temple Street. It also looks like this plan would demolish 2310 Cass as well as Hockeytown cafe...

I do like that it builds the otherside of the street along Woodward though, across from the Fox.

His plan is to bring in companies from out of state. And downtown office vacancy rates were extremely low before the pandemic. IDK what you mean there.

Mike Epps to open One Mike comedy club in downtown Detroit's old Punch Bowl Social space

Quote:
One Mike, a comedy and music club, will open at 1331 Broadway Street in Detroit, a $1.5 million property that was formerly home to Punch Bowl Social, said two people familiar with the project. Punch Bowl Social, a national bar-and-bowling chain, permanently closed the Detroit location during the COVID-19 pandemic.
A version of the One Mike webpage, cached by Google on Nov. 4, includes the line: “Whether you seek big laughs, spoken word, gospel, jazz or cool rhythm & blues, One Mike will have everything you need!” The promotional copy also vows “a fresh, delectable dining experience.”

The venue has quietly set up social media accounts in recent weeks, with pages at Instagram, Facebook and Twitter.

“One Mike Comedy club opening soon in Detroit,” reads a tagline on the Instagram account.

New Midtown Detroit apartments planned for site of idled solar panels

Quote:
A new four-story apartment building has been proposed in Midtown Detroit on land where there is now a pair of unused solar panel arrays.

The 57-unit building would be built at 3740 Second Ave., next to the existing Brainard Apartments building that was damaged in a February 2020 fire and is just starting to welcome tenants again.

The two solar-panel arrays, which date to the early 2010s, once supplied some electricity to the Brainard Apartments at 484 Brainard. Since the fire, the solar panels have stayed off.

The project's developer is Greatwater Opportunity Capital, which acquired the site and the neighboring fire-damaged Brainard Apartments in late 2020. Greatwater owns several other apartment buildings and planned new housing developments in the area.

Good news! That article also includes what I believe is the first rendering released for the apartments at 10201 Woodward:

I didn't expect to see this proposal get revived, hopefully it happens this time.

Fort Pontchartrain hotel owners revive plan for second tower

Quote:
A Mexican and European investor group called Operadora de Servicio Para Hoteles de Lujo that owns the hotel at 2 Washington Blvd. has issued a request for proposals in recent weeks for an economic feasibility study for a 390-room addition to the property that would also include 40 for-sale condominiums, according to a source who requested anonymity who has seen the RFP.

Other details about the plan are not yet known. Messages were left with two hotel representatives on Tuesday and Wednesday.

The renewed effort comes as other developers seek to add to the downtown core's hotel stock as major events like the NFL Draft in 2024 and the NCAA men's basketball Final Four in 2027.

If it looks as shitty as their last proposal then I don't want it to happen.

Yeah, I’d rather see a new, more modern design instead of one identical to the original tower.

Glad to hear the project is back on track, though.

Bills would give Huntington Place new funding, flexibility as it seeks to lure hotel on JLA site

Quote:
New bills quickly advancing in the Legislature would authorize the authority that oversees Detroit's convention center to enter into public-private arrangements, increase its funding, and expand the facility's definition to include nearby roads.

The bills would also extend a $5 million annual subsidy for the QLine streetcar for an additional 17 years.

The Republican-led Senate approved the measures 24-12 and 27-10 on Tuesday after discharging them from a committee, which held no hearing since their introduction about three weeks ago. The Republican-controlled House could vote on the legislation next week before adjourning for the year.

The impetus is "allowing Huntington Place to have a little more money, a little more flexibility," said the sponsor, Republican Sen. Wayne Schmidt of Traverse City.

This quote from the article is very promising! I know the hotels have been mentioned before, but the quote from Molinari sounds like we won the 2027 Final Four bid based on the fact that atleast one of these hotels is a sure thing. If this hotel was part of the bid and it doesn't happen then it could be the last NCAA major event we get for awhile.

Quote:
In March, Claude Molinari, president and CEO of Visit Detroit, told Crain's there have been discussions with the site developer to perhaps build two hotels, each with about 750 rooms. Molinari, whom Gov. Gretchen Whitmer appointed to the Detroit Regional Convention Facility Authority, chairs its five-member board.
Last week, after Detroit was awarded the 2027 NCAA men's basketball Final Four, Molinari said, "I'm very confident that we're going to have a headquarters hotel on the west side of the convention center by that time, and I believe the NCAA is going to hold me to that."

The new buildings look pretty nice, but it seems doubtful any will get off the ground within the time frames they're planning for.

That's exactly what I was thinking. This is a lot of development and unfortunately development is pretty slow to happen in Detroit. It would be nice, but we've been shown promising plans before...District Detroit...

If The Monroe Midway were to be moved to the riverfront (where it should be anyway), what location would you pick for it?

North End project to replace blighted homes with apartments gets help from state

Quote:
The project, led by Charles Dickerson, seeks to build a three-story apartment building with 29 units and a small office space in the North End neighborhood, a few blocks east of Woodward Avenue. Called The Beauton, the project would be a $7.1 million investment.

The development would be "transformational" for the North End, said Nevan Shokar, with the Detroit Economic Growth Corp. He said the city is "very excited" about the project.

Dickerson, a graduate of the Capital Impact Partners Equitable Development Initiative, will be working on his first infill project, with plans to do more in the future, according to an MSF memo regarding the possible grant. The program seeks to support developers of color in real estate careers by training people on program design and project financing.

Westin Book Cadillac Detroit getting Sullivan's Steakhouse
Quote:
Sullivan's Steakhouse is coming to the Westin Book Cadillac Detroit, the downtown hotel's owners said Thursday.

The American steakhouse restaurant is expected to open in mid-2023 at 1114 Washington Boulevard. The move will return a full-service restaurant to the hotel, which lost Michael Symon's Roast when it abruptly closed its doors in January after 13 years.

This would be huge for Detroit. The plan calls for making the area around Huntington Place more pedestrian friendly and increasing access to the riverfront. What has me excited the most is the proposed extension of 2nd Street.
Huntington Place could get a pedestrian-friendly makeover — including riverfront access

Quote:
A large expansion of the Huntington Place convention center in downtown Detroit — including a new venue for parties and an adjustment of a nearby road — is planned as a result of bills passed in the Legislature's abbreviated lame-duck session.
A key executive says part of the overall vision includes extending Second Avenue south to the Detroit River, adding more parking and remodeling of the facility's east side. There's also the potential for a 30,000- to 60,000-square-foot new ballroom.

The overall effort could make the area — a complex cobweb of infrastructure that is uninviting to pedestrians — more conducive to a big hotel development that would attract more convention business to the city.

Claude Molinari, president and CEO of Visit Detroit, said conversations are ongoing with Detroit-based The Sterling Group, which is developing the former Joe Louis Arena site, on incorporating new hotel connected to Huntington Place into the mix.
