By the way, when I zoomed in on the rendering, it sure looks like the Warwick in integrated into the Sansom facade (and you can see the roof of the Coffee Shop). The Bair Funeral home would be too low to see from this perspective, but it looks like there would be at least some "overbuild" (if I'm using that term correctly). It sure seems that they plan(ned) to include the historic properties.

The Warwick is not incorporated into the design but the coffee shop is going to remain.

Thank you. Is that what I'm seeing in this rendering, however? I'm referring to the elevated portion of the Sansom Street building in right-most rendering. Is this still expected to be a whisker under 600 feet?

That's what Inga's article indicated as well (CEO said they didn't plan to demo them). Tower looks great!

Holy fuck that is a monster! Looks like they could easily keep the warwick facade though? I can't believe how many game changers are in motion right now.

Yes, but folks were questioning his credibility, or at least figuring that he was turning the buildings into bargaining chips. I think this demonstrates that he was sincere and that he clearly was going to get the tower that he wanted even with the historical buildings intact. Maybe there can a be compromise that at least allows preservation of the facades. I suppose the Commission's decision is going to hinge on what the structural report says. If those buildings cannot be salvaged, the PPA is real culprit. At least we can look forward to a cuppa cawfee in the restored cafe.

That's a beautiful design. Looks a little over twice as tall as Rittenhouse Plaza (280 feet).

It seems that the historic buildings are to be razed for the base, which actually makes me more resolute that at least the Warwick (in addition to Rittenhouse Coffee) is preserved. It doesn't appear that they are in the way of the actual tower and considering the base looks to be just 3 floors and the Warwick is 7 stories, incorporating it into the base will improve the look of it from the Samsom Street.

The tower itself is really great.

Tons more renders and drawings but I don't feel like posting them.

Street level interaction is good though. 4 floors of Retails / Amentities / Gym / Pool

And yes, those two historical buildings ARE getting demolished for a DRIVE AISLE. Told you this yesterday. (Still think I'm getting confused with 1910 Chestnut?)

But, all in all, I think it's worth it.

What I think is amazing...

...is we'll have a 600 footer and a 400 footer rising right across the street from one another in the form of 1911 Walnut and 1910 Chestnut. We will also have three towers all roughly around the same height rising at the same time - 1911 Walnut, W & Element by Westin and SLS International.

Good times to be in Philadelphia

Thanks so much ArchEng and Summers for going through the effort to post renderings!

I agree it looks very nice. Very exciting. But yeah—seems no reason not to at least preserve the façades of the buildings on Sansom. Amazing to have so much happening at once, especially as Summers mentioned 1910 Chestnut and 1911 Walnut at same time. Especially because it will inject so much energy into that block of Sansom. But it would be REALLY cool if that density and life were channeled through a street with a variety of architecture. A street with character.
