The site plan for the tower went inactive a few weeks ago. (The site plan for excavation is in review.) That normally just means some minor changes. Major changes typically need a withdrawal/resubmit. But after seeing the changes to The Republic after the site plan went back into review after being inactive makes me wonder what could be going on with this project?

Well, one thing we know is that they cannot add too much by way of height to this building. It's encumbered by overlays and any additional height (to this specific design) would be more about an architectural aesthetic than functional (i.e., maybe adding a few, small footprint, levels and increasing the height of the crown).

What ever it is, it's going to be interesting.

A new site plan for the tower was filed today. The original one for the tower went inactive in early August. (There is a separate site plan for the excavation.) I suspect there have been some significant updates since we saw the elevations. But I hope it still has the sail design.

The new site plan for the tower was CC Approved today. So within 1-2 weeks we should get some idea about whether there have been significant updates to the project as the site plan goes into review. The site plan for excavation is still in review.

The site plan was posted to the AULCC page. The elevations are on pages 22 and 23. They're a little messy and hard to read, but the height seems to be 589 feet with 35 floors.

There also seems to be a tweak in the design. The mechanical penthouse protrudes out from the facade. There are two other protrusions lower down that are listed as amenity levels.

Wow, they significantly dumbed this building down. Huge bummer. I'm sure it was all cost savings, but damn is that a huge downgrade in design.

Looks roughly the same to me. I see the protrusions Kevin mentioned, but not much else is different.

I'll mostly reserve judgment (as if it matters) until I see a rendering. First take, however: the protrusions in the new version don't bother me much.

I'm hoping these elevations are just less detailed, but it does seem to show that the facade is less stylized than before. Those vertical lines in the south elevation don't appear to be there. And those notches along the facade don't seem as pronounced or may even absent.

The elevator core also looks a bit different.

Not sure how you don't see the differences between the two sets just posted.

Looks like quite a few changes to me. But we're only looking at elevations, so who knows, might still look close to the original.

This project still needs to go to the Design Commission, and this one is far enough along to show up at a meeting in the near future. The next meeting is 11/26, and the week before that is when renderings would be posted online if it was on the agenda. But it would be great if Trammell-Crow would just put some out there now.

From what I can see it looks like the shape has been significantly refined, but it looks great. That western curved facade is probably going to blow everyone's mind.

Yes, it looks like it actually curves out from the base, then in again.

I also think there's zero evidence of value engineering. In fact it could well be the opposite. It's impossible to tell from the elevations, and given the Republic's massive upgrade there's no reason to think this one is scaling back. It could just as well be upping its game in order to compete with other projects.
