Arrow South Atlanta Suburban Development (Newnan, Peachtree City, Fayetteville, McDonough)

I will soon be relocating to Atlanta for employment and plan to live in Newnan. In my research, I discovered it's very hard trying to find much discussion about progress on this side of town (compared to the booming north side).

Thus, I thought it would be a good idea to create a thread for the ugly stepchildren of the Atlanta region (kidding!) to discuss ongoing activity.

An Oil Change chain called Grease Monkey has broken ground in Sharpsburg. I suspect it will open sometime in 2018:

Quote:
Site work has started in the area of Bailey Station Way and Highway 34 for construction of a Grease Monkey in Sharpsburg. This new Grease Monkey will be directly next to Dunkin Donuts / Baskin Robbins. The construction plans call for a 1,740-square-foot building in the area. Construction crews were on site Friday preparing the land to start construction very soon. We released details over Facebook in January of 2017 about the new business.

Core5 to Break Ground on 1.1 MSF Logistics Center in Metro Atlanta

http://rebusinessonline.com/core5-to...metro-atlanta/

Quote:

Slated for delivery in the second quarter of 2018, the building will feature 40-foot clear-heights, trailer parking for more than 520 trailers and expansion opportunities up to 1.3 million square feet. New urban development growing on the Southside

https://www.bizjournals.com/atlanta/...southside.html

Quote:
The New Urbanism movement has surged in Atlanta in recent years, bringing green and walkable mix-used communities to the metro area’s sprawling suburbs.

For years, New Urbanism’s success stories have largely been concentrated in the north side, including the downtown areas of Alpharetta and Woodstock, as well as Avalon.

The north side has been a more appealing location for development because it is largely more affluent, said Bill Tunnell, a founding principal at Atlanta-based planning firm TSW. The median annual income is more than $10,000 higher in Atlanta’s northern metro counties than on the south side, according to the U.S. Census Bureau.

But metro Atlanta’s southern counties are becoming equally attractive for such communities. Announced in 2016, Pinewood Forrest is currently under development adjacent to Pinewood Studios in Fayette County.

The 234-acre development will feature 1,200 residencies and 270,000 square feet of retail, restaurant and office space, along with 15 miles of paths and 118 acres of green space.

Pinewood Forrest also aims to create a more sustainable community, requiring all homes to be heated and cooled with geothermal technology, said Pinewood Forrest’s president Rob Parker.

Since homes went on the market for phase one of the project in April, Pinewood Forrest has made more than 40 sales and reservations, Parker said...

Proposed trail system approved by city and county

http://times-herald.com/news/2017/05...ity-and-county

Quote:
The idea of a multi-use trail system throughout Newnan and Coweta County is now a reality.

On Tuesday evening, both the Newnan City Council and the Coweta County Board Of Commissioners gave the green light to accept a master plan proposed for creating the LINC – a 25.5 multi-use trail system that aims to connect the east and west sides of Newnan with all trails leading to the downtown business district.

Big Fayetteville office park gets council approval

http://thecitizen.com/2017/09/13/big...ncil-approval/

Quote:
One of the largest developments proposed in the county received a unanimous approval Thursday night from the Fayetteville City Council, with hardly any discussion.

The 267-acre site near Veterans Parkway and Ga. Highway 54 includes 21 acres owned by Jan Trammell that would require annexing into the city. Trammell’s tract was tabled Thursday night, but the City Council approved rezoning the other 246 acres already inside the city includes property owned by the Lester family, the Rivers family, the Fayette County School System and Roy Jones.

Panattoni Begins Construction of 1.6 MSF Industrial Development in South Atlanta

http://rebusinessonline.com/panatton...south-atlanta/

Quote:
MCDONOUGH, GA. — Panattoni Development Co. Inc. has broken ground on nearly 1.6 million square feet of space at Lambert Farms Logistics Park in McDonough, roughly 30 miles south of Atlanta. Located in the South Atlanta industrial submarket, 1 million square feet of space has been preleased to an international consumer brand, and the additional 550,000 square feet is being developed as speculative space. Wit Truitt, Chris Tomasulo and Reed Davis of JLL represented Panattoni in the lease negotiations and is marketing the speculative portion of the project. Construction on the development began in June and is slated for completion in the second quarter of 2018. In 2016, upscale retailer Tory Burch leased a 753,000-square-foot distribution center at Lambert Farms, which is expected to be operational later this year, creating roughly 150 new jobs.

Below is more information about Panattoni's Industrial Park development in McDonough.

Big warehouse projects to bring jobs to Henry, Fulton counties

http://www.myajc.com/business/big-wa...mFTxBo9uY1oPL/

Quote:
In its announcement, Panattoni said it has started another phase of its Lambert Farms industrial park east of I-75 in McDonough. Lambert Farms has already landed the Tory Burch distribution center, expected to open later this year and to employ more than 150 people.

While the tenant wasn’t disclosed, people familiar with the matter said Swiss chocolatier Lindt has been scouting locations south of Atlanta for a new complex, which could include some light manufacturing.

County building permits list improvements to the site under a codename: “Project Murphy.”

A representative for Panattoni declined to name the firm. A message left for Wit Truitt, a broker with JLL who represents the project, was not immediately returned.

Lindt officials did not respond with comment before publication.

Sweet win: Ghirardelli Chocolate will lease up to 1 million square feet in Henry County

Quote:
Ghirardelli Chocolate Co. looks like a sweet win for Henry County’s economy.

Ghirardelli will lease up to 1 million square feet in Lambert Farms Logistics Park, the large industrial real estate development about 45 minutes south of Atlanta, according to multiple people familiar with the plans.

The facility will be operated by Ozburn Hessey Logistics. Ghirardelli and OHL have partnered on similar projects in big logistics markets such as Chicago.

It's unclear how many jobs Ghirardelli will bring Henry County.

Peachtree City planners OK 2 buildings for Hwy. 74 business park

Quote:
A conceptual site plan intended to lead to the construction of two warehouse/office buildings at the South 74 Business Park was approved Aug. 28 by the Peachtree City Planning Commission.

The request was approved by a 4-0 vote, with elevations to be presented at a later date.

The proposal for the property at the business park on Ga. Highway 74 South was requested by South-Tree Enterprises and called for the construction of two buildings surrounding an interior truck courtyard.

Phase 1 calls for the construction of a 25,400 sq. ft. warehouse/office building, followed by the construction of a second building at 31,000 sq. ft. in Phase 2.

City requirements for parking permits 103 spaces.

City planning staff said the proposal conformed to all zoning setbacks.
Also, a project that was in the works prior to the Great Recession is finally moving forward:

Aberdeen Parkway to get 2-story office building

Quote:
Elevations for an office building at the intersection of Northlake Drive and Aberdeen Parkway in Peachtree City were approved Aug. 28 by the Peachtree City Planning Commission.

The two-story office building to be situated on approximately one acre comes with a footprint of 5,500 sq. ft., said Timber Products Inspection, Inc. (TP) representative David Conner.

TP will occupy the office to be located at the intersection of Northlake Drive and Aberdeen Parkway, currently a heavily-wooded lot.

The Atlanta region is traditionally a competitive distribution/logistics hub and these OTP interstate corridors such as 85S are a big factor. Thanks for bringing on this thread.

In addition, Newnan is well on its way to becoming a regional healthcare hub.

It's a shame the state royally screwed it over with the behavioral hospital though. Hopefully, Healthvest will try again at getting a permit to open in the near future.

234-acre Pinewood Forrest going 'fully geothermal'

https://www.bizjournals.com/atlanta/...eothermal.html

Quote:
A 234-acre mixed-use development going up near Pinewood Atlanta Studios will be the first fully geothermal community in the United States.

Pinewood Forrest is embracing geothermal energy for each of the 1,300 residences it is building, because geothermal is both a cleaner energy source and cheaper than traditional HVAC systems...

City Approves Honda of Newnan

Quote:
Newnan city officials gave approval on May 31 for the construction of a new Honda dealership at Newnan Crossing Bypass. Honda of Newnan will likely open in the spring of 2018.

Officials from Hendrick Automotive Group say the dealership will be located on a 17-acre site at 391 Newnan Crossing Bypass. The 64,000 square-foot location will feature a large service center with 40 service bays.

John Hicks, who has previously served as service manager of Gwinnett Place Honda, will serve as the dealership’s general manager.

“This is going to be one of the largest dealerships in our area,” said Hicks. “We are probably going to have about 300 new vehicles in our inventory, as well as 100 used vehicles.”

Gene Cocchi, vice president of corporate real estate, says construction is expected to begin soon. “We are hoping to get started soon, and to have everything completed by the second quarter of next year—weather permitting,” he said. “Honda has a very specific image laid out for this dealership. It will be a Generation 3 dealership, which will really represent the brand. It will also allow us room for expansion as we anticipate growing in that market.”

This isn't quite "Suburban Atlanta," but I see even LaGrange is starting to heat up a bit with the Kia plant nearby (and the spinoff business that supports it) as well as the plans for an Outlet Mall and the Great Wolf Lodge under construction...

Bridgeport Commerce Park - 1,002,150 sq. ft. - Groundbreaking Imminent?

Grading is taking place at the site of the Bridgeport Commerce Park along, across from the Newnan-Coweta County Airport. According to the developer's agreement with the county, groundbreaking should take place before year's end.

This project will also include significant road improvements for Highway 29, mainly widening, turning lanes and additional traffic signals.

‘Megasite’ moving forward
