Canadian group plans high-rise condo tower in Denny Triangle

The Burrard Group says it sees a shortage of condos and ‘an incredible opportunity' to develop a new neighborhood.

As the apartment market keeps booming in Seattle, very few condos are getting built.

That's why Vancouver B.C.-based Burrard Group is planning its first project in this area: a 41-story tower with 364 condos at 1200 Howell St. It will also have 2,700 square feet of retail and 275 parking spaces.

Permitting for the tower has just began, but if all goes well Burrard would like to begin construction next fall, said Jason Wexler, vice president of development.

The preliminary design shows blocks that twist as the building rises. This creates a variety of unit types and view corridors, Wexler said.

Burrard Group of Vancouver, B.C., paid $14.95 million for land at 1200 Howell St. where it plans to build a 40-story condo tower called Nexus.

Sellers are The Benaroya Cos. and Diamond Parking.

Jim Klinger, Ross Klinger and Tim Foster of Kidder Mathews represented the sellers, and Aaron Bennett of JSH Properties and Pat Mutzel of Colliers International represented Burrard. Burrard paid approximately $1,038 per square foot for the 14,400-square-foot site.

Nexus will have 403 units ranging from one to three bedrooms.

Weber Thompson is the architect. Realogics Sotheby's International Realty is marketing the condos.

Burrard said last month it expects to break ground by the end of the year. Occupancy is set to start in 2019.

Burrard filed for a master use permit in March.

The developer will start taking reservations for the units in June and plans to begin presales this fall. Prices are likely to start in the $300,000s.

Christian Chan, executive vice president of Burrard, said in a statement last month that Nexus will be the first of “several significant projects” for Burrard in the Seattle area. Burrard's website shows other projects in British Columbia, San Francisco and Hawaii.

The unit mix at Nexus is expected to include two-level lofts as well as large penthouses. Nexus will also have retail, a co-working space, fitness center, dog run, great room, media facility and an outdoor patio.

The rooftop Sky Club will have gathering spaces such as an exhibition kitchen, private dining area, bar, recreation room, terrace with an open-air kitchen and a fireside lounge.

• Liebherr luffing crane jib and cab are gone; just some mast sections and the jumping rig remain as of Sunday late-morning.
• Most of the building is clad, except for some of the corners, level 10, level 26, the sections next to the external hoist and the sections where the crane mast attached to the tower.
