So the street level is just a big corporate lobby and parking entrance? And that they've omitted the facade of the old building on the south side of the site - at least in the taller design?

I gotta say that this is already my new fave, by far. It's a definitive break with with the 6X boxy aesthetic, which is everywhere at this point; and is just straight up space-age modern. It's a great contrast to pretty much everything built in this city to-date.

I wish the city would make retail / dining space a requirement for the density bonus. It's frustrating how little there is to actually eat downtown.

It is one of density bonus options. Retail along with Great Streets have been included in every tower project that I can recall that needed a density bonus that has been built in the last 10+ years. This project has retail as well.

Oh cool, that's good to hear. I hope it sells something neat like Legos or something instead of just clothes, furniture, and kitchen appliances.

Just two retail spots... I guess that small one is some sort of Cafe or something.


Well I guess since the footprint is fairly small it's the best they could do.

The retail should open up to Colorado. Would be much better for the street level presence.

I agree, especially since Colorado has already been improved with the Great Streets program and had once been very active with pedestrian activity which is all but dead now ( prior pandemic). Would be nice to see a bit more activity again on that side

I've been through some awkward Zoom meetings with screaming kids jumping into their parents laps and drowning out everyone else since the End of Times started. But today's DC meeting had to be the most cringe worthy Zoom meeting I've ever watched due to "technical difficulties". George Blume gave one of the best presentations I've ever seen for a project at a DC meeting, and he seemed to know more about Zoom than the DC. Nice job George!
The project got it's Density bonus despite technical difficulties!

I like the taller v1, with that little inlet at the top and the glass looks more tapered. Only discrepancy I wish could be in v1 that v2 seems to incorporate is the front-depth of the facade of one of the warehouses. You can see it in one of the renderings and one of the floor plan details. It’s the yellowish brick building to the far right, closest to Franks, that has a saloon style shape.

Thanks The ATX. As history is continuously being made I hope occupancy is being recorded in some form. And it should be much easier to do today than it was 20 years ago. I wonder if there's a way for google to display the history of what it knows about a particular address. Street view can go backwards in time.

This is my favorite building planned in Austin. There’s a few that are taller but this ones design will give it an immediately commanding presence on the skyline.

I hope the Republic and BBVA happen too. Austin’s reaching new heights, literally.
