Hopefully the other supertall proposals will become a reality. The FAA would probably tweak if these where over a 1000 feet. But hey, anything over 800 feet is still awesome.
800 feet is nice but Miami definitely needs a thousand footer or two. What's with all the supertall proposals being shortened in the USA?

I would imagine that the 811 & 619 foot towers will go up first since they on the back of the site away from Brickell Avenue.

One Brickell’s Riverwalk Update

One Brickell’s Riverwalk, Rental Units, Parking, Density Rights & Other Details

Arquitectonica has released updated renderings of tweaked plans for One Brickell, the three-tower megaproject planned at 444 Brickell Avenue.

Related Group and GTIS Partners bought the property in 2014 for $104 million, with plans to develop the project in phases.

The developer recently told the Miami River Commission that they would consider opening the river walk as part of the first phase of the project on a temporary, five-foot dock behind the property. A 2-story parking garage with no waterfront setback will remain on the site until the second phase of construction begins.

Eventually, a permanent riverwalk which meets minimum requirements will be built.

Related representatives also said that they will be purchasing 868,399 square feet of additional density rights, for which they are considering several options, including a $15 million public benefits contribution. They are also seeking a 30% reduction in parking requirements due to proximity to public transportation.

A Related rep told the commission that the second tower would be built as rentals – unusual for the developer. The remainder of the project consists of condos, hotel and office space.

Commission To Decide Next Week On Variances For One Brickell

The project will eventually include 1,400 residential units, 249 hotel rooms, 24,462 square feet of commercial space, and 41,272 square feet of office space. Three towers will rise 75-stories (674 feet), 55-stories (481 feet), and 80-stories (859 feet) atop an eight story podium with 1,993 parking spaces.

The existing buildings on the site, including the one housing Capital Grille, will be demolished. However Capital Grille will be a tenant in the new project.

GTIS Partners owns a 72% stake in the project. Smaller stakes are controlled by Related Group and Related Companies, as well as the Dezer family.

The requested waivers include:

* A 30% reduction in required parking (proximity to metromover)

* Floorplates of Tower I and Tower II are proposed to be closer together than code allows (58 feet, requirement is 60)

* Floorplate length for Tower III is 10% longer than permitted

* Nine loading berths proposed, instead of ten required

The tower will also not meet the view corridor requirement under Miami 21. Due to the 385-foot length of frontage on the Miami river, Miami 21 requires a combined 96 feet of setback on the east (Brickell Avenue) and west sides of the property. Related is planning 30 feet on the west side, but will encroach 22 feet into the view corridor on Brickell Avenue. Miami’s planning department is still recommending approval, since the encroachment will only occur above the first level.

One Brickell Approved, Could Add A Temporary Baywalk During Construction

Impact fees and Public Benefits contributions for One Brickell will be used to construct transportation improvements that could improve traffic on the highly-congested Brickell Avenue drawbridge. That could include restoring a northbound lane that was recently removed, smart signage warning motorists of bridge openings and providing alternate routes, Southeast 10 Street cut through beneath Metro-Rail in order to access alternate routes, or other improvements.

As with all projects in Miami, a clearance letter from the FAA will be required prior to the issuance of a construction permit (the FAA is still reviewing the plans.)

Too Big And Intense: One Brickell May Need To Be Redesigned After Neighbor Complains

A lawyer representing 500 Brickell’s condo association filed the appeal last month. In a letter, he wrote that that the project is “too big and intense” for the property on which it is proposed at 444 Brickell Avenue.

As part of the approval, the Planning Department granted a waiver that would permit two of the towers to be built closer together than it is permitted by the Miami 21 zoning code. That, along with two other waivers, is being challenged by the 500 Brickell association.

The city’s Planning, Zoning and Appeals Board is scheduled to review the appeal at a meeting later this week. If the board grants the appeal, developers Related Group and GTIS Partners could be forced to redesign the project.
Arquitectonica is the project architect. Related Group and Arquitectonica also were the developer and architect at 500 Brickell.

500 Brickell residents just want to keep their views. The same reason 1080 Brickell sued Flatiron. The suits usually get thrown out but they can delay a project long enough to keep it from getting built before a boom ends.

Screw the neighbors and build it anyway, it would be sad to see this project not built to its full extent.

Despite a recent “notice of presumed hazard” sent to the development group by the Federal Aviation Administration regarding the project’s proposed heights, Related’s Condo Division President Carlos Rosso said the project is on track.

“Believe me, we are moving,” Mr. Rosso said.

The notice means the development at 444 Brickell Ave., which would reach 877 feet at its highest point, requires further study by the FAA to determine the potential impact it might have on flights coming in and out of Miami International Airport, according to the FAA.

Building heights should not exceed 467 feet above ground level at that location, the FAA concluded.

“A Notice of Proposed Hazard is not a final determination, it is an interim step after the initial study in which we notify the proponent that we have concerns with the proposed structures,” the FAA said.

The developer has 60 days from when the notice was issued, Aug. 11, to give an additional study the OK. A second study would then be completed within 120 days.

One Brickell’s 1,200 residential units will be completed in phases, Mr. Rosso said. The first phase will include the two back towers and will take about two years to be completed. Within a year after the completion of phase one, the next phase will commence, he said. The existing office building at the location that now houses Capital Grille won’t be demolished until the two back towers are completed, he said.

The highest tower, he said, will be about 80 stories.

A 250-room hotel that will be located in the first tower is in its final branding stages, Mr. Rosso said. There will be about 50,000 square feet of offices in the second tower and 30,000 square feet of restaurant space.

^ Glad to see that the Related Group is moving forward with sales despite the devils at the FAA wanting to chop the heights of this project in half! Their is no logic to the FAA when they already approved the One Brickell Citi Centre tower @ 1,040 feet just 3 blocks away.

Related Group To Launch Sales For One Brickell In Early 2016

Two towers will break ground next year: A 75-story, 811-foot hotel and condo tower, along with a 57-story, 619-foot residential tower. Construction will take two years to complete, during which the Capital Grille restaurant currently on the site will remain open.

Following completion of the first two towers, the Capital Grille building will be demolished to make way for the third, 82-story, 859-foot tower.

An appeal of the project’s approval was filed by the 500 Brickell condo association, but Rosso said that Related is wrapping up an agreement with them.

Seems like all the towers received slight increases in height.
