This is a very small lot. Alta Fillmore is 250 units on 4.1 acres in two four story buildings.

I figure if parking was above ground that structure would be about 8 stories.

It's starting to go vertical now and it will be four stories (based on the elevator columns).

The Pier

The Pier towers submitted FAA Obstruction Evaluation cases last week. Applications are for 300'.

So Im sitting here at my desk looking out the window to the southeast and I can see a huge tower crane being assembled out towards 922 place and The District

Looks like its nearly 20 stories tall.

What's this crane for?

Yes, I cannot remember the name, but I knew they were starting soon. I believe it's 16 stories.

Perhaps they is why it was pulled from the DRC. Maybe they figured it was a waste until they got the FAA approval.

From the Angle of my office the Rural/apache/terrace area has a nice little cluster of midrises. Cant wait to see this one go up!

While driving on the 202 this morning, I spied another tower crane in the Tempe Skyline. Looked decently tall, possibly around the Rural/University intersection or maybe Apache. Anyome know which development this is for?

I must've missed a few posts. This may be for the 1000 Apache development posted above.

Finally got picked up by AZCentral. Business Journal usually beats them to the punch, but they are asleep at the wheel.

No real news. Hopefully that damn senior tower breaks ground this year. I still don't know if this is too pie-in-the-sky, but I love it and hope it happens. The Tempe skyline would really be impressive along the lake. I bet it wouldn't take long for a 20-story tower to fill the final empty lot between Mill and Rural on Rio.

Also noticed it looked like land was for sale on the north side of the lake. Next to the new apartment development (spacing on the name). On the west side of Rural from Jefferson site.

I already covered this...the land owner who entitled that lot is now parceling them and selling them off as blocks. No 'mega development' like originally proposed...

I'm not sure that is a bad thing. Is there a map of the parcels? I think if they are small enough it will force some mid-rise development just to get a return on the land cost. Hopefully the parcels are small and expensive enough to do just that.

The downside is well getting something mish mashed like Playa Del Norte across the street....but on the other hand its not a terrible thing to have different uses built by different developers. It just might come off as more suburban than pedestrian oriented as if it were developed as a Planned Area Development.

I disagree, in my opinion Organic > planned any day of the week.

Yea, I think issue with Playa Del Norte was zoning and land values. With the land values being lower back then, some of these single-use commercial and low-rise condos/hotels/apartments could be justified. Hope is that the land value on the other side has increased to a point where none of that would make financial sense and they'd be forced to do more on less land.

So we talked about this, and it is now on the DRC: https://www.tempe.gov/Home/ShowDocument?id=38304

There is no development. What are they trying to do, just get a subdivision approval so they can land bank and sell?

This seems ridiculous to me and now way I'd approve this.

Or is sub-division more liberal and means essential parceling-out the land into say 3-4 parcels and then selling to individual developers? I would be in favor of that action.

Sorry, I'm a novice when it comes to zoning... Help appreciated.

Currently, the land is one parcel. If you look at the plans, all they are doing are subdividing out a small strip on the east end by the railroad tracks as "Tract A," which will be used as "open space and landscaping." Could be different reasons why they need to do this, but it's mostly likely to facilitate development, rather than forestall it.

As another example, there is a similar process going on right now for the Monti's lot where One Hundred Mill is supposed to go. There are currently several different tax parcels of land where the restaurant and parking lot are. The developer, however, is going through the approval process to subdivide the land so there are only two parcels: one where the historic portion of the Hayden House that is going to be preserved will be, and one for all the rest where the new development will be.
