So frustrating our nearsighted zoning code doesn't let them replace this POS with a supertall.

If there's any single lot in the city that's appropriate for a supertall office building, it's this one.

I’m curious if in 15 years or sooner 5th ave to Broadway/ Times Square would be rezoned similar to midtown east. Perhaps that’s the reasoning for this cosmetic upgrade instead of a new structure. Waging that increased FAR on that plot will yield a taller tower down the road.

Does anyone know or have access to a map of Manhattan that shows FAR?

This is the perfect site for a 1MM+ sf office building, too bad its just getting new cladding. Scaffolding has gone up in the past couple days, full steam ahead.

I noticed today they're tearing up the plaza behind the building, don't know what that's about. Meanwhile, looks like work beginning on the building itself.

Rendering Revealed For 1100 Avenue Of The Americas’ Glass Recladding, In Midtown

Preparations are underway for the glass recladding of 1100 Avenue of the Americas, a 15-story office building located across from Bryant Park at the corner of West 42nd Street and Sixth Avenue. Brookfield Properties is the current developer of the 386,190-square-foot structure, whose renovations include the replacement of its old reflective glass façade with a lighter, more transparent curtain wall on all sides. Kohn Pedersen Fox is the designer of the new envelope. Once reopened, the structure will yield 357,940 square feet of commercial office space in addition to 11,239 square feet of ground-floor retail area. Aecom Tishman is the general contractor.

A new rendering was spotted at the site, where black netting and scaffolding completely shroud the superstructure. The original glass is still in place, but an exterior hoist has been affixed to the northern elevation on the temporarily closed pedestrian plaza, and all retail tenants on the ground floor have already moved out.

The building’s floor plates measure around 25,000 square feet apiece, and the structure will be capped with a rooftop terrace for future occupants with views of Bryant Park and the surrounding cityscape. Access to the B, D, F, M, and 7 train is conveniently located just across the street. An abundance of food options are scattered throughout the vicinity, as well as a Whole Foods Market at the base of Salesforce Tower across from Bryant Park at 1095 Avenue of the Americas.

The renovation and revamp of 1100 Avenue of the Americas is slated for completion by the end of 2020, as indicated on the construction board.

There's a lot going on in this scene.

For one, this woman is clearly dissatisfied because here date made her pay the bill. The waiter is thinking the same thing as well.

Renovation Of 1100 Avenue Of The Americas Making Progress In Midtown

Recent photos show the entirety of the southern elevation and most of the western elevation covered in scaffolding and black netting. All of the original curtain wall has been removed, exposing the steel superstructure. Metal clips are in place on the edges of the floor plates in preparation for the installation of the new façade. An exterior hoist is positioned on the uncovered northern face, and yellow insulation panels are wrapped around the mechanical extension above the roof parapet.

The existing floor plates measure around 25,000 square feet apiece. The renovation also includes the addition of a new roof terrace that will provide occupants views of Bryant Park, the Empire State Building, and the surrounding Midtown skyline.

The completion date for 1100 Avenue of the Americas’ revamp was last reported for late 2020, as indicated on the construction board. However, sometime in early 2021 looks more likely.
