If the developer can pull this off - fucking kudos to them. We'll see though. I don't see the Pier towers happening - probably just be green space which I'm OK with. But if they can make the rest of it happen - including the townhomes? It'll be a huge step up for the Delaware Waterfront.

I linked this article in 2017: Developer's path to Philadelphia waterfront littered with failed projects

https://www.philly.com/philly/busine...-20171110.html

Quote:
Developer Jeffery Kozero wants to remake a swath of South Philadelphia's Delaware River waterfront into Philadelphia's version of Miami Beach. Imagine 10 towers — up to 34 stories — overlooking the Delaware in what would be the city's biggest residential project in memory.

But if past performance counts, the developer might not be up to that ambitious vision.

From the Chesapeake Bay shores to the streets of east Baltimore to central Pennsylvania's farmland, Kozero has left a trail of unfinished houses, unhappy customers, and unpaid contractors, at one point drawing sanctions from Maryland regulators.
Plenty of evidence to doubt this ever comes to fruition.

This is stupid. Set back from Delaware Avenue, looks like it was designed by a 7th grader.

No chance in hell of happening.

Developer to extend Delaware River trail for OK on extra-tall towers

http://planphilly.com/articles/2019/...ra-tall-towers

Quote:
A mega development coming to the Delaware River waterfront will include a swath of a long-planned river trail in exchange for permission to build taller towers than local regulations permit.

Developer Jeff Kozero will build the trail on a section of publicly owned land as part of the first phase of a massive development that will eventually span 18 waterfront acres between Washington Avenue and Reed Street. It will include 10 towers comprising nearly 2,000 residential units and a hotel. In addition to the public trail controlled by the Delaware River Waterfront Corporation, Kozero plans to create 2.2 acres of public space.

The development, known as Liberty on the River, will rise behind the union hall of Sheet Metal Workers Local 19 on land purchased from the labor union. The latest plan for the sprawling site comes after years of negotiations with the Pennsport Civic Association and a controversial attempt to rezone the parcel for an even larger project.

The comments on that article are hilarious. Opposition coming from someone worried about the amount of bird deaths this would cause.

For now, Shapiro said the group has a foundation permit for the first building submitted, and they hope to start work in the late summer or early fall.

This is a project until I see it, I can't believe it.

Building One - just repeating for the sake of emphasis...
"It consists of three attached towers, which developers are grouping together as “building one.”"

729 units!

Remember the days of bridgmanview tower? I'll take this project of that size here. Now in center city no; but on the river? Sure!
