Construction Update: 15 Renwick Street

Construction is finally making headway at 15 Renwick Street in SoHo/Hudson Square, which had been stalled for several years. Previous plans for the site fell through, and Izaki Group Investments ultimately acquired the lot. ODA Architecture is designing, and a series of new renderings are also online, giving a better look at the project.

The first new building filings date to 2006, but the latest permits indicate that 15 Renwick Street will span 70,520 square feet, which will be split between 30 condominiums, translating into an average unit size of over 2,000 square feet. Prices will undoubtedly be expensive, and ODA’s design will certainly be unique.

59 Frost Street will have 47 units spanning 45,000 square feet and 7 floors. The entirety will be low-income housing, and per C + G, the building was “designed to minimize the impact of flooding,” which is certainly a prudent move given the impact Hurricane Sandy had on the neighborhood.

For affordable housing, the design is a departure from the norm; the facade is bisected by two different shades of grey brick, and windows are relatively large; some are also inset, giving depth to the exterior. Comparatively, 59 Frost Street may actually be more attractive than many other ‘luxury’ rental buildings in the neighborhood.

Per Dunn’s website, completion of 59 Frost Street is expected in March of 2015.

The 300 Affordable Apartments Coming to Flatbush, Revealed

Today brings an updated look at the circa 300 affordable apartments coming to Winthrop Street in East Flatbush. The Wall Street Journal has the details: in short, the former psych ward at the giant Kings County Hospital Center (where infamous serial killer the Son of Sam briefly stayed), shuttered in 2008. Located between Albany and Kingston avenues, the hulking structure currently sits abandoned, but developer Camba Housing Ventures will raze it this summer to build Camba Gardens II, a $96 million sequel to its first effort, called Camba Gardens I. The latter, which opened in October, is made up of two affordable rental buildings at 690 and 738 Albany Avenue, also the sites of former hospital buildings. They boast 209 apartments between them plus a patio, a green wall, and rooftop solar panels. The 256,330-square-foot follow-up, designed by Dattner Architects, will be equally green. Camba Gardens I also has basement facilities and services that help its residents with their finances, job hunts, and medical issues. Here's counting on Camba Gardens II having more of the same when it opens in 2016.

New Affordable Housing Unit Revealed in East Village

A newly constructed residential building at 535 East 11th Street has just stripped its scaffolding, according to EVGrieve.

Subsidized by the Department of Housing Preservation & Development, the eight-story, 46-unit Mary Spink Apartments will provide affordable housing for homeless and mentally ill residents of the East Village (who—let's face it—have been screwed for years). It's made up of "studio apartments that will allow the residents to learn to live independently in a nurturing environment."

There's also a landscaped public courtyard, as well as a narrow, alley-like connection running between East 11th and the adjacent Joseph Sauer Park, which does not seem like a very good idea.

Related reveals first glimpse of 12-story Tribeca rentals

The Related Companies have revealed renderings for a 12-story rental building at 261 Hudson Street in Tribeca.

The Ismael Leyva-designed property between Spring and Canal streets will hold 201 apartments, adhering to the 80-20 structure, Tribeca Citizen reports. Forty-one of the units will be affordable; the rest will be market rate.

In March, the developer sought to use an “inclusionary housing” bonus that would allow it to build bigger than zoning allows in exchange for affordable housing, as previously reported. A one-story brick building on the site was demolished last year.

PLG’s 111 Clarkson Is Completely Gone

No trace remains of the “berserk-eclectic” house at 111 Clarkson Avenue in Prospect Lefferts Gardens. Demolition began in March, and now the site has been completely cleared.

Last week, architect Joseph Spector filed new building applications for a seven-story, 22-unit building and an eight-story, 28-unit one on the site, which lines up with plans developer Seth Brown announced in January. The two rental buildings will have mostly one-bedrooms with a few two- and three-bedrooms thrown in.

We expect construction will start at the 12,000-square-foot lot soon after permits are issued, and Brown told us it will finish in a year.

New York’s built environment is incredibly out of sync with its transit infrastructure, and neighborhoods like Crown Heights should be up-zoned accordingly; the city must take advantage of existing opportunities for growth. The lack of density is especially disappointing when considering the cost of new transit, how prohibitively expensive infrastructure projects are, and how easy it would be to allow new construction, instead of throttling the city’s future with red tape.

937 Bergen Street has no completion date, but demolition permits were issued in May, so construction would appear to be imminent.

Note: Mentioned on the first page list. But without precise details. This information adds height, proper floors, and the types of units along with the square footage, will update the first page list (I make sure not to include duplicates, as each post corresponds to a single project. Will make an overall review of all the midrises planned. Not to many low rises as there are a good 100 plus midrises planned or in the preparation state since I started this compilation (Includes 6-12 stories as a mid rise is generally defined.

While wrapping your head around that, here are some of the building's previously reported amenities, such as a 24-hour doorman, valet services (laundry drop-off and pick-up), fitness center, residents lounge, landscaped roof decks (where you can watch the Skyfall?) and bike storage. In total, there will be 135 units here, 30 of them affordable.

Apparently the rumors are true: Starbucks is joining Capital One in the ground floor space at 341 Eastern Parkway in Crown Heights, according to DNAinfo. This will be the coffee giant’s first store east of Flatbush Avenue. Most of its Brooklyn locations are concentrated in Brooklyn Heights and Downtown Brooklyn, along with two in Park Slope and several scattered around Bay Ridge, Bensonhurst and Flatbush.

We don’t know what they’re paying for their 4,500 square feet of space, but the asking rent for Capital One was $100 a square foot. Both the bank and the coffee retailer are slated to open in the fall. And the eight-story, 63-unit building is ready to start leasing in July with rents ranging from $2,575 for a one-bedroom to $3,700 for a two-bedroom, two-bath apartment.

Former Crown Heights brewery site to yield residential building


Brooklyn property to sprout 119 apartment units

The first permits are up for a new mixed-use building at 141 Bowery; the site’s developer is Patrick Wu of Global Joint Venture, Inc., and the architect of record is Raymond Chan.

141 Bowery will measure 35,192 square feet, and the building will stand eleven stories and 104 feet tall. The first five floors will have retail and offices spanning 19,189 square feet, as well as 783 square feet for an ambulatory care center.

Above, twenty apartments will split an additional 15,220 square feet.
The location and choice of architect would indicate that 141 Bowery will be developed with a relatively low budget in mind, and while no renderings have been released, Chan’s portfolio hopefully excludes the possibility of something awful. Given the scope, the project will be simple filler, though it will replace a relatively attractive pre-war low-rise.
