Developer pays $33M for Miami River site, 1,426 units planned

A New York developer paid $33.1 million for a property on the Miami River so it could expand the size of its mixed-use Miami River Village project.

Colliers International South Florida brokers Larry Stockton, Alex Morcate and Jeff Resnick represented the sellers Riverfront Parcel 5 and 6 LLLP, an affiliate of Paulo Melo’s Integra Investments, in selling the 2.97-acre site at 300 South Miami Ave. It was acquired by MRP Parcel 5 and 6 LLC, an affiliate of New York-based Kar Properties, led by Shahab Karmely.

Kar Properties acquired a 1.8-acre site nearby in 2013.

According to Colliers International, the developer plans to build 1,426 units on both properties, starting with an 800-foot condo on the water. The properties were also approved for retail and office space.

As for Integra Investments, the sale proved especially sweet as it paid just $11.88 million for the property in 2011 and then rode the real estate recovery to a nearly tripling of its value.

928-Foot Tower Planned On Riverfront Parcel

KAR Properties has submitted plans to the FAA to build a 928-foot tower on the Miami River, according to records obtained by TNM.

If approved, the tower would reach a height of 933 feet above sea level, making it taller than any other building that currently exists in Miami (although several towers are planned that would break the 1000-foot mark.)

A 605-foot condo project called Cima was once part of a MUSP approved for the site in 2004, known as the Riverfront Parcel. Two condo towers known as Ivy and Wind were built, but the rest of the land remains vacant.

KAR bought the Cima property in 2013 for $27 million. In total, KAR has spent about $60 million assembling the rest of the property in the Riverfront Parcel over the past year, including land that isn’t on the river.

Karmely To Unveil ‘Aesthetically Pleasing’ Condo Tower On Cima Site This Spring

A new condo project located on the former Cima site on the Miami River will soon be announced.

Persian-American developer Shahab Karmely told TRD that he will unveil the project this spring. It will be designed by a renowned architect, with ‘amenitized living and lifestyle features.’ Extra care is being taken on details such as soundproofing, light exposure, ceiling height and elevator experience.

The tower would rise to a height of 928-feet, according to an application submitted to the FAA last month. Construction could begin by late 2015 or early 2016.

Karmely is also moving forward with plans to develop a site in Hallandale Beach.

Although he recently added a property in Wynwood to his holdings, Karmely won’t be developing it immediately. Instead, he intends to take his time, expand his holdings, and eventually develop a mixed-use project.

Karmely arrived in the U.S. from Iran in 1978 as a refugee. He intends to relocate to Miami with his family.

Well, really white and greenish buildings. The Google Earth image might give the illusion that everything is really white, but its just the lighting setting.

Two 60-story towers due on river

Dual 60-story residential towers with a waterfall are proposed for choice riverfront land in the shadow of Miami Avenue Bridge.

During the city’s last building boom, three condo towers rose on a block on the north side of the Miami River in the Central Business District: The Ivy, Wind and Mint.

This latest proposal, as yet unnamed, is planned to fill in the vacant lot hugged by the existing three towers.

Details of the ambitious project were revealed Monday at a committee of the Miami River Commission. Committee members spoke favorably of the project and made suggestions to improve the riverwalk but took no formal vote.

The two towers are to rise taller than the existing towers. The new buildings will be connected at the top and bottom, with open space in the middle.

An earlier project planned for the site included one bulkier residential tower. The new proposal includes two slender towers joined in an L-shape by a podium about five stories tall, according to Iris Escarra, an attorney for the developer. Kar Miami MRP LLC is listed as the owner.

Ms. Escarra said they were excited to learn recently that the riverwalk can be extended beneath the bridge and connect with the existing riverwalk east of the bridge. She said the developer is willing to improve that part of the riverwalk, beyond an extra wide and lushly landscaped portion in front of the proposed dual towers.

The design of the towers has them facing the river. A large waterfall would be built on the front portion of the podium levels.

“The water feature falls from the building,” Ms. Escarra said.

Plans call for 406 residences, 20 lodging units, about 30,000 square feet of commercial space and parking for 520 vehicles.

Both the Ivy and Wind towers are 500-510 in height, while the taller, the Mint Tower is 630 feet. Based on the renderings, it looks roughly a height of 900-930 feet, so I'd say they didn't downsize. There were also applications stating 928 feet send to the FAA two months ago with info about a new condo being announced occurring in early January.

A portion of the lot is also a plaza, so this further reduces the bulk of the tower(s).

World-Renowned Architect Rafael Viñoly Designing First Of Three Towers At Downtown’s Miami River Village

The tower is being built by KAR Properties as part of Miami River Village, a three-tower project planned for a 5-acre site next to the Ivy, Wind and Mint condos on the Miami River. An early rendering of the first tower was released last week.

At 60-stories, the condo project will include 1 million square feet, of which about 600,000 square feet will be sellable. High-end retail, restaurants, and ‘interactive components’ will also be built as part of the first phase.

Yes it is. Has been in the making for a while. Developers are very serious about it, and the market is there. This design is actually quite nice. One of the criticisms of Miami architecture during the boom times is that it kinda looks similar, but this deviates from it. Should be interesting once better renderings come out and details.
