The Los Lunas Village Council has approved the IRBs for the Facebook data center expansion. This means the additional 6 buildings can go forward and the entire project will be a $6.6 billion investment by Facebook into the metro Albuquerque economy. It means the nearly 1,200 construction jobs will continue for the foreseeable future and at least 30 more permanent jobs will be created and will now total almost 400 high-paying jobs at the site. The possibility exists that the total permanent jobs will also double to 700 from the 350 in the original project once all is said and done!

KOB-TV has a report about the Civic North RFP which was apparently inspired by the post I made about the proposals earlier in this thread last year. In their written article below they mention and link to this thread. The city confirms that they received the proposals but says the RFP timeline and selection has been affected by the pandemic and it is still up in the air at this point.

We just have to keep hoping that things will continue getting better and the RFP moves forward, hopefully sometime this year!

The city in its response also mentions the other recent RFPs and MRA projects in the downtown area that have moved forward. That includes the First and Silver RFP. Last month, Albuquerque Business First revealed some details from the city about the lone proposal that the city received and is now negotiating for a development agreement with the developer. It seems the project will cost $20 million and include about 200 residential units in a multi-story building.

I made a public records request for the RFP submission with the city last month but they denied it, saying that it is not yet a public record. I will try again but I'm hoping it may be posted soon on the city's website, if and when they come to an agreement with the developer.

The Business First story also provided various other details and updates about other MRA projects in and around Downtown Albuquerque. Below is a summation of the projects that I cobbled together and edited for clarity from a partial list in the article and descriptions for the other projects in the accompanying gallery for the story.

Innovate ABQ: A 22,000 sq ft building renovation for a bioscience makers lab. Construction will begin in June and is estimated to cost $5.2 million.

Homewise Townhomes: A residential project that will include 16 townhomes. Construction will begin in 2021 and is estimated to cost $2 million.

Spirit Station: Approximately 6,000 square feet of experiential destination space at the Rail Yards. The project is in negotiations for a lease agreement and is estimated to cost $3 million.

Highlands Broadstone East: A project including 228 multifamily units and 4,000 square feet of retail space. The project was recently approved for a seven-year property tax abatement and MRA bonds. The project is estimated to cost $56 million.

Tierra Adentro Charter School: A project that includes a 38,300-square-foot charter school in the Sawmill Area. The project is under construction and estimated to cost $8.6 million.

Nuevo Atrisco: The second phase of the project will include 11,000 sq ft of commercial space, a food hall, and a 6,000-square-foot community plaza. The project is in negotiations and is estimated to cost $7 million.

Imperial Inn: The redevelopment of the mid-century modern motel will accommodate 52 guest rooms, 16 residential units, and more than 4,400-square-feet of rentable commercial space. The project will begin construction on June 30th and be completed within a year. Total project cost is $7.9 million.

First and Silver RFP: The project will include about 200 units of multifamily housing. The project is in negotiations and estimated to cost $20 million.

Rail Trail: The project is in design and development and will cost $5.5 Million for the portion from Downtown south to the Rail Yards. The city has requested additional money from the state legislature for an extension north and west from Lomas Boulevard to the Sawmill Area.

Springer Square Sky Link: Skybridge and plaza which will enable direct access to spaces in the Convention Center parking structure for the Springer Square and Verge office buildings in order to free up current surface parking lots at the site for future development. Cost of the initial Sky Link project is about $6 million.
Here are renderings and a layout of the Sprit Station project, which was the winning submission from the Rail Yards North Entrance RFEI late last year. The development team describes it as a submersive and interactive art and history storytelling experience similar to Meow Wolf in Santa Fe and Electric Playhouse here in Albuquerque. It will have an 1880s steam punk-type theme including the Bar Car, operated by Still Spirits craft distillery.









Below is a pic of the Rail Yards north entrance area from the Business First story gallery. The Pattern House building where Spirit Station will be located is visible in the left center of the photo. The historic Firehouse structure is directly behind it to the south at the exact center of the photo. The city says it dropped consideration of proposals for the Firehouse because of the current economic conditions due to the pandemic.

The building permits for Titan Development's 158-unit Allaso Journal Center project were issued this past week. It looks like it will get underway soon. Pavilion Construction is the contractor, and luckily they provide regular updates on their construction projects, so I look forward to seeing it under construction!

A pic and the latest video updates of the Amazon fulfillment center and sortation center going up on the Westside. It's amazing how fast Project Nico has been constructed. It's now fully enclosed after just a few weeks of construction! The second video is a little older, from two weeks ago, but I thought I'd post it because it shows a lot of the interior of Project Chico and the inner workings, with all of the complex systems for item retrieval being installed. It's all fairly fascinating! The last video I've had to share as a link because it says its settings won't allow it to be embedded and played directly here. I've left the failed embed in the post to show what it says. I hope this isn't the new norm for these videos!

Downtown Albuquerque News recently had this pic of the Hilton Garden Inn/Homewood Suites hotel construction downtown. There are now separate websites and a joint Facebook page for both hotels with additional renderings of the project. They say the hotels are scheduled to open in June.

Channel 13 had a story tonight about the plans for the Winrock Town Center park area that project developers have submitted to the Development Review Board for approval. It will include a lake and arched pedestrian bridge among other features. There will be two restaurant pavilions within the park and two new three-story structures and a new entrance constructed on the south side of the existing Dillard's women's store. Below is KRQE's report as well as renderings of the project from the DRB submittal package. The plans will be reviewed at this week's DRB meeting.

The new Ben E. Keith distribution center on the Westside opened earlier this week. Albuquerque Business First reports that the 275,000 sq ft facility is just the first phase of an eventual 600,000 sq ft of space for its regional headquarters that serves all of New Mexico, southern Colorado, far west Texas and El Paso.

Albuquerque Business First has a story detailing Theia Group's temporary space in Albuquerque where it will operate while the Orion Center is constructed. The three structures are all former Raytheon facilities in the Sandia Science & Technology Park. It includes the original 103,000 sq ft Ktech facility at Eubank Boulevard and Development Road SE. Ktech was a 40-year-old, Albuquerque-grown company which Raytheon acquired in 2011. The other building is the 72,000 sq ft building at 10800 Gibson Boulevard SE. The story states that Theia Group signed a 10-year lease running through March 2031 for the Gibson building and a "long term lease" was signed last summer for the Ktech building.

More news about the Orion Center from the Albuquerque Journal today. The city administration and Theia Group have come to a land lease and development agreement to build the project. The City Council will need to approve the agreement.

The state legislature just wrapped up its special session where it passed an increase in LEDA funding for large economic development projects over $350 million like the Orion Center. During the special session it was revealed that there are currently three economic development projects in the works actively negotiating agreements with the state that would meet the threshold, but they were not named.

The Journal has a story about another great re-use of an empty retail space in Albuquerque. Verus Research will renovate the 41,000 sq ft former Babies R Us space on Hotel Circle. It will be an office and industrial facility. Construction is expected to be completed in August.

The story mentions other recent projects that are transforming empty retail and entertainment spaces into office and industrial uses. This is helping solve two problems - finding new uses and tenants for these empty spaces and dealing with the lack of industrial space in Albuquerque.

Below are two more recent projects announced that will transform empty retail and entertainment spaces in Albuquerque:

Albuquerque-based regional restaurant chain Dion's Pizza will renovate the former It'z entertainment center that has been vacant for a few years at the Montgomery Plaza shopping center. The 51,000 sq ft space will become the company's flagship location with corporate office, centralized production hub for things like its popular green chile ranch dressing, and a new restaurant location as well.

Directly west of the Dion's project, also at Montgomery Plaza, will be another headquarters for a California hotel supply company that will relocate to Albuquerque. The project will transform the 28,000 sq ft former Cinemark Movies 8 location that closed permanently last year because of the pandemic. Green Suites Hotel Solutions provides things like soap and shampoo to about 4,000 hotels across the country. The company is already operating in Albuquerque out of temporary space downtown until the renovation of the former movie theater is completed at the end of the year.

Another company that recently relocated to Albuquerque is Lancs Industries, which relocated here from Seattle and plans to hire more than 75 people in Albuquerque. The company manufactures products that facilitate the safe handling of radioactive nuclear waste and works with Los Alamos and Sandia National Labs, among others. Their new 26,000 sq ft facility is located in the Renaissance Area near the new TopGolf location.

The Journal has a story about Intel in Rio Rancho and the innovations made there which have contributed to it remaining viable and expanding over the last three years. The story says that Intel reported to the state that another 82 jobs were created last year at the site to make for about 760 jobs added since 2018 and over 1,800 people employed there currently. In addition, it says the company also made $290 million in capital investments at the site last year.

Fidelity Investments announced last week that it will add 225 jobs in Albuquerque. This goes along with the 250 new jobs announced last October and the 60 that were announced about a year ago last April. That makes for a total of 535 new jobs Fidelity has added in Albuquerque over the last year. In the April 2020 announcement it was reported that Fidelity had 800 employees in Albuquerque at the time. That would mean that with this new round of hiring it will have over 1,300 employees in Albuquerque.

Affordable Solar has announced that it will be moving to a new, larger headquarters building and add 70 jobs in Albuquerque with the help of state and local incentives. The company has been operating in Albuquerque since 1998 and the new jobs will all pay at least $65,000 a year. Below is a pic of the Britton Solar Energy Center in Torrance County which Affordable Solar constructed in 2019 and is the largest solar power facility for PNM, the local electric utility.

The governor has signed the expansion of the LEDA program that was passed by the legislature during its recent special session. The expansion in funds will apply to economic development projects in the state with price tags larger than $350 million. It is meant to entice more large companies to locate and make major investments in the state. During the session it was revealed that there are at least 3 such projects currently working with the state to receive the incentives for their projects here. It was not revealed which companies these projects may involve.

New Mexico has its first billionaire. Ron Corio, the founder of Array Technologies in Albuquerque, is estimated by Forbes to be worth $1.1 billion and is the 2,524th richest person in the world, one of 724 billionaires in the United States. Array Technologies went public last year and raised more than $1.2 billion in its IPO. That no doubt contributed to his wealth. The Albuquerque Journal story describes him as low-key and humble. However, I hope he may take on a more public role and become visibly and actively involved in philanthropic efforts in Albuquerque. That would be another game-changing thing for our city, to have a person with that amount of wealth willing to invest in improving the city.

Downtown Albuquerque News last Tuesday reported that the Albuquerque Development Commission would vote on the Springer Square Sky Link project at its meeting last Thursday. Apparently, previous reporting was wrong and they had not actually approved the final agreement in March. At the last meeting a study was requested by the commissioners to determine the impact on Convention Center events of leasing the 184 parking spaces in its parking structure for the project. The study concluded that there would be no adverse impacts due to the existing overflow parking at the garage under Civic Plaza and the new parking that was created at the One Central parking structure. They also said that over 400 leased spaces became available due to Molina downsizing its workforce downtown when they lost their state Medicaid contract. It has not yet been reported the outcome of the meeting and if the final development agreement was approved for the project.

The new documents posted for this month's meeting also reveal that the anticipated new development on the existing surface parking lots may amount to up to $50 million in new construction. This has always been the most exciting aspect of the project to me, the future development that it will facilitate! The development agreement also spells out that the developer will partner with the city, Innovate ABQ and other area property owners to study the affects of vacating streets in the area to assemble the parcels in better configurations to maximize the development potential of the area. The streets to be looked at for vacation are Commercial Street, Tijeras Avenue and Dr. Martin Luther King Jr. Avenue between the railroad tracks and Broadway. Below are a couple of pics of the area to show the lay of the land. You can see how the streets criss-cross the area and break up the plots of land into odd configurations.

You're welcome and yes, I like the design of the new Lavaland building as well! Mark Baker said obviously he wanted to evoke volcanoes in some way with the design. I think he did a good job in a clever way! His firm's design for the new building at Ernie Pyle Middle School is also a favorite of mine. For anyone who doesn't know, Mark Baker is the man behind 505 Central and the food hall there. His architecture firm has its offices in the mezzanine area that overlooks the food hall.

KRQE tonight had a story about plans for two more existing APS schools to get new buildings. Sandia Base Elementary School will get a completely new campus to replace its current 1940s buildings. The story says that the federal government may pay for 80 percent of the cost because the school is on Kirtland Air Force Base. Jackson Middle School will also get a new 2-story classroom building. There will also be two new school bus facilities constructed on each side of the river. The total cost for all four projects is expected to be $87 million.

KRQE tonight also had a story about the mayor's news conference today highlighting the $190 million in capital improvement and infrastructure projects planned for the coming months. That's in addition to the $125 million in projects that have already gotten underway and are under construction since the pandemic began last year. The mayor credits these city projects with helping the city's economy weather the worst of the pandemic last year. It's hoped that now in the coming months these new projects will help the city emerge strong as the pandemic eases its grip in New Mexico.

The Albuquerque Journal has a story about the accelerating growth at Mesa del Sol, especially the new home building, which is expected to more than double with 400 new homes constructed this year after several slow years of growth with just 377 homes constructed up to this point. The development so far has mostly been about creating jobs with things like Netflix, Fidelity Investments, Kairos Power, Aperture Center, etc. About 2,500 jobs are currently located there. Mesa del Sol is a New Urbanist development just south of the Albuquerque Sunport. It's expected to house about 100,000 people when it's fully built out.

Demolition of the old Bernalillo County jail in Downtown Albuquerque is finally underway. Work began last week and is expected to take 10 months to complete.

Here's a pic from about 1969 of the old neighborhood that existed north of Downtown Albuquerque before the growth of new buildings northward in the 1970s. This house stood about where the walkway is between the old county jail and old Metro Court buildings in the pic above. The address is 411 Roma NW and the old jail's address is 415 Roma NW. Construction has gotten underway at the Allaso Journal Center apartments in North I-25. Pavilion Construction posted the pic below on Monday morning of the job site.

WaFd Bank has completed the installation of its signs atop Albuquerque Plaza. It will also occupy a space on the ground floor. It replaces U.S. Eagle Federal Credit Union, which is moving its downtown operations to Avanyu Plaza.

Chase Bank is entering the Albuquerque market and has announced three more branches, for five total that it will build. The five locations will be in Uptown at 6670 Indian School Road NE, in the East Gateway area at 340 Eubank Blvd. NE, in the Far Northeast Heights at 8001 Wyoming Blvd. NE, on the Westside at 9261 Coors Blvd. NW, and another in the Heights on the southwest corner of Montgomery and Juan Tabo. The Eubank branch is expected to open first, in May. The others are all expected to open by the end of the year. I'm hoping that eventually they will announce a downtown location!

I came across this very interesting proposal for a nearly 24,000 sq ft Chase Bank headquarters in Albuquerque from 2017 on an architect's website. Apparently Chase Bank has been planning its entry into the Albuquerque market for a few years and even had a design competition for its new headquarters here. I hope that eventually they will build a nice headquarters here. I'd prefer it be downtown, but if they're considering building something architecturally significant like the proposal below I'd be okay with it elsewhere.

Raising Cane's has announced that it will be coming to Albuquerque in 2022. They made the announcement yesterday in response to a comment about another announcement on their Twitter account. The local media have now reported about it as well.

The permit for the Fogo de Chão restaurant at Coronado Center was issued last month and it is under construction. A footing inspection was recently completed. Below is a pic of a location on Long Island which seems to be their standard design for new locations.

The Macy's at Coronado Center will be getting a Macy's Backstage concept within the store. It will occupy 15,700 sq ft in the existing store and will debut this weekend. Macy's Backstage is the off-price version of the store which Macy's is banking on to be able to survive the changing retail landscape. They announced last year that they eventually envision moving to mostly free-standing Backstage locations and keeping only their highest-performing department store locations in better malls.

Albuquerque Business First has an update on the Markana Uptown apartment project. The developer says that they expect to begin construction in late summer or early fall and be completed before the end of 2022. The project was most recently approved by the city to add another floor and 51 units, for a total of 243 units in a seven-story structure.

It looks like there will be another huge economic development announcement today in Albuquerque. Intel is apparently going to invest $3.5 billion to upgrade its plant in suburban Rio Rancho. The information was revealed last night in a 60 Minutes piece about Intel trying to reclaim its dominance in semiconductor manufacturing. The story below says there will be a news conference today with the governor, both of our U.S. senators and Intel's head of manufacturing operations. I'm hoping that in addition to the huge investment there will be a nice jobs creation figure to go along with it!

From other reports I've seen online this morning it looks like the announcement will likely have to do with manufacturing of the new 3D Xpoint technology chips at the plant in Rio Rancho. Currently, the research and development for the technology is based in Rio Rancho and Intel previously was partnered with Micron to manufacture the chips. Micron got out of the deal and it looks like Intel will build its own manufacturing site in Rio Rancho for the new technology chips that are also known as Optane.

The news conference by Intel in Rio Rancho has just concluded. Below is Albuquerque Business First's coverage of the announcement. It says that this project will create 700 new jobs in Rio Rancho and 1,000 construction jobs while it is being constructed. Like the Journal's updated report, it say that this is not an expansion of the facilities, but rather a re-tooling of the existing facilities to accommodate the new manufacturing process.

Actual construction costs on the facility and infrastructure will total $550 million. And it will actually accommodate Intel's new Foveros technology, though it's not clear to me whether that is separate or distinct from 3DXpoint. I watched the news conference and they mentioned 3DXpoint and Optane along with Foveros. Either way, this is huge news. With this announcement and the jobs added since 2018, Intel will have added nearly 1,500 jobs in Rio Rancho recently!
