First Look at the South Street Seaport's 60-Story Condo Tower

Rumors of a helix-shaped glass tower slated for a site just south of the Brooklyn Bridge have been swirling around for years now, but developer Fortis Property Group has been reserved in divulging too much about the project. All of that changes today, with the launch of One Seaport's teaser site and an extra blast of information from project broker Fredrik Eklund. Formerly known as 151 Maiden Lane, the Goldstein, Hill and West-designed tower will rise 60 stories and come in at just under 700 feet—at 670, to be exact. Sure, it'll be tall for the Seaport, but it's among a new class of sky-grazing residential towers along the East River and counts as its companion Extell's One Manhattan Square, now rising just north of the Manhattan Bridge.

One Seaport's 80 one-, two-, and three-bedroom apartments will be designed by S. Russell Groves, an AD100 architect whose other NYC projects include 50 West and 1212 Fifth Avenue. Most apartments in the building will have terraces, and no less than two exposures. Although Eklund was reticent to divulge too many specifics, he did note that low-floor one-bedrooms will start at just over $1 million and apartments will reach up to around $20 million, presumably for the building's collection of penthouses.

As is expected with pricey new development, the building won't be short on amenities. Its 27th floor will be a dedicated Water Club (rendered in part above). Residents will also have access to an attended private motor court and a 24-hour concierge. Sales in the building will launch in early fall.

Mods need to change title to 670 ft.

Per the developer and the Curbed article, this tower will be exactly 670 ft.

Jack Resnick & Sons and Fortis Property Group have reached a settlement over Fortis’ disputed use of the “One Seaport” moniker to promote its new 60-story condo tower at 151 Maiden Lane in the South Street Seaport.

Midtown-based Resnick filed suit against Fortis in September, claiming the Dumbo-based developer was infringing on Resnick’s trademark for its 35-story, 1.1 million-square-foot office tower at 199 Water Street – dubbed One Seaport Plaza, and mere blocks away from Fortis’ condo development site.

But the two sides announced Wednesday that they have entered into a settlement agreement to resolve the matter, with Fortis agreeing to market 151 Maiden Lane as “1 Seaport” instead of “One Seaport.”

In addition, Fortis will only use the “1 Seaport” moniker for an agreed upon marketing period – after which the developer will discontinue all uses of either “1 Seaport” or “One Seaport” in connection with the new condo tower.

Neither Resnick nor Fortis had further comment on the matter.

I hope the 80 S. Street design is just as nice as this one. Based on the rendering, its almost a shame it isn't taller. It looks like a gem.

I love that this area of Lower is getting overhauled. The nice peaks concentrating near the Brooklyn Bridge will do so much to shift the dominating effect WTC1 has on the skyscraper mass.

Building amenities include the usual suspects for a luxury condo—24-hour lobby, fitness center, kids' playroom—along with more out-there offerings. The building has its own private porte cochere, and there's a 30th-floor " Water Floor," or a spa-like center with a pool, lounge, and "a misted waterfall passageway."

A Glassy Condo at South Street Seaport

The 19th-century red-brick buildings that define South Street Seaport are about to get a new neighbor: a 60-story glassy condominium.

Currently called 1 Seaport, the 80-unit tower, which is being developed by the Fortis Property Group at Maiden Lane and South Street, is tall, slender and swathed in windows for an icicle-like look, which also puts it at odds with the growing ranks of condos with more masonry in their facades.

But 1 Seaport, which is not in a historic district, seeks to make the most of its unusual site near the East River. Floor-to-ceiling windows occupy what seems like every wall in the building, so no panorama goes to waste.

“When you’ve got views over the water,” said Jonathan J. Landau, the chief executive of Fortis, “you’re not going to block them up.”

The condo’s units, which are mostly one- and two-bedrooms, will have marble counters, Gaggenau appliances and free-standing tubs. Every apartment in the building, which has the address of 161 Maiden Lane, also has a private balcony.

If the condo, with exteriors by Goldstein, Hill & West Architects and interiors by Russell Groves, is not a historical clone, it does make an effort to be nautical.

Teak, a wood often associated with boats, was used in the master baths as a deck for the bathtubs. In the lobby, a long log-type bench resembles a hunk of driftwood.

While 1 Seaport may represent the future, the way there has hardly been smooth sailing. Last year, the developer Jack Resnick & Sons sued Fortis over the name 1 Seaport, claiming it was a trademark violation.

In 1984, Resnick developed a 35-story granite office building known as One Seaport Plaza at 199 Water Street, which is close to Fortis’s project. The suit claimed that Fortis acted “in bad faith and with the willful intent to confuse customers and profit.”

In December, the two sides settled, with Fortis agreeing to rename its condo after sales ended, according to Mr. Landau, who added that he did not yet know what the new name would be, though he said “Seaport Residences” was under consideration.

Sales prices at 1 Seaport will start at $1.2 million for a one-bedroom, with overall prices averaging $2,400 a square foot, Mr. Landau said. The sales offices opened on April 19, and a day later, contracts were out on about 20 percent of the units, he said. Douglas Elliman Development Marketing is handling sales for the condo, which is scheduled to open in spring 2018.

Crowning Penthouse of Financial District's 60-Story Glass Tower Asks $18M

The term penthouse lost a lot of its pizzazz when developers started sticking the name on any old apartment toward the top of a building. But genuine penthouses still exist, and the latest of the tried and true is the crowning apartment of 1 Seaport, which hit the market over the weekend asking $18 million. (But that isn't to say the Financial District tower isn't also a hoarder of penthouses. Two other apartments in the building that call themselves as much are asking $6.995 million and $7.525 million.)

The apartment, a duplex, covers 4,489 square feet and has such penthouse-worthy features as a double-height living area with 22-foot floor-to-ceiling glass walls, a corner balcony, two additional private terraces, and direct elevator access. The apartment also has four bedrooms and two master bathrooms (because why not.) The penthouse's ask puts its price per square foot just a smidge over $4,000/square foot.
