OKAN TOWER DEVELOPER REQUESTS EXPEDITED REVIEW FROM MIAMI’S BUILDING DEPARTMENT

A few weeks later, the developer requested an “expedited life and safety” review of the permit, due to their construction timeline.

The expedited review was requested on September 27, and approved October 5.

Elements of the permit continued being reviewed by building officials as of last week, records show.

In total, the permit lists an estimated hard construction cost of $159,980,000. The permit also states there will be 316 hotel rooms, 399 residential units, 65,828 square feet of office, and 2,915 square feet of retail.

Suffolk Construction is the contractor.

DOWNTOWN MIAMI’S 70-STORY OKAN TOWER WILL BREAK GROUND IN JANUARY, DEVELOPER ANNOUNCES

Okan Tower will become the tallest in Miami upon completion, at 890 feet above ground.


A Hilton hotel with 316 rooms will be located on levels 14 to 30. Above that will be 399 multifamily units (condo and condo-hotel), from level 36 to level 70. Office space will be located on level 31 to 34, with ground floor retail.

Next door to Okan, foundation work for two 53-story towers is already underway. Developer Melo Group is building the Downtown 5th apartment buildings there.

In the video, developer Bekir Okan said that he loves the city. “I’ve traveled the world, but my favorite place is Miami,” he said.

OKAN TOWER DEVELOPER IS INCREASING HOTEL, RESIDENTIAL, & OFFICE SPACE, WHILE REDUCING RETAIL & RESTAURANT

Okan Tower’s developer has filed with Miami Dade’s Water & Sewer Department to modify what will be included in the development plans.

The addendum was added late last month to a previous utilities agreement that lays out changes to the development program.

According to the newly signed agreement, Okan Tower will include:

305 square feet of retail (previously 2,982 square feet)
67,588 square feet of office (previously 34,191 square feet)
2,690 square feet of coffee shop (previously 8,645 square feet of full service restaurant)
316 hotel rooms (previously 300 hotel rooms)
399 residential units (previously 370 residential units)
0 square feet of meeting rooms (previously 15,652 square feet)
The new deal supersedes an agreement for utilities with the county executed in September of 2018.


The 70-story Okan is on track to become Miami’s tallest tower upon completion at 890 feet above ground.

A construction permit is pending. Developer Bekir Okan said groundbreaking is expected to take place in January 2020, with completion in four years.

OKAN TOWER SUBMITTED TO FAA AT 902 FEET: DEVELOPER WANTS TO ‘MAKE A STATEMENT’ WITH MIAMI’S TALLEST

Miami’s Okan Tower was submitted to the Federal Aviation Administration for review last Thursday at a height that would be taller than any other existing building in Miami.

Okan Tower is proposed to rise 902 feet above ground or 915 feet above sea level, according to the application.

Miami’s tallest building is Panorama Tower, at 863 feet above ground.


Okan representatives had previously told The Next Miami that the tower would top off at 890 feet above ground, but the design has been revised since then.

More details of Okan Tower have been revealed by Selim Alpmen in an interview with Bisnow.

Developer Bekir Okan is “is very, very aggressive,” and wants to make a statement and contribution to Miami, showing how the developer does business.

There are more than 10 consultants now working on the plans, he said. Construction becomes much more complex when building above 50 stories, he added.

Okan will self-finance construction of the $300 million development, so pre-sales of condos are not vital. There are also 260 Hilton hotel rooms and 236 condo-hotel units, of which some will be able to be rented through a hotel revenue sharing program, and only 163 of those units will be residential only. The developer is “not really worried” about condo sales due to the structure.

Construction is expected to begin within the first three months, with completion in four years. Construction permitting is in progress, with Suffolk as general contractor.

Good to hear that they want Okan to be Miami's tallest tower! Of course they could also shoot for another 147 feet higher to max out the FAA's limit of 1,049 feet tall downtown and claim both Miami's tallest & its first super tall too.



They should go for it.

Right, aren't there other taller (including Skyrise) proposals in the works? Not that they'll get built since I don't think any are that serious but even still, just to be safe

FAA approval ussually take a couple of weeks if not months in some cases depending on the project. A project near the Canvas tower took something like 4+ months for approval, and the funny part is that its right next to a 500 or so ft tower, much shorter, literally side-by-side, and they have to study it lol.

I mean, if I stand next to a 8 ft Xenomorph thats walking though a door, and he gets through, good chance I can pass through that door as its not too short.

But if it keeps folks employed, so be it. And than we wonder why our cities don't grow faster.

Or it could be to keep their quarterly numbers stabilized. Best to not start at the end of a quarter.

I don't believe so. Sounds like mindless speculation without any substance from that Miami broker. All current signs point this towards moving forward.

OKAN TOWER CONTINUES TO MOVE FORWARD, DEVELOPER RELEASES NEW RENDERINGS

The developer also secured utilities rights and FAA height approval in the past few months.

Okan would be Miami’s tallest tower at at 902 feet.

Exciting news. Love this design. Though they need to build up around it. Looks like it's in a totally barren area based on the rendering.
