Austin | Block 164 | 272 Feet | 16 Floors | Complete

I split this project off from the Brackenridge Campus thread because the site is is no longer being developed as one cohesive project. Central Health seems to be developing the site piecemeal. The U/C Block 164 tower is a UT project, and Block 167 will also be a UT project and the likely site of the second tower to break ground.

Here are a couple renderings:

Here's a recent photo of the site by Urbannizer:

This tower screams "Suburban Houston" to me. I have no idea why, it just stands out as something I'd see in an office park 10 miles from downtown.

I agree, but if we can get some ground floor retail and walkable patio around it, I'll take it.

It always reminded me of something you would see around 360 and Bee Caves.

Did this one have a reduction in height? The height I had for it was 271 feet 9 inches with 16 floors. None of the elevations I have for it show it at 255 feet.

Was the site plan for this approved yet?

I don't recall what my source was for the height in the thread title - it's been a while. There was never a site plan as far as know because it's a State project. So any elevations posted for AULCC would be the best source.

Well damn! I like it. It is not a square box. It looks urban enough to me. Interesting lines, love the glass. You're not going to see anything much taller and this nice in this area. I don't much care for the north side ground parking entry and exit, a necessary evil, but that leaves the good sides facing the tunnel intake park. And the courtyard looks inviting. I think this will be a classy addition to the area. This is mid rise done right.

Yup. It's great how it blends with the future Waterloo Park and Red River St. situation. Also, it goes well beyond any reasonable expectations for a University building.

This is office space, but will it be used for? UT administration, or medical office?

I don't know if UT has ever indicated who will be using the space.

Actually they have, although they kept it vague. The project will house Dell Med offices as well as biomedical and life science tenants - according to the Biz Journal - and be the 'flagship' of Dell Med's innovation district - according to UT.

Quote:
The building will house some of UT’s Dell Medical School operations as well as future strategic partners, who will team up with faculty members and students to rethink health and health care.

This one should turn out nice and I'm actually looking forward to it. The design is attractive. I hope the rendering really is showing some LED lights on the tower extended out from the facade. That would look great.

And I'm really liking the idea of the plaza. The food trucks are going to be great leading into the park. And that raised plaza should have good views of the park and Capitol.

A second tower crane went up. That makes 13 total in the relatively small area around the Capitol Complex, and four more are planned for Moody Center!

The ABJ had an update a couple days ago. I think this and the Red River re-alignment is a much underrated project(s).

Now aboveground. Super blurry image from the 1600 Congress webcam.
