It will not hurt my feelings if One Austin goes away and is replaced by something a little taller (ok a lot taller). I always felt that it is a prime location.

A high-rise condominium tower, 44 East Avenue in the Rainey Street district is our second multi-family housing project in the neighborhood. It will be located on East Avenue on the corner of Cummings Street and will be 51 stories, rising about 580 feet tall. At approximately 460,000 square feet in total, the tower will include approximately 330 for-sale residences, which will be a mix of efficiently designed 1- and 2-bedroom units as well as larger 1-4 bedroom residences, including penthouse opportunities. Approximately 3,000 square feet on the ground floor will also be available for retail/dining space. An on-location parking structure will include over 500 spaces dedicated to the building.

The project is another collaboration with DWG, an Austin-based landscape architecture firm, and will feature upper level outdoor amenity spaces and hanging gardens on the lower-levels of the facades.

The groundbreaking is planned for spring of 2020 and construction is scheduled for completion in fall of 2022.

It seems like an awfully long time between announcement and groundbreaking. Like a year and a half, give or take. I always feel like we get formal announcements much closer to go time than this.

Site plans and the necessary subsequent permits always take a year to a year and a half for approval for big projects. The developers in this case announced a realistic time frame. Anyone keeping up with all the big projects over the last several years may have noticed that original project start dates almost always get pushed back, and the site plans are typically not yet approved when the start dates first start slipping.

EDIT: We're just an impatient bunch here on SSP, so it seems like a long time in this case.

Site plan was posted to AULCC page, but the elevations are on page 50, and this only goes to page 16.

On page 5, it lists the height as 582 feet. Gross square feet is 592,249 feet with 334 units and 553 parking spaces. 582 feet would make it a foot taller than 360's spire, and since that would be to the roof, it would appear taller on the skyline than both 360 and the Fairmont.

There's been some concern here about how far off the start date is. But today's AULCC filing indicates that this is 90% designed and has a July 1st 2019 start date.

What is the spacing between these two planned towers? A 33-story and a 51 story tower with a tiny little space between the two. Crazy.

I could be wrong, but I think the garage levels will step out from the tower on the north side giving some buffer between the two towers.

The footprint in the site plan above seems to be more rectangular than the rendering suggests.

If you look at the rendering for 48 East, the parking podium is wider than the tower on both sides of East Ave. They were planning for potential next door neighbors. But that doesn't really matter because 48 East ain't gonna happen as proposed (IMO).

44 East really seems tall against the river since nothing will be built to the south or west of it...but it's clearly outside of the setback area, so it just seems taller. I like that.
