Of all the projects, I am most excited for this one. It really fills both a skyline and activity gap between downtown and Roosevelt. I think it will spark further development in that area.

I would love to see a couple residential high-rises start to show up on Roosevelt, but I'm sure the NIMBYs won't have it.

There are four "pending projects on Mckinley. McKinley 6 story apartments, the newly announced project proposal for McKinley club and Derby

I think we all agreed The Derby is now dead. What a shame. That's why I'm so excited for Circles/Stewart. Actually moving forward and higher quality than Derby was to be.

Derby being dead is quite a jump, they already have put a lot of money into it I'm sure they aren't packing up shop over a minor lawsuit

It's not a "minor" lawsuit, it's a lawsuit that potentially costs them millions of dollars. It's an easy decision, do you lose more money if you scrap the project or do you lose more money if you don't get the GPLET?

Right now they are analyzing how to ameliorate their losses and it's not really that tough for them to do the math, they'll either build or they wont. My guess is the latter.

Thanks for the renderings Fawd! I myself think this is a fantastic project and looks really good. So looking forward to seeing this in our skyline.

On a side note, I believe the height is still 219' (when I last spoke to the developers). I do not believe that has changed.

Awesome renderings! I love how the tower in the last two photos overlaps part of the Circles building exterior wall so it really looks they blend together. This might be the best example of adaptive reuse, in Phoenix, in recent times.

I'm confused now, I thought the project was progressing little by little. I've seen the heavy equipment onsite. Is the project halted or is the article rehashing outdated information?

all that seems to be talking about is last Aprils halt, but id put more weight in what we see and the ongoing work over speculations from what happened last year.

The GPLET is not theirs yet and only site work has been ongoing, it's anything but a done deal at this point. I know you guys are seeing work happening, so am I, but there's more involved here than just putting workers on the site and putting it on auto-pilot. Perhaps fawd can provide more insight to this but if they don't get the GPLET I would expect to see the land go up for sale as a ready-to-build project.
