Project: 40-31 82nd Street

Sun Equity Partners and the Heskel Group is planning a new 160,000-square-foot building on a Jackson Heights site that currently houses a former movie theater, sources told The Real Deal.

The firms recently acquired the property on the site at 40-31 82nd Street for $27 million.

The new building is expected to hold more than 100,000 feet of community space and, on the ground floor and lower level, 45,000 feet of retail space, sources said.

Project: 23-23 Astoria Boulevard

The development will hold 13 apartments – 12 one-bedrooms and a two-bedroom penthouse. With 10,800 square feet of residential space, typical units there will measure 830 square feet. Each floor will have two units, except for the top floor, which will have just one.

The facade will look like slightly staggered blocks, with collections of irregularly sized windows. Several units will come with private balconies, and the penthouse will get its own roof deck. HCN Architects, based nearby on Ditmars Boulevard, designed the project. The project will include a seven-car parking lot behind the building, which fulfills the city zoning rules.

Construction is also moving along quickly. Workers are putting the finishing touches on the building’s structural steel frame, and work is expected to wrap in April 2017, according to the architects.

Project: 786 Park Place

Gradient Architecture Studio is designing the building, and Greenwich Street Equities is developing it. The six-story building will have six full-floor condos, spread across 4,913 square feet of residential space. The typical unit will clock in at about 820 square feet.

Since the project is small and boutique, the plans don’t include any amenities. However, there will be solar panels on the roof, a shared roof deck, and storage for residents in the cellar.

Project: 15 East 19th Street

Designed by RoArt, the eight-story development will be clad in pale gray brick and feature floor-to-ceiling windows and glass balconies. The developer hasn’t yet decided whether it will be rentals or condos. Since the 421-a tax exemption expired in January, builders like Brookland have struggled to move forward with developments in Flatbush and other neighborhoods where the tax break was once guaranteed.

The building will have 38 apartments and 26,775 square feet of residential space. The average unit will be roughly 700 square feet, which likely means plenty of studios and one-bedrooms.

Each floor will have five units, except for the top floor, which will have three. There will also be a 1,000-square-foot roof deck on the seventh floor, and an exercise room and bicycle storage in the cellar.

Project: The Meekerman

The city’s latest affordable housing lottery is for 41 apartments in a newly constructed Williamsburg building just two blocks east of McCarren Park. A project of Dunn Development, the Meekerman is the second development in the state completed under the LIHC Mixed-Income Pilot Program, and it provides housing for those earning less than 40, 50, 60, and 80 percent of the area median income. Rents in the energy efficient building–it employs high-performance systems and appliances, as well as solar panels–range from $788/month for studios to $1,403/month for two-bedrooms.

Project: Mount Sinai Downtown Beth Israel

Mount Sinai says it's moving forward with plans to close down and relocate Beth Israel Hospital in the East Village.

The new hospital will be on 14th Street and Second Avenue, just blocks from Beth Israel's current location.

It will be known as Mount Sinai Downtown Beth Israel.

As part of a $500 million, the hospital will become a network of buildings, including a specialized care facility and with a new urgent care center, among other upgrades.

The Union Square location's brand-new lobby is expected to be completed in the coming weeks.

Beth Israel will remain open throughout the transformation, and its emergency room will not close until the new location is ready.

Project: 301 Garden Street

The non-profit is based out of 301 Garden Street and is currently hard at work constructing an annex, which will house three Head Start Pre-K program classrooms and offices for the organization. They anticipate an April finish for the project and will have the facility up and running for next school year’s Pre-K classes.

Local architecture firm Minvervini Vandermark designed the annex and have been working with the organization for years. HOPES President Ora Welch told Jersey Digs that the firm is a “great asset” to HOPES, who were one of their first clients when they started out. “Everything we’ve done, they’ve been there for us,” Welch says.

The pair of four-story structures will hold eight units apiece. Those 16 apartments will be divided across just over 10,000 square feet of residential space, and average units will weigh in at a small, rental-sized 660 square feet. Each floor will have two units, and both buildings will have shared roof decks.

Beam Group designed the building, and their partner company BMG Design Build applied for the permits.

Leo Kaufman, who lists a business address at 199 Lee Avenue in South Williamsburg, is the developer.

West 29th Street between Tenth and Eleventh Avenues is quickly becoming to Chelsea what Bond Street is to Noho–a delightfully concentrated mishmash of high-profile architecture projects. Over on the west side, this one-block stretch is already home to SCDA Architects’ Soori High Line with its noted private pools, Cary Tamarkin’s 550 West 29th Street, and Maestro West Chelsea, a 35-story trio of rentals. CityRealty now shares a look at the block’s newest project, a 10-story, 61-unit condo at 519 West 29th Street from developer Six Sigma, which is distinguished by a glass facade punctuated by rectangular balcony alcoves flanked with green walls.

The six-story building will have 23 apartments spread across 16,000 square feet of residential space, for typical unit of just under 700 square feet. The project will be rentals, and several apartments on the upper floors will come with private balconies.

Five stories of construction have risen above the street so far, according to the architects. Bed-Stuy-based Beam Group designed the building, and their partner company BMG Design Build applied for the permits.

Abe Wald, based in Borough Park, is the developer. He purchased the property in November 2014 for $1.65 million and filed permits a few months later.

With the exception of six affordable units, rents in the building will start at $2,500 for a one-bedroom, and apartments come with their own dishwasher, washer and dryer, a video intercom and heated floors in the bathroom.

The building itself will offer a fitness center, a parking garage with Zipcars available for pickup and a roof deck with an outdoor kitchen and grill, dining tables, lounge chairs, a shower and a "misting wall" to cool residents down in the summer.

Project: 625 East 18th Street

New construction doesn’t happen often in Ditmas Park, because the city has protected most blocks from development with zoning that only allows the construction of one- or two-family homes. But near the border with Flatbush, new apartment buildings are allowed to sprout.

Bedford-Stuyvesant-based builder Infinity Properties is working on a new building in the neighborhood, at 625 East 18th Street. The seven-story development is under construction on a mid-block lot between Newkirk and Foster Avenues, a couple blocks west of the Newkirk Plaza stop on the B and Q trains. The finished project will have 12 units and 13,762 square feet of residential space, creating nicely-sized typical units of 1,146 square feet. Plans call for indoor and outdoor recreation space on the ground floor, but don’t specify whether those areas will be shared between all residents.

Project: 54-25 101st Street

The HANAC Senior Residence at 54-17 101st St. near Chrystie Avenue, will be the first affordable housing built in Corona in more than 30 years, officials said. It's part of a benefits package brokered by City Councilwoman Julissa Ferreras-Copeland in 2013 over the Willets Point development deal.

It costs $35 million, with funding also coming from the Department of Housing Preservation and Development's $12.8 million low-income housing tax credit subsidy.

The project is named after the Hellenic American Neighborhood Action Committee, or HANAC, which is one of the partners in the project along with Enterprise Community Partners and LiveOn NY, with support from the Department of Housing Preservation and Development.
