The Spark [353-357 Gardner St] | 32m | 9f | U/C

Longwood Developments is proposing to construct a 61 unit 9 storey rental apartment building at 353-357 Gardner Street, on the corner of McArthur Avenue and the Vanier Parkway.

The design proposal includes a 44,600 square foot apartment building with 61 units, basement parking, and partial ground floor parking. The proposed rental apartment building is 9 storeys in height, with 'front' entrances both at the corner of Vanier Parkway and McArthur Avenue and on the Gardner Street frontage. The ninth floor is reduced in size, providing a stepping down to the north.

There are 61 dwelling units proposed, including 1 and 2 Bedroom units with and without dens. More than half of the units would have balconies or rooftop terraces. One level of underground parking is proposed, as well as an additional 6 spaces located in the north east corner of the ground floor. A total of 29 parking spaces would be provided.

No commercial uses are proposed.

This will be quite a dense little corner of Vanier with two other Longwood buildings:

No retail in this one. 337 Montgomery includes a small "sandwich shop/café". What about 350 Montgomery, currently u/c? The area could benefit from a small dépaneur.

I live off of McArthur so I'm excited to see that corner developed. I don't love the design but it's not terrible either. Has a bit of a downtown look on ground level on the McArthur side. Hopefully the Loblaws parking lot along McArthur will be developed at some point. Aside from the garden centre, it's not really being used.

Developer proposes nine-storey apartment building in Vanier

More rental housing could be added near the city’s central core under a new proposal to construct a nine-storey apartment building in Vanier.

In a site plan recently filed at City Hall, Longwood Developments is proposing a 61-unit rental apartment building with a mix of one- and two-bedroom suites on Gardner Street near the northwest corner of Vanier Parkway and McArthur Avenue. Underground and surface-level parking would provide spaces for 33 vehicles.

The property, which consists of two lots, is currently occupied by a pair of single-detached homes that would be torn down to make way for the project. The proposal would require various zoning amendments because the proposed height of 29 metres exceeds the current 25-metre limit. Changes to setback limits and lot area and width requirements would also be needed.

A number of other rental housing developments are also on the drawing board for the neighbourhood, including a three-tower project with nearly 600 apartment units at 112 Montreal Rd. and 314 Gardner St. and a six-storey, mixed-use apartment building with 43 units as well as commercial and office space at 337 Montgomery St.

Some concerns were raised about the lack of commercial space on McArthur. Apparently, they are leaving flexible space for future retail (?), possibly a bike repair shop.

Leiper wants a step back, bringing up the Nu Grocery store building on Wellington West.

On heritage, one of the houses is on the heritage list, but not officially heritage.

We can see that the the architect did put in a decent amount of thought into the ground floor and overall design. The slip-lane from Vanier to McCarthur and hydro lines have placed some limitations on overall design.

End of the day, the zoning bylaw amendment (for an extra floor (?)) was carried by Planning.

Now it's officially topped out.





Interesting to note that they are going with prefab panels here. I can't say I approve of the color palette. It's obviously not going to be the prettiest building but at least they have that notch in the front corner that also carries up to an additional floor.

Looks like the building will be on par with Annand at Walkley or whatever it's called now. Also prefab panels.

Hey Trinity! If you were going to make an ugly slab of poop you could have just done prefab like this! What a bunch of maroons.

That is something. You see those panels and it looks like the building has been there for 35 years. You move your eyes a bit and it's "nope, new build". It's gonna be a bland one, but I don't think it will be "ugly".

This block from Mcarthur to Montreal, between Vanier Parkway and the river is shaping up to be a very dense little neighbourhood. It will be interesting to see how it evolves over the next five-ten years.

Once it's done, I think it will look inoffensive. Not too tall, at least it's not shades of grey... And within a block with a lot of (future) variety.

Granted, the horizontal banding might date it a bit, but once the canopies are in it might not be so bad.

At least it looks like the renderings, and it's not in cool shades of charcoal grey.

Those panels remind me a lot of university residences from the 70s, 80s and 90s, especially the red "brick" panel with the narrow window and "concrete" strip; I swear I've seen that exact one on a uOttawa building.
