The good thing is that this tower will help mask some of the horror created by that garbage called 5 Beekman.

New Glimpses of COOKFOX's Soaring Downtown Condominium, 25 Park Row
Today, November 28, 2016

Clearer rendering posted by Ghostface on SSC. Looks a little busy for my taste, but I'm going to reserve judgement until we get a clearer rendering.

With this, the building next door, 45 Park Place, 111 Murray, the 700 footer on Fulton, the Seaport tower, and 45 Broad, it'll be nice to see downtown littered with cranes.

You mean a blank wall on the Park Row side? from the rendering just posted it looks like that side is littered with windows.

Two part question:

What's the deal with J&R? Are they permanently out of business or do they intend on reopening in the new retail "stump" at 1 Park Row?

and

If not, why is 1 Park Row still shown as a stump when it holds so much potential as a multi story residential site?

i am wondering about the same thing. i dk what is up with j&r, but per peterqm's post above it looks like the one park row stump is expected to get redeveloped into a residential tower, so that is good news.
