I also agree. There are way too many CVCs. The only one that matters to me is the view from the south driving up Congress Ave. Seeing the capitol building at the end of the road as you drive closer is awesome.

The view from the north looking down the future Capitol Promenade from the future Museum District will be even better.

Two of the new proposed CVCs cross the site. The southern one would limit height to about 100ft.

If those CVCs get approved, only a 40 to 60ft wide slice of the property is unencumbered.
(a tall skinny wedge would look pretty cool...)

It seems insane to me that there could even be opposition to a tall building in a location that is entirely contained within the defined boundaries of what is downtown Austin. Hey, look on the bright side, nimbys, at least your declared worst neighbor isn't a volcano.

S. Congress
N. Congress
Zilker Clubhouse & Barton Creek Ped. Bridge
360 Lookout
South Mall
LBJ Library
Oakwood Cemetary
Mueller
Longhorn Shores
Lamar Bridge & S. Lamar
E. 7th

Texas State Cemetary (proposed)
Huston-Tillotson (proposed)

The rest should be removed from law/code.

Right, many of these are good for the general public, and I agree with others (and you) that there are far too many. There becomes a point when the view of a dome isn't more important than wise use of land and development in the downtown area.

This CVC map from the 705 East zoning change hearing with the Planning Commission really shows how this drab, underutilized area across 11th St. from the Sheraton could change.

The 30-story 700 E. 11th residential tower is the area outlined in orange to the right.

The "up to 45-story" 610 East mixed use project is the area outlined in orange to the left.

The 705 East project which could be a decent 75' to 100' mid-rise is outlined in yellow.

The 32-story Hotel Mirabeau is the area outlined in blue labeled CBD at upper left.

And of course the Brackenridge Tract is adjacent to this area and the updated version of One Two East (The Huston) is directly across I-35.

The Planning Commission votes on the zoning change needed for this project on Tuesday (08/08). Staff recommends approval to CBD zoning. The neighboring two Velocity projects got rezoned to CBD, so this shouldn't be a problem.

No surprise, but the zoning change to CBD was approved. I have more hope for this project getting underway than several others because it's being developed by Trammell Crow Residential.

It's not a head turner thats for sure but I am curious about what materials and colors they plan to use. Red brick would fit the design, something that would go with the residential midrise and give that area of DT a kind of Bricktown feel.

That area of downtown could use some non-glass buildings that have facades with some actual texture and real contrast as opposed to the sterile shorty hotels in the area.

If you look on the elevations it shows an "aluminium" fin on the highest part of the roof on the west side of the building. That could give it a nice profile from the north and south similar to how 360 appears from the east and west. Plus, that feature would be interesting lit up at night.

I haven't looked at the plans as I'm traveling for work, but from the picture, all I can say is I hope they don't have stucco for the lighter-colored portions. I would love to see light and dark brick, personally. I agree with Jdawgboy, brick would be awesome there.
