Unfortunately it's apparently 'by right,' with no variances needed. Objections can be presented at the toothless CDR meetings, but the developer is free to totally ignore the input offered there. The only thing the CDR board can do is slow them down by making them return for a second meeting.

I think you may be confusing this with Cathedral Place; as far as I’m aware the existing buildings were never demolished.

thanks, i was indeed confused and i’m glad to have been wrong here for sure! i’m now discovering what a big impact this has when coming south on 17th (hadn’t been by there in a while) and i’m glad the handsome buildings associated with this project weren’t demolished.

Should really be a general requirement whenever perfectly habitable buildings are being demolished. You should not just be able to knock something down without ensuring that it will be replaced, unless the existing building is some type of safety issue. Penalties and fines should be levied if the building isn't replaced within an agreed upon time frame.

But I hope this just doesn't happen at all. Would be terrible.

I saw the renderings a few months ago on another account. I think they’re just conceptual/advertising renderings for the property which was or currently is for sale. The design team is probably just advertising their work.

I'm sure you're right. The current listing at realtor.com giving property type as 'land' was put up in early February and features these renderings. $12,500,000

1700-1706 is currently under review for historic nomination. Initial staff recommendation is approval of 1700-02 (the corner building) and 1706, with 1704 in the middle as non-contributing due to significant alterations.

In its current form, yes. An overbuild would be possible though, right? Overall I'm glad to see these stick around
