The Department of Buildings finally issued approval, albeit partial, last week for Mahfar’s new ten-story residential tumor on the L-shaped parcel of 255 East Houston (aka 171 Suffolk). Plans have changed slightly since the news first broke, though. Once the destabilized building is razed, the glitzy replacement will boast fifty-three apartments across 48,455 square-feet; the first floor will house a 4,596 square-foot “community facility” and/or medical office. The Stephen B. Jacobs Group – which is behind a similar construction a few blocks to the east – is the architect of record here.

As these zoning diagrams illustrate, there is actually a second building planned for the L-shaped property. This adjoining structure takes the address of 171 Suffolk and will rise five stories in height.

Project: 11 Howard

Property developer Aby Rosen has a reputation for ruffling feathers when competing in rough-and-tumble New York City real-estate circles. But in the increasingly competitive Manhattan hotel world, he is playing nice this time.

In March, Mr. Rosen plans to open a 221-room boutique property, known as 11 Howard, in the city’s SoHo district. The new hotel is working with several nonprofit groups. In a first for Mr. Rosen, 11 Howard will give a percentage of its room revenue from all reservations booked directly with the hotel to the Global Poverty Project, an organization that works to eliminate extreme poverty.

The 120-foot-tall development would bring 137 apartments to a sizable site between Kingsbridge Road and West 195th Street in Kingsbridge Heights.

The developer told Norwood News that 30 percent of the apartments would be reserved for formerly homeless tenants. Another 55 percent would go to low-income households who make less than 60 percent of the Area Median Income, which is $51,780 for a family of four. The remaining apartments would rent to middle-income families, or those who earn no more than 90 percent AMI ($71,760 for a four-person family).

Plastered lot-line walls, usually the result of planned vertical activity at an adjacent site. However, since the building appears to be neighbors with a landmarked library, I'm not sure why they chose not to have a full masonry facade. It certainly takes away from the otherwise competent design.

Project: 41-62 Bowne Street

The 14-story development will have two stories of retail and a school, topped by eleven stories of apartments. The residential portion will be set back, but the first two floors appear to break the street wall, extending past the facade of the pre-war apartment block next door.

The design will be fairly simple and modern, incorporating white panelling, large windows, and plenty of glassy balconies on each of the upper floors. Angelo & Anthony Ng’s Architects Studio, based in Maspeth, is responsible for the design and the rendering.

When construction wraps, there will be 84 apartments, an 11,400-square-foot school, and 12,000 square feet of retail. Those apartments will be distributed across 64,162 square feet of residential space, creating relatively small condos with an average size of 760 square feet. Little condos are pretty common in Flushing, where Chinese buyers often value affordability more than space. But everywhere else in the city, these apartments would be rentals.

Yeah, that appears to be the case. The overhang and windows lets you know it grabbed all of its air rights. The turd (lol) won't grow any bigger but it can always be re-faced though.

I agree with the refacing. At most, it could be salvaged by being turned into a nice retail low rise. Possibly 3 or 4 floors, with a nice facade. At least I hope.

That, and the red building in the background with the exposed wall. It kinda does suck having a slick and wicked design, yet have neighbors which are just blah. Kinda like people who buy luxury condos, and one window has a view of a brick wall.
