Permits have been filed for a 14-story mixed-use building at 2863 Atlantic Avenue in East New York, Brooklyn. Located between Barbey Street and Jerome Street, the lot is three blocks east of the Van Siclen Avenue subway station, serviced by the J train. Nick Thomopoulos of Sea Breeze General Construction is listed as the owner behind the applications.

The proposed 136-foot-tall development will yield 42,247 square feet, with 38,530 square feet designated for residential space and 3,716 square feet for commercial use. The building will have 56 residences, most likely rentals based on the average unit scope of 688 square feet. The concrete-based structure will also have a cellar.

Panagiotis Vikatos of Vikatos Architect is listed as the architect of record.

Demolition permits were filed in Janury 2018 and the lot has since been vacated. An estimated completion date has not been announced.

Located on the corner of Franklin Avenue and Crown Street, the lot is about five blocks from the Eastern Parkway-Brooklyn Museum subway station, serviced by the 2 and 3 trains. Carmel Partners is listed as the owner behind the applications.

The proposed 175-foot-tall development will yield 467,656 square feet, with 389,007 square feet designated for residential space, 7,483 square feet for commercial use, and 1,505 square feet for community facilities. The building will have 569 residences, most likely rentals based on the average unit scope of 683 square feet. The steel-based structure will also have 182 enclosed parking spaces.

Project: 339-345 East 33rd Street ( 339 East 33rd Street )

After years spent on the assemblage and pre-construction of four adjacent lots, Excel Development will soon complete a new 23-story mixed-use building at 339-345 East 33rd Street in Kips Bay, Manhattan. Excel reportedly began purchasing the four contiguous sites in 2015 and completed a large air rights deal in December 2019.

A look at the rendering shows a white cement podium with floor-to-ceiling windows on the southern façade. Intersecting that is a bronze block that juts out on the western exterior, offering more exposure to light and views for the upper floors. Terraces and balconies are visible for the 16th floor and above.

Designed by GF55 Architects, the new building will eventually contain 173 residential units and two levels of commercial space spanning the property’s ground and cellar levels.

When complete, the building will span 150,000 square feet.

That's kinda a hard one. Looks like its a UES townhouse. But no frame of reference or even a number on the building for a location identification. But if I had to estimate, somewhere on the UES between 1st and 3rd ave, 60 to 72nd street range. Looks one one of those townhouses tucked in amidst the high rises. Usually ones that are part of assemblages that eventually lead to your typical UES high rise.

Good morning SSP! Have to start the morning on the right foot with a new project by our favorites, Sam Chang and Kaufman!

Permits were filed on 7/20, and ground was broken as well. So crap moves quick into the toilet.

Project: 223 West 46th Street

Longtime collaborators McSam Hotel Group and Gene Kaufman Architects have once again paired up on a new hotel development in Midtown, Manhattan. Located at 223 West 46th Street, the project replaces a former parking lot. According to the architect, the building will rise at least 26 stories, although the rendering depicts a tower with 34 floors.

These renderings reveal a slender, gray-hued structure with a modest setback above the lobby level. The hotel rises in a uniform mass, and it does not appear that any of the guest rooms will have balcony or terrace access.

While the property has not been named, the hotel will eventually contain 200 guest rooms, a fitness center, a restaurant, and a rear yard with outdoor seating. In total, the development will comprise 70,000 square feet.

Developer Sam Chang has opened more than 50 hotels in the New York City area since the mid-1990s under the McSam Hotel Group, with a particular focus on budget and limited service properties. Earlier this year, the 58-year-old hotelier announced his retirement and has already begun winding down business operations.

Project: 335 Fifth Avenue

Pi Capital Partners is planning to develop a 26-story building in Koreatown.

The developer is planning a 67,000-square-foot mixed-use project at 335 Fifth Avenue, which the family-run company has owned since at least 1993, according to public records.

The project will contain 82 residential units, and will be split between about 56,000 square feet of residential space and 11,000 square feet of commercial space, according to plans filed Friday with the Department of Buildings. Raymond Chan Architect is designing the building.

Located between Spring Street and Vandam Street, the lot is two blocks west of the Spring Street subway station, serviced by the C and E trains. Andrew Arel of Disney Corporate Real Estate is listed as the owner behind the application under the Hudson Square Realty LLC .

The proposed 281-foot-tall development will yield 1,257,653 square feet, with 850,801 square feet designated for commercial space. The steel-based structure will also have a cellar and four enclosed parking spaces.

Ted Gottesdiener of Skidmore Owings & Merrill is listed as the architect of record.
