Carter requested and received neighborhood support for the next phase of residential development on three lots. Carter is planning apartments on the lot marked #1, student housing on #2, and townhomes on #3.

Underwhelming. Townhouses and 5-over-1s in what could be a thriving, dense neighborhood. Apparently only 700SF of retail in the whole thing??? Just bad all around if urbanism is the goal.

Yep. Massive, near blank slate development adjacent to downtown and with built-in historical significance (Turner field, fulton and the olympic stuff) AND the grid is already built.

They could have done what west midtown is doing or OFW.

...AND an actually-cool commercial strip on Georgia Ave to build off of.

Instead we get a development proposal fitting of Chamblee. (Not that there's anything wrong with Chamblee, but...not in such a high-profile area.)

Definitely, and there were other things i didn't mention like BRT thats coming. It really is/was a perfect developable location. And ultimately I'm glad housing, grocery and retail has come to Summerhill. I'm just forever going to be saddened by the wasted potential.

They really couldn't. West Midtown and O4W aren't former sites of stadiums and they don't have proper street grids. They're successful because of the BeltLine and their proximity to an extremely desirable neighborhood (Midtown).

Being a massive blank slate is exactly the problem with Summerhill. It's not a desirable area yet, and it isn't close to any desirable areas either.

I expect it will be a different story 10-15 years from now, but no one is going to invest massive amounts of money into it today just because it's likely to become desirable sometime in the 40s. The risk would be irresponsibly high, and if there was ever a return, it would take far longer to come than most investors are willing to wait.

Yes! The planning and architectural design of this site was an abysmal failure. It’s perfectly possible to combine modern design with a retro environment just like in Europe.
However, the so-called retro design of the 1960s and 1970s was used here, which made the entire land look rustic and boring.

SUMMERHILL needs elegant modern design to enhance the urban facade, rather than recreate a movie scene from the 1960s and 1970s !!!!Learn from Singapore, Japan, Europe...Why can modern new buildings and retro old buildings be harmoniously combined in Germany, the UK, and Switzerland?
