I agree. As I suggested earlier, Moinian for some reason didn't exercise due diligence IMO in seeing this project through the way it should have.

Whoever gets it next (if Moinian fails to thread the needle) will kick things into a higher gear.

^^^I am so hoping you guys are right and Moinian isn’t able to pull this off. Compared to the previous design that was dropped, the current plans for this tower are almost criminal. I can’t believe the NIMBYs who were so upset about the 57th Street towers aren’t all up in arms about this one, but then again they probably never come to this part of town anyways.

Perhaps the rail yards were the sole reason why that section was never a hotbed of activity for them to begin with.

Otherwise I would think there to be incessant yammering over their precious unobstructed riverside views and fie on those who would ever dare change that.

Boston Properties to join as partner on Moinian’s 3 Hudson Boulevard



"...Sources familiar with the negotiations said the Boston-based real estate investment trust signed a term sheet last month to provide nearly $500 million of equity. Boston Properties would serve as the developer of record, and Moinian would continue to search for an additional equity partner, sources said...

...Moinian has gone after between $250 million and $350 million of EB-5 financing..."

BP’s involvement means nothing. They’ll require a 750k sf commitment to get this going, and there don’t seem to be many takers, particularly since there will be millions of sf available in 50 HY, the Spiral, 2 MW, and 3 WTC.

This building looks super sleek. And 940 feet adds more height variation since the Spiral and 50HY will be about the same height.

There was something off about the old design. I mean it was okay but I like this better.
