I'm confused on this. Didn't X Communities pick these up from PMG?

X Social Communities is a brand division of PMG. The “Society” brand is a new brand of PMG which X Phoenix will now be.

I think it’s still too early to judge from a single rendering if Phase 2 is out of the picture.

Katerra still has it being listed as "Marking the first of 2 phases". Yet, they still have it listed as X Phoenix: https://www.katerra.com/projects/x-phoenix/

PMG is just rebranding the building. The have said from the beginning Phase II will not start until after Phase I is complete and open. They also state Society projects will have a hotel component, so that may get incorporated into Phase II since there is not one in Phase I.

If they are going to have groundfloor retail and restaurants they need to park all those people. I'd bet that phase 2 is scrapped and as shown in the rendering, it will be a surface park lot with some common space, well landscaped and maybe even a splash pad area. Something visually appealing to draw people to the location. Co-living is still an unproven concept in PHX but time will tell.

It's not a big deal. Rarely do second phases start in this city right after the first. Really only the Link has set that precedent recently. I'm not concerned. Either they do really well and build a taller phase 2, or they do poorly and sell off the vacant land to another developer who eventually builds something taller. No biggie.

This has always been a 2-phase project since it was first announced. The 2nd phase will get built when the first phase is done just as the 2nd phase of Link started well after the first phase was completed.

It will not be a surface lot, It will be cleared and covered in gravel until Phase II breaks ground. Part of the garage is not access controlled specifically for the retail parking component. Also, the unit mix was changed to more studio, 1 and 2 bedroom units as part of the rebranding, so the co-living aspect is less impactful as previous advertised.

To clarify, My statement was going off their rendering. If anyone has access to a site plan or building plans to confirm that is listed as "Not a Part/Phase II" as we have all anticipated, Id love to be wrong! lol

I've placed a records request to see exactly what we're getting. I myself am suspecting that the 2nd phase will include hotel space as IndyAZ suggested. If so, that could significantly raise the height of the 2nd phase greatly which would really help with that short stubby look.
