Smile NEW YORK | 165 Lexington Avenue | FT | 11 FLOORS

Project: 165 Lexington Avenue

Quote:
Renderings have been released of a new mixed-use condominium building designed by Isaac & Stern Architects that is currently rising at 165 Lexington Avenue in Kips Bay, Manhattan. The 11-story building will comprise a modest 58,630 square feet.

A first glance at the renderings show a facade with floor to ceiling windows and setbacks for terraces on the ninth and tenth floors. Mechanicals will be positioned back along the southeast corner of the structure.

The project is slated for completion by March 2020.

Smile NEW YORK | 276 20th Street | 50 FT | 5 FLOORS

Project: 276 20th Street

Quote:
Permits have been filed for a five-story residential building at 276 20th Street in Greenwood, Brooklyn. Located between Fifth Avenue and Sixth Avenue, the lot is four blocks from the Prospect Avenue subway station, serviced by the R train. Daniel Greenberg of Greenstreet Group is listed as the owner behind the applications.

The proposed 50-foot-tall development will yield 33,455 square feet, with 23,604 square feet designated for residential space. The building will have 20 residences, most likely condos based on the average unit scope of 1,180 square feet. The concrete-based structure will also have a cellar and ten enclosed parking spaces. The amenity package has not been released.

Based on the renderings, the façade appears to be a contemporary take on classic stylings, featuring a gray brick exterior with rounded edges as the structure yields to the rooftop mechanicals. Overlooking 20th Street will be two large, fifth-floor terraces and on the northern side, there will be a mix of balconies, rooftop terraces, and two private yards.

Tom Winter Architect is listed as the architect of record.

this is a nice enough apt building near yankee stadium, i know this block, but its too bad as there is a kind of nice little old house on the right side of the lot that will go. and past that they will keep the corner dump, which is very unfortunate.

If you squint real hard...…………….. yeah, it still looks nothing like the rendering. These bait and switches should be outlawed. Too bad, the rendering looked quite nice.

Smile NEW YORK | 600 Bushwick Avenue | FT | 6 FLOORS

Project: 600 Bushwick Avenue

Quote:
The Brooklyn-based development team at Cayuga Capital Management has released new renderings of 600 Bushwick Avenue in Brooklyn, New York. The six-story mixed-use property topped off back in 2017, but construction seems to have halted or slowed down until earlier this year.

When complete, the development will contain 66 apartments for a total of 47,948 square feet, with 12,504 square feet of commercial space and 2,521 square feet of medical office space. Hustvedt Cutler Architects oversaw design of the structure, which features a staggered, cantilevered silhouette to support open-air terraces and lengthened interior floor spans.

While amenity spaces have not been confirmed, the rendering appears to reveal a large roof deck with light landscaping. It is not clear when the project will reach full completion.

I like how these low rises use materials other than floor to ceiling glass.
