The "Waiting on legal" status finally changed to "Review" after a yearish on both Domain III and Domain IV. So the site plans are probably close to approval.
Maybe the site work murfnut reported is actually related to the buildings and not just the Domain Southend site plan.

Bowen - Application Date: Oct 18,2018, Approved Oct 11, 2019 - 12 months
Tower II - Application Date: Oct 18, 2018, Approved Sep 6 2019 - 11 months
Tower III - Application Date: Oct 18 2018, Approved Oct 9th 2020 - 24 months
Tower IV - Application Date: Jan 17, 2019, Approved Oct 9th, 2020 - 21 months

If I remember correctly there was an issue with the drainage pond. It was too small for the development so the developer had to make changes to expand the pond and that took extra time because the pond had a different owner. Looks like that was all approved finally and they can get started. They already filed an EV plan for both sites. So looks like they are going to build them now after all regardless of WFH.

Domain Tower III is delayed because of Covid/WFH lack of office demand.
No idea how long the delay is.

In the spot where DTIII is, they adding a sprinkler system and grass. An essential worker at IBM talked to the foreman and the foreman said they tower is delayed and for now they will put grass in the spot. Sprinkler system added last week, grass delivered today.

Grass seems . . . like a relatively long term solution? Maybe I'm wrong, but is that the cheapest option if you think you're going to break ground in the next year or so?

That's the first delay I've heard of due to the COVID crater. Doesn't bode well for the rest of the area, for sure (thinking Broadmoor specifically).

Even if there's no demand?

I guess I could see "demand" having two buckets: short term, based on periodic economic cycles, and long term, over a decade or so.

the first stage will have housing and retail. it's a MUD. the local housing mkt and our status as a corporate relocation hub have companies still bullish on austin in the short and medium turn.

and the uptown atx wouldn't be done until 2027-28 with first office space going online in 2023.

Good shot of the area. It really points up how the commercial strips along Braker and the east side of Burnet are still low density and probably ripe for redevelopment in their own right.

I'm looking at you, Discount Tire.

I worked at a Discount Tire during college. That little old lady has a pretty good throw considering it's a mounted tire on a steel wheel...

In any case, I don't think we're at the point where our urban framework requires auto/tire shops on ground level floors, but why not? Let Discount Tire keep the prime real estate and build on top of them.

That old rail spur ROW (the curvy green patch) is just begging to be converted to a pedestrian greenway. Would make for a perfect front door to the stadium.

We had to run an errand up in Round Rock yesterday, so I was trying to imagine through the drizzle and yuck what the Domain skyline would look like with those new taller towers. I think we're going to be pleasantly surprised. Here's some food for thought, there are four towers planned for the Domain that are at least 300 feet tall. In 1983 inside the boundary lines of downtown, we only had three buildings over 300 feet, and one of those was the Capitol. That's not counting the UT Tower and Dobie Center, of course.

Also, with four 300 footers, the Domain would have more 300 footers than Amarillo, Midland, El Paso, and Corpus Christi. And as many as Amarillo, Midland, and El Paso combined.

Are these shots from the roof of the embassy suites? I only ask because I want to hoop on that garage deck.

Yes indeed, from the top floor.
