It's complicated... Currently downtown does not have any parking requirements (a no brainer, no city should have such antiquated reqs) but it also does not count parking in a development's floor to area ratio. There was a push at the Planning Commission to get above ground parking downtown to count toward the building's FAR but Downtown Austin Alliance and some in the business community squashed it.

Until we get better transit options and can allow for people to move around better then developers will likely continue to park/over-park their buildings even downtown. Also all of the parking required outside of DT feeds the auto usage of the city as a whole. Excited for the day we can convert all of these spaces into something more useful than machine storage... What a tremendous misallocation of resources.

Rhode Partners released a couple renderings of this long suffering project. We have never had any actual renderings of the last version.

Quite a bump.

I don't know if this one is dead or not. Seems like it's been on limbo for ages. This design is fantastic, though, and I would love to see this built.

I think it went the way of Block 87. It was on life support pre-Covid. The fact that the architect released new renderings and not the developer is one clue. Another is that there has been no activity updates to the site plan in over two years.

That would stretch the skyline as far south as possible. The resemblance to 70 Rainey is there. The location is good to the west but sucks to the east. The balconies seem to be on the wrong side, the side facing I35. Nice, bright and tall and none of what I said matters since it probably won't get built. But whether or not it gets built, it does add to the architect's portfolio. Someone in Miami might be interested in it, with a few more balconies added.

I love it’s location because it adds a building on one of the extreme edges of the skyline. Thus continuing the trend of extending Austin’s skyline further out.

Hope something like this eventually gets built there.

It’s a good looking rendering. My only hope is they might rethink the street interaction. We don’t need a Starbucks or shit like that… but this area will be increasingly walkable and border the park, especially if/after/when the holiday inn / towers properties convert to something more this century.

The rendering looks pretty rough draft tbh. However, a few posts back said that a permit was filed to start construction on 03/01, so was just checking up on that.

The street closure plan for the construction trailers was rejected in December I believe, and there has been no update to that permit. The site plan was updated last week with a comment response from the developer. It doesn't appear that there are very many issues to resolve until site plan approval.

This thing is/was hideous. Hopefully the design changed at least 5 more times into something somewhat attractive.

These developers must be pissed now that TxDOT has said they are seizing the 1.2 acres directly in front of this development (across the road) as a staging area for the I-35 project (for 6 years during construction) AND are permanently taking it over after that for use as a maintenance operations area for the bridge. You can imagine how lovely that will be.

The site plan for this had shown "Expired" but is now "Tolling - Hearing Pending". Does anyone know what that means? I'm assuming it's related to it's interaction with the TxDot ROW.

I noticed that too, and I think it changed in June. I also suspect it's related to TxDOT ROW since I-35 plans have changed since their original TxDOT ROW problems from several years ago.
