Stress test is lowering approval amounts and rates will rise likely once, if not twice over next year, further lowering approval amounts.

Plus, I assume many of the buyers never intended to complete on the contracts but rather planned to flip the assignments, by all accounts the appetite for these high end units has pretty much dried up.

Okay! So I was in town for the first two weeks of August.

Took hundreds and hundreds of pictures throughout Van and BC.

Editing them now and here is the first batch I am posting.

No better way to start than the beautiful Vancouver House.

Was so happy after seeing all the great updates on here to photograph it with my own camera.

Nice - you can see some of the copper ceiling panels have been uncovered in one of the shots.

Did you make your way out to Brentwood while you were in town?

I think this is now topped out. I haven't seen the building in person for a while, so I walked by today and man, it has grown more presence and character now that glass is up to almost the top. It's interesting how far the tower is vs. the podium and the small side buildings, but they seem to be taking the space around the loops nicely.

I may like the west facade with the hanging balconies even more than the dramatic northeast corner. I still wish they would have opened up the southwest corner at the top a bit to continue the idea on that side of the building, but I guess it's okay.

The old gas station at the corner is going to be so odd. It would have been a great for a water feature and the main entrance, which is now located exactly where? I hope that corner gets redeveloped soon, as it looks odd and derelict.

What surprised me a bit is that the building actually looks pretty short when seen along Howe Street from approximately Robson Street. It doesn't really stand out, although so much taller than anything in that direction. It still has some extra presence due to the cranes, but will lose that soon.

Just got the connection between the container outside Shaw Tower and Vancouver House.

Future retail units next to Vancouver House (I just knew of Vij opening there)

BETA5 Chocolates
Juice Truck
UNDRCARD Boxing Studio

Thanks! Unfortunately not, I really wanted to, but my schedule was super tight this year.

Clear glass (slight grey tint?) has been installed on the east side of the podium under the Howe St. ramp.

I never saw this till today. I've never thought of it as to be "twisty"

Vancouver House twisty tower not leaning or sinking despite rumours
By Kristen Robinson
Reporter / Producer Global News

It’s been taking shape in downtown Vancouver for more than three years and once complete, the Vancouver House tower will be the fourth tallest building in the city.

The twisty tower at 1480 Howe St. is one of four buildings rising from the Vancouver House site.

According to the developer, its odd design was not an attempt at challenging gravity but rather adapting to the limits of the space at the north end of the Granville Street bridge.

Am I missing something? Does the building extend out over the bridge deck? Lol pretty sure it didn't need to be built this way because of the shape of the lot

If the intent of the city’s regulation was to provide a minimum setback from the bridge for residents of a tower, what would happen once you rose 100 feet above the bridge? Residents would be well above the bridge sightlines.

Interesting

I guess because there is no need for that setback for the residents in the podium I didn't think there would be a need for the residents of the tower to have a setback

Are those the 105 rentals? I guess they're below the bridge sightline.

I wonder if the failure to buy the south lot (garage site) hindered the project requiring the overhang.
The Pinnacle site (symmetrical site except for the garage) does not need the overhang but is sited to the south end of the lot.
If you extrapolate a line along the bridge-facing façade of the Pinnacle building (as a bridge setback), it does not leave much room for placing a tower farther north.

Agreed on the impact of the garage site

The shape is sort of explained in the development submission here. There's also a setback on Howe and Pacific in case the streets are widened.

I didn't see any SSP reference to it, but the Globe & Mail Report on Business ran a puff piece on Ian Gillespie in which Vancouver House was mentioned prominently last week:

Ian Gillespie is a builder on a mission to ‘stretch the boundaries of what’s possible’
