Downtown Update - The Patrinely Project

The Phase I glass-clad tower at the southwest corner of Main Street and 600 South will add 332,100 square feet of high-end offices — with large floor plans, 10-foot-high ceilings and copious views — to Utah’s downtown business core, with its first phases set to be completed in early 2022. The project’s backers have a second round of construction upcoming, with an office building of similar size envisioned on adjacent land at 645 W. Temple. The Utah Transit Authority announced in April it will add a new TRAX station nearby, paid for by Salt Lake City, its redevelopment agency and the developers. The new tower has been designed by HOK, a worldwide firm headquartered in St. Louis, and its builders will reportedly aim for what’s known as LEED Gold, a high standard of energy efficiency. In addition to a spacious lobby with seating areas and about 4,600 square feet of space for retail outlets, the new tower will offer tenants an indoor fitness center with locker rooms, bike storage, a private courtyard, conference facilities and both indoor and outdoor restaurant dining. The tower is one of a half-dozen new high-rise projects proposed or under construction in Utah’s downtown core. Work on 650 Main, which has been under discussion for several years, is getting underway in spite of the pandemic after its primary backers — Houston-based developer Patrinely Group and USAA Real Estate, with home offices in San Antonio — announced in March they’d landed a major tenant for the new building.

EnerBank USA is the first tenant to sign for space at 650 Main, a planned 10-story, 326,000-square-foot, Class A office building in downtown Salt Lake City. The bank will occupy 88,900 square feet on the top three floors, starting in early 2022.

Patrinely Group’s Dennis Tarro, along with Aaron Jones, Todd McLachlan and Roman Bernardoof with NKF represented the landlord, a partnership between Patrinely Group and USAA Real Estate. “This location will provide employees more convenient access to public transportation, while offering them excellent amenities and a productive working environment to give our customers the best service possible,” said EnerBank’s Charlie Knadler.

Construction on 650 Main will begin in spring. The property will be designed for LEED Gold certification, with floor plate sizes ranging from 40,000 square feet on the lower floors, to 29,500 square feet on the upper floors. HOK is the designer.

The New Salt Lake City District Attorneys Offices - MHTN Architects


Transparency is a primary concept in the design for this new office building that represents the face of the District Attorney’s Office to the public, communicating law, trust and safety. Built to compliment the neighboring Matheson Courthouse, the building is carefully sited in this important civic setting. Limestone panels provide a solid frame to uphold a crystalline mosaic of glass, visually creating a statement of strength and unique beauty. Three distinct masses combine to modulate the monolithic facade, thoughtfully tucking the building into its tight urban site while providing contrasting scale and shadow. A clerestoried light well brightens the core, channeling daylight deeply into the building through inner windowed office walls. At the ground level, a public thoroughfare elevates the building, visually lightening the structure and creating clarity for optimum wayfinding.

Ice House Apartments (430 W. 300 N.) - Design Review

An updated version of the Endeavor - 'Ice House Apartments' project has filed for a Design Review.

The project is located in the western half of the block directly north of the recently built 4th West Apartments and the planned 300 unit Salt Lake Crossing development.

The project will include a seven floor building with 393 residential units as well as 28 townhouses for a total of 421 residential 'units'.

The developer is seeking a variance from the TSA 200 ft. max building length.

According to the documents,This updated version of the project will cover 3.41 acres (though this must exclude the proposed new 'midblock' curved road, since my calculation puts it at just under 5 acres (half a block) with that included). It will be comprised of three main areas Area A (Podium, 2.76 acres), Area B (Townhome buildings 2, 3, and 4, 0.65 acres), and Area C (Townhome buildings 5, and 6, 0.55 acres).

The Ice House Multifamily project is a proposed (7) story podium wrap building with two townhome pad sites. The podium will consist of (2) floors of Type IA concrete construction with Type IIIA wood infill, and (5) floors of Type IIIA wood construction. The garage includes (7) tiered levels of parking with an eighth level dedicated to amenities including club and fitness spaces, plus a large pool deck with expansive views to the north and south.

The podium houses 393 studio, one, and two bedroom units at an average of 809 square feet, at a density of 138 units / acre. There will be an additional 28 townhome units on site. Dynamic angled corner units punctuate the main building volumes, providing premium views for residents. Street-level amenities include expansive leasing and bicycle facilities; these volumes are offset from the building volume above, abutting the street and bringing activity directly to the pedestrian level. The remaining street level functions on both 300N and 490W are entirely residential, with numerous street-facing windows and patios, engaging the neighborhood and providing numerous eyes-on-the-street.

Exterior building materials at the podium street level include dark brick, glass (residential glazing at the units, storefront at the ground-level amenities), and woodtone siding at the patios and balconies, providing a warm and tactile experience for residents and pedestrians. The upper floors are clad primarily in 3-coat stucco and woodtone siding, with board-and-batten siding infill at patios. The materiality is carried around the entire podium to create 360-degree architecture. The townhomes will feature similar materiality, including a grey stone base, board-and-batten siding, and standing-seam sloped metal roofing, for individualized residential character.

The overall site plan and programming of the exterior spaces is subdivided into four (4) primary use zones: the urban street, entrance pocket park, interior amenity court, and roof top pool deck. Each space is designed to complement the building architecture and structural grid, while creating a clear and intuitive sense of design clarity and framework. Project site goals include a strong linear east west site grain, a wide range of programming and uses, an emphasis on pedestrian circulation and connectivity, and long-term maintainability with year-round season interest. The site plan seeks to offer gathering spaces for both larger groups, as well as smaller, more intimate areas, providing a broad range of amenities for residents and visitors alike.

The site streetscape includes street trees 30’ on center, foundation planting along each unit, pedestrian scale pole lighting, and street furniture, including benches, trash receptacles, and bike racks. The entrance pocket park, located on the west side of the project, will have a strong visual and physical axis through the leasing center, and connect from the streetscape to the interior amenity court. A strong allee of trees and linear planting bars will tie the two spaces together, acting as a singular park with the building between. Large specimen trees, small water features, signage, and paving will further visually connect these two amenity spaces together. The interior amenity garden will include open turf for lawn gaming, fire pits, outdoor kitchens, and range of gathering spaces for residents to enjoy.

On the pool deck, the plan will reside between two major project amenity spaces, the Fitness Room and Club. These two buildings will be tied together visually with an active pool deck, oriented with distant vistas and views to the north and south, with a beautifully articulated pool deck, outdoor kitchens, wet deck and fountain, raised planters with canopy trees, and quiet soft seating areas. This dynamic exterior space will be the primary destination for the Ice House residents and offer a wide range of programming options for decades to come.
PURPOSE FOR DESIGN REVIEW:

Site challenges make adherence to the maximum building length requirement impossible for effective, dense neighborhood development. The site’s long north-south orientation, spanning the distance between 400N and 300N, is bounded to the west by train tracks, and east by existing warehouse buildings. Separating the building to include north-south, or east-west walkways will do little to increase pedestrian activity as there are no through-site destinations.

We are requesting the design review to not only demonstrate how we are addressing these challenges, but also improving the built environment and bringing thoughtful residential density to the TSA Urban Core. Our approach is, at a minimum, consistent in scope with neighboring developments that have also been granted approval to vary from the maximum length restriction, including 4th West, Hardware, and Salt Lake Crossing. Our design goes further to articulate the massing and address the pedestrian scale; the site is broken up into three zones to reduce the length of the podium, and incorporate townhome clusters to vary the size and character of the overall development. The west podium façade facing 490W incorporates deep building setbacks to create the appearance of 3 separate buildings, carefully integrating landscape to mitigate the overall building length. The south podium façade facing 300N will feature regular architectural articulation, tactile materials, street-level windows, and patios; additionally, the overall south-facing building length exceeds the administrative limit by only approx. 20 feet.

The dedicated segment of 490 West, requested by the City to support the long-term goal of connecting 490 West to 400 North, will fill another gap in the local street grid, relieving the 300 West and 400 West corridors of neighborhood traffic; however the required road alignments addressing easements, southern thoroughfare connection, and distancing from the UPRR, result in a winding road and non-uniform parcels. A great deal of work has been put forth, hand-in-hand with City Staff, to extend 490 West through the Ice House site to help fulfill the Transportation Master Plan, and the Owner has agreed to bear the attendant construction costs. The Ice House project directly addresses the new road, improving on its character as a simple connector to create a genuine internal neighborhood way.

TSA Zone Design Standards not being met:
• 21A.37.050F - Street Facing Façade: Maximum Length 200 Feet
o Due to site constraints, the building facing 490W and 300N exceed the 200 max. foot
length requirement.
• 21A.37.050B2 – complies with approved materials on upper floors
o On the podium we anticipate a durable 3-coat stucco system, with majority masonry,
woodtone siding, fiber cement siding, and glass materials on the upper floors. No EIFS
or synthetic stucco will be applied to the building. The ground floor will be majority
masonry, woodtone siding, and glass.

TSA Zone Design Standards being met:
• 21A.37.050A1 – complies with minimum ground floor use
• 21A.37.050A2 – N/A – complies with A1 option
• 21A.37.050B1 – complies with approved materials on ground floor
• 21A.37.050C1 – complies with glazing requirements on ground floor
• 21A.37.050D – complies with building entrance requirement
• 21A.37.050E – complies with blank wall requirement
• 21A.37.050H – complies with exterior lighting requirements

Irvine, CA-headquartered CREDE broke ground on Park Avenue Apartments, a 238-unit multifamily complex in Salt Lake City’s Sugar House community. Developed in partnership with Salt Lake City-based Cottonwood Residential, the project is set for a Q4 2021 delivery.

CREDE’s Colby Durnin says, “Park Avenue Apartments will provide highly desirable apartments in the burgeoning Sugar House area. The economic growth of Utah and Salt Lake City in particular, have led to a strong need for new residential options, as more companies relocate or open offices in Salt Lake City.”

The mid-rise 238-unit project will offer studio, one and two-bedroom apartment homes. Each unit will include nine-foot ceilings, luxury vinyl wood plank flooring, upgraded cabinetry and stone countertops, with most units having a balcony or patio. The building will also feature 1,400 square feet of retail space, a fitness center, and a resort-style pool with an outdoor terrace that includes fire pits, barbecues and two hot tubs.

Downtown Update - Liberty Sky

“We’re excited to see residential on State Street, which is a fairly new addition to the ecosystem,” said Christian Harrison, the Downtown Community Council chairman.
“It is a good sign that State Street is turning a corner. We do hope it spurs more development farther south along State Street.”

“Offices are daytime [operations] and don’t create vibrancy or activity in the evenings. In downtown, they create dead zones,” Planning Director Norris added. “Apartments put eyes on
public spaces basically all day long. Those residents tend to go out at night and walk around the neighborhood. It enlivens downtown.”

Although rent levels would vary, Cowboy Properties President and CEO Dan Lofgren said most would cost near the “top of the market in today’s market. We’ll have studios to very large two bedrooms, units that
go for under $1,000 [a month] while some of the largest will be several thousand.”...

...“As the downtown residential market has evolved, and as we massaged what we thought was the best option, this residential tower emerged,” Lofgren said. “Downtown Salt Lake City has become an amenity-rich environment.
It’s become a great neighborhood. The pieces that were missing 10 years ago — not that it was bad then — are now filled in.“

First and foremost: the Harmons City Creek market at 135 E. 100 South. “The grocery store makes it a neighborhood,” Lofgren said. “For many household configurations, the option of living downtown has become the
preferred option. These are households hoping to live without a car, households looking for the convenience of being close to work, households energized by all the activities downtown,
households attracted to this notion of a high-rise and the views and lifestyle it offers.”

At the projected rent levels, he sees these apartments appealing to people working at high-tech and financial-services companies, law firms and banks. Retirees also are likely renters, Lofgren added,
“drawn especially by the arts downtown — the symphony, the ballet, Eccles Theater. That’s a pretty full basket of offerings.”...

...Planning Director Norris said the shift from office tower to residential high-rise is “certainly consistent with our master plan policies, which try to increase the number of people living downtown.”

Seeing the footprint mostly carved out is striking in how large this project is. It'll be massive.

It also appears the renovations to the building at the Southwest corner across 5th South is nearly completely. I like what they've done with it.

The Salt Lake City office of CBRE has been selected to oversee leasing of the A&Z Building, the former home of A&Z Produce and adaptive reuse project in The Post District, a $300 million master-planned neighborhood development. Scott
Wilmarth, Nadia Letey and Melina Miramontes will oversee the office leasing requirement.

The A&Z Building is a three-story office building with a garden level, totaling approximately 36,000 square feet. Renovations are already underway, and the building should be ready for occupancy in September of this year. The renovation
transforms an old produce building into a space that unites the historic nature of the structure with a modern aesthetic, featuring exposed brick and beam finishes. The A&Z Building will share an above-grade parking structure with an
adjacent building and has a surface lot that can facilitate additional future phases of development.

"The Post District is a timely development that will redefine the western perimeter of downtown's Central Business District, and the A&Z Building is the first step in this paramount undertaking" noted Nadia Letey, first vice president of CBRE.
"Careful consideration has been taken in the master plan to ensure that the needs of the neighborhood and local businesses have been addressed, including space for housing, retail, and local artist installations in addition to the planned

FrontRunner double-tracking could see big infusion of state funding

“We have been wanting to bond for some roads and double-track FrontRunner for a couple of years. It’s likely we will try and get it done this year,” House Majority Whip Mike Schultz, R-Hooper, said.

The proposed improvements include “strategic” double-tracking between Ogden and Provo, which would allow trains to run every 15 minutes during peak hours. There are also plans in the works to offer express trains that would have one, or even zero stops before the destination station.

“Those express trains could shave 20 minutes or more off the commute time. It’s the biggest thing we can do to ease congestion along the I-15 corridor,” Schultz said.
These improvements would cost approximately $450 million, with the federal government, Utah Transit Authority and state government each paying a portion, he said.

The Utah Transit Authority issued a statement Monday that double-tracking would help to improve the reliability, frequency and capacity of its FrontRunner trains.

About 70% of the 90-mile FrontRunner system from Provo to Ogden now runs on a single, shared track, so trains may pass each other only at stations and a few sidings. A delay at one station, for example, can cause a ripple effect of delays down the entire line.

FrontRunner trains may now run about every half hour at most. Double-tracking could cut that in half, to allow service every 15 minutes.

“Local funding would also put UTA in the position of competing for existing and future funding opportunities at the federal level,” the agency added. It said it has been “working with legislators on providing information and potential options that would prepare for our future growth and further build upon FrontRunner’s success and importance to the region.” ...

I hope that the State offers up enough funds to get the project moving quickly so that we can eventually get all the gaps filled in and have a fully double tracked system that we can then electrify. This would allow the trains to move faster and further reduce the travel times.

Lastly, I do like the idea of the Express trains. This would really help for the morning and evening commutes.

facility like this,” he said. “People that hadn’t considered the state before are now going to say, ‘I need to look at Utah, I need to be in Utah for these conventions.’ That’s what kind of prominence this new center is going to give us.”

The 686,784-square-foot, 26-story hotel will include 700 guest rooms and 60,000 square feet of meeting space, as well as two separate restaurants on the first and sixth floors and a lobby bar. The sixth-floor restaurant will sit adjacent to
an outdoor area with a swimming pool, as well as a 7,500-square-foot outdoor terrace for events and other activities.

The project will be directly connected to the Salt Palace Convention Center to provide convenience for convention attendees, Baisiwala said...
